Brought my wife and 3YO son here for a mid-week retreat, and all had a great time. We'd scoured the entire cape for something basic with easy beach access that wouldn't bust our budget, and the Three Seasons fit the bill quite well.

The main draw for us was the private beach--we didn't want to have to pack the car, sit in traffic, pay for parking, etc. just to find some sand. We found the private beach to be clean and quiet--true of the property overall.

Our ocean-view room was very clean and well maintained, and had all of our "essentials" in good working order: mini-fridge, A/C (not needed much!) and Wi-Fi (not 100%, but mostly worked in our room, and even on the beach for a while :-) Newer carpet and furniture was an added bonus. The only amenity we missed was a clothes iron, but I'm willing to bet one was available to borrow had we inquired.

On the whole, we had a wonderful time and will certainly consider returning.

Whilst this hotel is an older property it is a typical seaside hotel in a very good location right on its own private beach.

The rooms are large and airy with very good a/c which was important when we were there as it was really hot and humid. Two double beds, chest of drawers, hanging space and a fridge and large tv. Small bathroom but fine for us - shower was good and hot water plentiful.

Beds were clean and comfortable - you had your own housekeeper -ours was Laura who was very friendly and chatty and very happy to help with any queries. Nice balcony overlooking the sea which was nice.

Didn't use the pool but the kids were in there all the time!

The Coffee shop was very good - nice breakfasts and basic lunches which was just what we wanted - very nice young staff and nothing seemed too much trouble.

I liked Dennis Port and the Ocean House was fab as was the Ebb and Tide restaurant just a minute's walk up the road - in fact didn't have a bad meal the whole time we were there.

This is an older hotel with a great holiday atmosphere, comfortable rooms, great staff and a fab location - I will be back!

We had been to this area of Cape Cod before and stayed nearby.
We had eaten in the restaurants and liked the area so decided to actually stay at the Three Seasons. It was high season but there were a few rooms left. $205 per night is a little high but we were right on the beach and we had an ocean view.
The coffee shop for breakfast and lunch has a friendly down home atmosphere and the food was good. Next door is the Ocean House, which is for "fine dining". A little expensive but good food and a great view. Not open on Mondays?
The room was what we expected for an older "motel". The bathroom was small but it had an outside sink and loads of closet space and a small fridge. The A/C worked so well we had to turn it off at night. The maid service was friendly and went the extra mile. Parking was real close to the room. The balcony was quite large (room for 6) and had a wonderful view. We had afternoon shade so it was great for a nap.
The pool is refreshing and the deep end is about 6 feet.
The beach is great and close. The motel supplies chairs, umbrellas, etc but not towels. There was sufficient room to spread out. The water was warm enough to swim. It is a lillte complex to walk the beach as there are a lot of sea walls but it can be done. Better at low tide.
The owner is on site most of the time and allowed me to use his computer to check emails. A nice touch.
Dennis Port is not far from everywhere and within a 10 minute walk are several other fine restaurants
We would like to return.

Nice motel. Clean rooms, comfortable beds. Nice heated pool. Great private beach. Breakfast on location is fabulous. Great weekend getwaway.

for a last minute getaway vacation tacked onto a business trip to the Boston area, this place was great for the value. The hotel is older (1966) but very quaint and clean and CLOSE to the beach which was a HUGE plus! my friend had never been to the Cape Cod area and she was very impressed and happy with the relaxing environment, great weather, and peacefulness of the area. The Ebb & Tide was a fabulous seafood restaurant right down the block from the hotel. The Ocean House restaurant (attached to the hotel)was booked solid all weekend but we liked the small and quiet atmosphere at the Ebb & Tide. the rooms were clean & adequate, 2 Q beds, small bathroom, nice small deck off each room that overlooked the beach. other than a family reunion with a bunch of kids running the porch/balcony 1 night, it was a quiet place. looking forward to returning next year.

We loved this hotel! Fabulous location- right on the beach. We were very pleasantly surprised after reading negative reviews- This motel seems to have a lot of regulars that come year after year and I am convinced that people that like it don't write reviews for fear of giving away a good secret! We had an oceanfront room - 2nd floor. The oceanfront rooms are apparantly the nicest and most renovated (peeked into some other rooms on the property and saw dated 70s wood paneling). Amenities were very basic (a coffeemaker would have been nice- oh well, next time we'll bring our own). The beach was beautiful- it is actually the sound, not the ocean, so the water is calm and suitable for swimming. The pool was very warm- like a bathtub. My kids were in heaven! There is a coffeeshop on the premises for breakfast and lunch and the fabulous 4 Star Ocean House restaurant for a special dinner. Other good places to eat within walking distance or a short drive. Upon checkout, we booked our reservation for the next year.

My wife and I stayed for three days over the 4th. We paid $200 per night with taxes included. The good- The location was great, very close to everything and right on the beach. There is a cafe on the property which serves breakfast and lunch. Right next door is the Ocean House which was excellent for dinner. A little pricey but very good. The staff was friendly. The rooms were spacious. The beds were good. Internet access was nice to have. Parking was adequate. Now the bad- The room was very musty with mold in parts of the bathroom. The linens and bed spread were at least 10 years old and paper thin. The pool was heated nicely but lacked proper filtration. Wads of hair and dirt floated on top of the pool. YUK! Children ran wild around the property without parental supervision on many occasions. We probably would not stay there again. Too many other choices in the area. I would rate it a 5 on a scale to 10.
