Hotel was ok but the web site does makes the Hotel seem nicer then it was !!!!!!!! My wife and I visited the Boston area at the end of June and found it odd that they closed the out door pool every night at 7:00pm and asked that you go to the indoor pool. The desk staff was not all that helpful and we had a problem when they double chargied us for our room. Our room was paid for in advance, but after we checked out, they re-charged us for four nights and it took over two monthes to get everything right. I will say they kept the Grounds and Building in Great shape and seemed to have a lot of Staff for the up keep.

I am afraid this a hotel, whose website is deceiving. The rooms look very nice, and the hotel looks lovely in a great setting.
Hyannis was lovely, however the hotel was not. The floorboards creaked, the bed and pillows were lumpy, the whole room smelt of damp.
We asked for a 1 King bed with Harborfront with jacuzzi, i think the best part was the jacuzzi. The harborfront view was more road and half a boat. So not worth the money.
This hotel needs some TLC and updating.
At least our room was in a corner away from people walking past the door.

I recently took a trip with my mother and sister, and we took a chance at this hotel despite mixed review (July 2012). PLEASE do no overlook this hotel simply because a couple of bad reviews. The outside has been newly renovated, but the rooms do need a bit of a renovation. With that said, the room(s) were always clean and tidy , and the staff were very kind and friendly. Don't go in expecting a five star hotel, because this is not one but it is definitely up to a former hotel managers standards for it's rating. I would DEFINITELY go back!
A couple of extra pluses are the fact that you are central to everything in Hyannis, and there is even a restaurant next to the hotel, which has very good food, and also gives you a break from seafood-everything.
As for the overall rating of this hotel, I would rather say GOOD and not AVERAGE.

We were pleasantly surprised by the HHH. Our room was large and clean. The staff was pleasant and there with extra towels and pillows in minutes. I loved that we could open our window and sliding door to a courtyard. The heating and cooling system worked perfectly. The hotel could use a makeover but for the rate we paid we were happy with it as is. We walked to Main Street for breakfast every day. The harbor is pretty and there are 3 nice restaurants to choose from. There are also ferries out the front door to Martha's Vineyard or Nantucket. We took a one hour cruise in the afternoon. You can't beat the location.
