We don't understand the immature reviews which have been left on this site about this Inn. When we made our reservation over the phone, we were quoted the price. We were given a receipt in a lovely card when we checked out after a 3 day stay. Everyone that stayed when we stayed (the Inn was full) were appreciative of the host, the accommodations, the breakfast, the beauty of the inn, the location, etc. We loved it and would most definitely stay again. The owner has been the owner for 17 years and is recently separated and/or divorced. It is wrong to make judgments about people unless you have sought them out and actually talked to them. We had lengthy conversations with the owner, Phil, and the women who were helping him, Jane, Mira and Mira's daughter. Each of them was talkative, a pleasure to talk with and engaging. Phil recommended the ride to Mount Washington which turned out to be a delightful day. Our room was adorned with furniture that was 200 years old, everything was clean and everyone was helpful. Visit the Inn and see for yourself.

We called on the road to make a reservation to this hotel, my husband with my parents in law who are visiting U.S.A., In our way to Portland, Maine we have an inconvenience. The person who answer the phone and said that he was the owner of the place, was very rude. Initially we decided to stay because the good review on Lonely Planet guide. Unfortunately, an hour late we called back to have the courtesy to cancel the rooms. The same person was extremely rude, closed mind and disrespectful. At this moment, I had a dispute about a cancelation policy. The man on the phone charged the full price for two rooms on my credit card, even with not explanation at all to us on the first phone call, he was claiming an absurd cancelation policy that was never mentioned and we weren't able to make. A 48 hours cancelation previously to arrive. Again, we called an hour before this. I don't recommend this place to any one. It is a nightmare. Really a bad and horrible experience there.

Owner was a little rude and not too friendly. He quoted different prices to different people staying in similar rooms. The place is charming but needs some updating. Did not feel that warm & friendly feeling of a B&B. I would not return.

I was pre-charged for my stay (who does this??) and never received a receipt upon departure. When I called to inquire about an erroneously large charge on my credit card bill, the innkeeper was confused about the nights of my stay, having confirmed me for a night for which I only inquired about availbility. Thankfully, he took me for my word, but seemed to want to resolve the matter quickly and told me there was "no need" to speak again about the amount he was refunding to my credit card. I plan to call again, regardless.

Considering the inn has few in-room amentities, e.g. no TV, no wireless, the rates are hard to justify considering there are other B&Bs down the road at cheaper rates and better amenities.

The documentation for this inn needs to be improved. No one likes to see surprise charges (and again, who pre-charges for rooms???) and missing receipts.

We had the same experience as the "Main Street" Boston couple (July 24 2007 review) when staying at the Inn on Carleton in 2006.

".....The inn is a Victorian extravaganza and also showcases the artwork of many local artists and is in a lovely location. Breakfast on both days was delicious and we greatly enjoyed our lengthy chats with Phil Cox, the innkeeper. However, our stay ended on a very awkward note when checking out. Phil, with whom my husband had definitely agreed a rate of $100 per night over the phone, handed me my debit card receipt showing a charge of well over $400, more than double what we were expecting. This resulted in an awkward conversation with Phil who claimed he had no memory of the agreement with my husband and that he would never have agreed to anything lower than $150 per night. ......."
This was our extact experience when staying at the Inn on Carleton in 2006.
Get your room rate in writing when you book a room at this place!!

  • Liked — Exquisite Victorian decor through out, showcases the artwork, good location, and great breakfast
  • Disliked — Dishonest room rate: quoted a lower rate over the phone, then charge twice when we checked out
