A very charming B & B on the side of the hill closely convenient to the shops and restaurants of Boothbay Harbor. A pleasant walk to the restaurants and charming shops with something for everyone. The B & B has some of the best views overlooking the bay from its convenient location, which you can enjoy from the back deck or rooftop deck.

The rooms are comfortable and nicely decorated and extremely clean. Each room is also equipped with a nicely decorated bathroom that is very much on the small side but adequate to meet one's needs. A very quite establishment ran by a husband and wife team who provide very welcoming greetings and friendly hospitality. The food is phenomenal! You definitely do not want to oversleep and miss out on breakfast. I assure you that you will not be disappointed on this delicious dinning experience. The breakfast was my favorite meal of the day while visiting this very charming harbor community.

A great place to relax, unwind and enjoy the delightful pleasantries of this little community. The house has amble dinning space and comfortable quarters that are nicely kept, maintained and cared for. There is amble parking on the side and in the back of the house for all guests. You can't go wrong with this B & B. A home run hit for sure if chosen!

To say that we had a great time would be an understatement! The location of the house, our room, the food, and our gracious hosts lent us one of our best vacations to date. Seriously we were planning our next stay before we left.
The house sits on top of the hill, giving some of the best views in the town. But we did have a few good laughs walking up the hill after a couple cocktails. Our room had a king size bed and private bath; the bed was comfy; the room was clean and cleaned wonderfully every day. Every morning the coffee was hot and fresh (oh and it’s their own custom blend) and was accompanied by a wide array of breakfast goodies. Morning people we are not, but we definitely drug ourselves out of bed for the hot breakfast. Michael and Susan were welcoming, funny and you could tell they really loved what they do. They take the time out to talk to you, tell you about the town and chit chat they really did make our experience better! We are certainly coming back to Boothbay Harbor and wouldn't stay anywhere else!

We had 2 rooms on the third floor with a third floor deck that showed 270 degrees of Boothbay Harbor. We had an easy walk down to town and all sorts of restaurants. Mike at the desk made excellent food recommendations and helped us with some reservations. Breakfasts were excellent with lots of choices. The rooms were clean and well prepared. We spent a lot of time on the third floor deck watching the boats come and go and drinking the house wine. The hosts were personable but not intrusive. Coffee is available all the time.

Room Tip: Third floor rooms have spectacular view and a large deck.

I travel often for work and have stayed in varying hotels. I typically shy away from negative reviews, but these keepers treated my family so poorly others need to beware. The rooms were awful. There was 1 tv channel, there was a leak in the closet- which when it was pointed out to the inn keepers we were informed we had to "live with the leak", the room also reeked of mildew. The room was advertised larger than it was and, since there wasn't a closet, the suit cases had to stay out in the middle of the room. The bathroom was a common bathroom down the hall. My college dorm room had more room and was cleaner.

The inn keepers were EXTREMELY rude to my family. There were several of us there, 5 rooms were rented and they were rude to all of us, even to go as far as to yell at us when we were talking on the deck. We avoided both inn keepers at all costs.

This was a terrible experience, I would not recommend staying here unless it was your only choice.

We have never felt the need to respond to a review before, but so many of these comments are false that they need to be addressed. First as regards the rooms and our representation of them: this is a Bed & Breakfast, not a hotel, in a 150 year old house on the coast of Maine, and the rooms are described in detail, exactly as they are, on our web site, with accompanying photos. Every room has its own private bath. Nothing is misrepresented, including the fact that the room you selected had a private (not common!), bath located across the hall (detached from the room, but not shared). Each room also has cable TV with nearly 50 channels. If anyone has difficulty operating the remote, we are happy to help: but you did not ask.
There was a severe downpour during the afternoon you checked in, and as we explained, when the rain is particularly strong and the wind from a certain direction, there is a leak in that one spot. You were not told to live with it, but in fact, we apologized profusely and you were immediately provided with another closet just outside of your room. And once the rain stopped a few hours later, so did the drip. Try as we might, we've had three different people try to fix it to no avail. The Inn was full, it being peak season, and so no other room was available. Nor does the room reek of anything, nor was it dirty.

As for being rude to your family, quite the contrary. The entire staff went out of their way to cater to your group including giving you the opportunity to have a private function on the top deck one afternoon. Your family, on the other hand, did not return the kindness; from entering our quarters clearly marked private, to checking in to a room reserved for two without mentioning there was also a baby, to parking in areas clearly marked as belonging to our neighbors, to letting the children run around through the common rooms and halls, to leaving your personal belongings all around the house all weekend long. We, our home, and our other guests have rarely been so collectively disrespected by one group before. We do not yell at guests, ever. We merely asked politely after 9:00 PM for your group of approximately 10 adults and 5 children gathered in the living room to please keep the noise down in consideration of the other guests. It wasn't intended to be disrespectful to you, it was intended to be respectful of everyone. The response was “I've paid for my room too”. The next day we asked, again politely, for the five children running in and out of your room (and jumping on the beds) to stop screaming: we would have spoken to the adult in charge, but the adults in your party were outside on the deck and not present with the children.

We are sorry that you felt this way and are frankly surprised and disappointed, as your concerns were never expressed to us during your stay so that we could try to make you more comfortable, even if that meant refunding your money and finding you an alternative place to stay. This is not only our livelihood, it is our home, and the quality of the experience that we provide to every guest is of paramount importance. After 11 seasons as Innkeepers, we have been designated a Fodor's Choice property, a Three Star-Rated Triple A property, and received a Certificate of Excellence from Trip Advisor for being among the Top 10% of all US Inns. Treating guests poorly would be terrible for our business – it just doesn't make any sense. We have a large number of guests who have been returning here for years, not only for the views and the food, but for the good feeling they get from being here.

My wife and I have stayed here several times and we don't even think of going other places. The house is on the tallest hill in town overlooking Boothbay Harbor and the view is spectacular. Unlike many of the other B&Bs in town, it is on a very quiet street. The rooms are modest size and the bathroom is small but we expect that in older house B&Bs. The common area is roomy and has a great view of the harbor, as do the upper and lower decks. Michael and Susan, the owners, are outstanding hosts. Breakfast is from 8-9 and consists of some standard items such as coffee, tea, cereal, pastry and fresh fruit. Each day Susan creates something hot such as eggs Benedict, waffles, French toast, etc, in four days we had four different things and they were all first class. Michael and Susan freely offered great advice and recommendations about places to go and places to eat. I have to add that one of the best parts about staying here has been the other guests we have had a chance to talk with. If a conventional Marriott or Hilton is what you crave, Welch House may not be for you (and good luck finding a decent one anywhere close to Boothbay Harbor, let alone overlooking the harbor). If a comfortable, quiet, friendly B&B is what seek, start with Welch House!

Ok this was my first real try at a B&B. I am glad that I read trip advisor about the rooms. I would avoid the Admiralty Room on the first floor as well as the third floor room on the deck where most people go for view and cocktails. We had the China Trade and it was good. Susan and Michael very friendly. Food just excellent. As Susan said "one day sweet; one day savory". It's not where you have breakfast and relax. I have no experience with a B&B so you share your table with whoever. All nice people that we met. But, the moment your fork is down and the last morsel gone, so is your plate. I get it; Susan had to ask people to move to the other room so she could reset the table cause they were just sittin and relaxin. People are waitin. She had to do it. It was a good place cause we parked our car and let it sit till we left. Walked everywhere. Easy walks and lots of fun. Would I go back.....don't know but if I did I would ask for China Trade. Just don't know if I'm a B&B kinda guy. They have their own homemade granola that is the best. My wife bought 2 bags for home

The inn was quaint and was very close to town. Breakfast was a one of kind even gluten free! :-) The inn keepers were very accommodating to my food allergies, as long as you let them know ahead of time! :-) Rooms were on the small side, however both decks had a great view of the harbor. We stay there again.
