“Another Great Stay at "Ship's Knees Inn"”

We've returned to the Ship's Knees Inn during July for the past five years or so, and have to say we really have enjoyed our stays. Of course we love the cape, and in particular this area. There is so much to do, great beaches, dining and shopping. That said, it's nice to have a place that feels so welcoming at the end of the day. The owners Peter & Denise really go out of their way to make sure everything is in good order, and that you are comfortable. They are around when you need them, for tips or suggestions, but never intrude.

The continental breakfast each morning, which includes fresh baked scones and muffins is a real treat. We enjoy our breakfast with the newspaper on the outdoor tables. The pool area is also a nice retreat for us at the end of the day, when we've had enough time at the beach. The place is nice and quiet, and they also have a real nice outdoor gas fire pit which is fun to gather around in the evening.

Again, we've always found the rooms to be clean, neat, and the beds comfortable. Everything was in working order for us, and it's always great when the weather cooperates as well. We've already reserved "our" room for next July! This is a solid pick for Orleans, and is just a 10 minute or so walk to Nauset Beach.

My friend and I chose one of the two rooms which share a bathroom as we are both budget-concious at the moment. I've stayed at a few B&B's in the past, one of which was right down the road from Ship's Knees but about a mile farther from the beach, and I still feel that it was the best value in Orleans before it was sold last summer. While I can't comment on the private bath experience, I believe that if you're willing to share a bathroom with another room, you will be beyond satisfied with your stay because you'll be paying much less but getting 99% of the experience everyone else is paying at least 50% more to have.

That said, everything is clean, well-kept, and the grounds are beautiful. There is a pool which is very uncommon at B&B 's, and they even provide towels and a fire pit. Between these and the .25 mile walk to the beach which saves $15/day on parking, this place can be great and affordable for even the budget-concious.

The owners are very nice and friendly, and it's great to see that they do some day-to-day work as it indicates they take pride in their property and their business. They had some good suggestions for my friend and me as to where we might find a crowd our age (not easy as single females in early 30's on the Cape.)

I would definitely stay here again, most likely in a shared bath room as everything else is the same. My only caution to those experienced and dedicated B&B visitors is if you're looking for a traditional breakfast that usually comes with a B&B, especially one that charges over $230/night, you might be disappointed in this area as there is no prepared hot item on the 'menu.' They have pretty much everything else including lots of fresh fruit, healthy cereal, bagels, English muffins, yogurt, coffee, tea, and pastries. It was more than enough for my friend and me, and we were very happy with the selection, however if you're looking forward to that 'special' item which most B&B's boast of, you won't find that here. They don't have a hot food license, and they have more rooms than most B&B's, so it would also be an undertaking.

Overall, a great place to stay, shared bath room was a great value, friendly owners, and a beautiful property. Highly recommended.

We absolutely loved the Ship's Knees Inn. It is in a residential area, about five minutes drive to downtown Orleans. It is serene, amid a lot of shade trees and some comfortable chairs (and two hammocks) spread around the property. The swimming pool is a good size is surrounded by trees that give it a serenity as well as some shade on hot days. The breakfast was fresh and healthy, although not a hot one. At least they included hard boiled eggs every second day or so. On nice days, the patio is a terrific place to have your meal.

My wife and I like to walk and run in the morning. She hit the (10-mile) beach that is located only a 5-minute walk down the road. I ran the neighborhood in early morning. It was quiet with lots of interesting houses to pass by.

Our room was spacious, clean and with comfortable chairs . The king bed was most comfortable. The inn is circa 1820 and has a lot of character with a rabbit warren effect in the narrow hallways on the second floor.

The innkeepers, Peter and Denise, could not have been more friendly and ready to please. Their assistants were equally service oriented. They helped us with restaurant ideas and Peter took special concern when, upon checking out, we reported having lost a wallet (later found in our luggage).

Room Tip: Not all the rooms are as spacious as ours was. I suggest you discuss this with Peter the innkeeper b...

Incredible location, characterful rooms, charming hosts. An excellent choice for anyone looking for value and and an AMAZING beach / pool combo on the Cape. Refuel with an ample breakfast every morning (gluten heavy!), warm up by the fire pit in the evening. We're already planning our next trip.

Our adult children joined us once again for a wonderful time at the Inn, an easy walk to the beach, and short drive to Cape Cod Baseball league games.
The beach is superb...soft white sand, miles for walks and spotting seals. Our rooms were comfortable, clean and equipped with the basics needed for a fun family holiday.

My wife and I stayed over July 4th week and were more than happy with our choice.
From check in to check out the Inn's staff were great....our room was comfortable (kingbed) w/ private bath.....close to Nauset Beach ...just a walk down from the Inn. Weather was great 90 + every day and the Inn's pool was great when we weren't at the beach......wouldn't hesitate to return.....oh yeah, breakfast , evening fire pit, wi-fi always a plus...it also amazed me that our hosts always greeted by name...Peter and Denise ......the best

It's charming but the rooms are so small that it's impossible to open your suitcase. The ceilings are very low and if it's cold and you can't open the window you'll miss fresh air during the night.
The worst thing was that it was impossible to see the owner. We arrived at 8 p.m. the first night and 7 p.m the second. The morning we departed at 8 a.m. and we never saw him. At our arrival there was nobody and we had to play treasure hunt to find our room. The internet connection didn't work for iPads. My husband missed an excellent job opportunity as VP of a big Swiss group because he was not able to see his email with the final meeting invitation in Europe. One of the reasons I've chosen this B&B was the wi-fi connection.
Excellent breakfast with freshly baked cakes, cookies and muffins.

Good Day Iordanka,

First we must apologize in that you found very little of the Ship's Knees Inn to your liking. We also feel that attempting to review a property almost 9 months after you've stayed with us is a difficult task itself. While we agree that ceilings in the 1820 historic main inn do not meet the ceiling heights of today's modern hotels all of our windows are new (within 2 yrs old) woodwright replicas & have easy open sashes or levers so we're unsure as to why you might of had difficulty.

As owners we or a desk staff member are on site from 6:00AM until 7:00PM daily during our season. We are also just steps away from the inn at most other times & our home/cell phone#'s are listed in our Guest Directory, on the information panel of your room door & posted on each of the two office doors after closure. We do make every attempt to be available during normal office hours & of course 24/7 in the event of an emergency so again we're uncertain as to why you might of had difficulty finding us.

We also agree that many of our rooms are small & that is why we list the total square footage of each of the rooms, not only on our website with our room descriptions, but also with any affiliate partner that books thru us. As we maintain very detailed reservation system records it appears you did reserve with us thru a 3rd party travel site. We do list all of the same reservation & check-in policies with our 3rd party affiliates that are provided to you both on our & their websites & in the reservation confirmation provided by the affiliate you booked with.

As we are not a large hotel our office hours are limited. The office is open & staffed from 7:00AM to 7:00PM daily & our check-in time as identified on the confirmation provided to you is from 2:00-7:00PM. However, late arrivals are never a problem as long as prior arrangements are made in advance, again as indicated on your reservation confirmation. The original inn reservation record has your reservation identiified as a "no call-no show", as despite our best efforts to reach you by both phone & email after our 7:00PM closing, you did not respond. The office remained open until 8:00PM & after not receiving any respone we left envelopes on each of the office doors with keys, directions to your room & our cell phone # in the event you had any problem, as we are just steps away. I was the desk staff person on the night of your arrival & you actually arrived at 9:00PM. Unfortunately you didn't notice the envelope affixed to the office door but did see our after-hours sign with our home & cell phone numbers. You called our home number & I walked over to greet you & show you to your room.

This was actually the last time we saw either you or your husband over the 3 days of your stay with us, which is certainly fine, as sometimes guests prefer privacy or just remain busy with sightseeing or other activities. My wife mentioned to me & also left a note in your reservation record that you were very unhappy at check-out, "because of our lack of internet your husband lost a job opportunity". We are very sorry about the missed job opportunity but we had no problems with our internet during the 3 days of your stay. We did have a complete new wi-fi system with routers & repeaters installed in June of 2012, to not only provide additional signal strength to each of our rooms, but also to most exterior areas of the property. We also have both a laptop & an iPad available for use in our office when a guest is experiencing difficulty with their own equipment, but unfortunately we cannot help if the problem is not brought to our attention. This certainly would have been a problem we would have been able to quickly assist you with. It is regrettable that this issue specifically & others mentioned in your review were not brought to our attention during your stay with us, so we could have solved the problems & made your stay more enjoyable.

We do thank you for your kind words related to my wife's breakfast & certainly hope you will try us again if visiting the Cape Cod area so that we may attempt to provide you a more positive experience here at the inn.
