At the time of this review I have stayed at the Landmark for about four weeks total and am currently sitting on the 8th floor using their internet service, so I feel I can give a very balanced perspective.
I read the other reviews, which made me feel like I needed to add my own as they seem to give this hotel an undeserving 'bad rap'. For the past few months I have been staying in NOLA for a week at a time on and off. After staying at the Landmark Hotel BW for one week I requested it be made my preferred destination when traveling to NOLA.
Judging from other reviews this hotel has gone through a slump in previous years. However, I can say it seems they are genuinely trying (and succeeding) to improve. Personally, I find the slightly "outdated" look some other reviewers mention endearing and comfortable. During my stays I have had no problems with any of my rooms on any floor. Staff has been accommodating and helpful. The Grotto Cafe staff (servers and cooks alike) have all been very prompt and friendly with services.
I work out of the Metairie area when in town, so the Landmark is in nice proximity and is close to food/entertainment/grocery needs. For me, the Grotto Cafe was a huge plus as I prefer not to go out and eat every night. As for the quality of food available, the Grotto's lunch and dinner menu is varied and quite good. However I would agree the breakfast buffet is over priced for it's quality, but does does offer individual prices for items and is much better that free continental breakfasts I have endured in the past.
As for the "smoke" or "mildew" smells, be at ease. Smoking is limited to certain floors, with non-smoking on the rest. As a smoker who was assigned a non-smoking room for a night one stay due to limited booking, I can say it had a very pleasant and fresh smell as did all hallways.
In short, I have found this hotel to be clean, quiet, convenient, and perfect for my needs. If parking is an issue on ground level, just use the 2nd or 3rd floor parking areas (security patrols at night, and hotel access is available on each level).
