“Beautiful setting and great host”

We fell in love with the Swanns Nest before we ever stepped foot in the house. What a beautiful setting! Long driveway, pastures with horses grazing, and a very open and comfortable home. Jason was an excellent host, even provided his cell number should we need anything while out and about. Our room was very nice and clean with plenty of room. We really enjoyed having free range access to the acres of land where we were able to walk around and watch the sun set over the hill. The back patio was a great place to sit and sip on a little bourbon and listen to the sounds of country life. Our only regret is that we didn't plan for extra nights there on our trip, as it was far nicer and more comfortable than the hotel we stayed in louisville, for the same price!

Jason, we cannot wait to return to visit again. Thank you for making our little getaway so memorable!

Green pastures.....beautiful mare's.....peaceful gardens.....sipping champagne on the Garden Room balcony overlooking all! And then they made us breakfast!!!
Jason is a wonderfully comfortable host. For dinner he recommended a fantastic restaurant experience less than 5 minutes away.
Perfect.

Wonderful environment and beautiful landscape. We were treated like family with a royal touch. I haven't been so relaxed in months! We were directed to a wonderful restaurant and given stellar service there as well.

My fiancee and I stayed here. It was great. Great service. Inn keeper was very kind and helpful on what to do during our stay. Look out the widows and see the pastures with the horses. Absolutely beautiful. Will definitely stay again.

We stayed here for two nights on our Kentucky road trip and fell in love with the place. It is set on a working horse farm a 10 minute drive from downtown Lexington. The property is quiet, rural, and set amongst Kentucky's rolling hills. Jason the manager does an exceptional job of making you feel like you are in your own home. We loved the casual nature of this B&B, they offer a self serve continental breakfast, or a full cooked breakfast, the best bit is you just choose what you want to do! It was so relaxing and laid back, Jason is also a fountain of knowledge regarding horse racing and really helped us out with our trip to Churchill Downs. The rooms are immaculate and nicely presented. The beds are exceptionally comfortable and the surrounding amenities in the house are excellent. You can sit in their large living room by the fire, or out on the back porch overlooking the beautiful garden. This is the best B&B I have ever stayed in and if you are looking to relax and have a very calm no fuss experience you should stay here. It is nice being able to walk out and pat Jason's horses and walk freely around the farm. It is an easy drive into lexington for dinner and there are plenty of great pubs and restaurants to choose from. Overall excellent stay can't wait to go back there!

My husband and I stayed at Swann's Nest the first two nights of our honeymoon. I thought the room was average for the price we paid per night. The bathroom and room really needs to be updated, the pictures were a bit deceiving online. The bed was also very hard and both of us slept poorly. Our room was off of the stairs so we heard lots of voices and foot traffic. We could also hear a very loud TV in the room next to ours most of the day and evening.
The hosts were hospitable and the breakfast was okay. The grounds are beautiful and it is a very pretty old house, but I have stayed in other B&Bs before with more accommodations, a better room and breakfast for a better price. My husband and I agreed we could have stayed in a nicer hotel for cheaper in Lexington and won't be back to Swann's Nest again.

My husband and I just returned from five days in Lexington and could not have stayed in a more charming and perfect place than Swann's Nest.
It is perfectly located, five minutes from the backgate of Keeneland RaceTrack and ten minutes from Bluegrass AIrport but you feel like you're in the middle of nowhere, surrounded by horse-filled meadows and chirping birds.
The Inn is lovely and will become even better in the next few months with renovations planned for all of the rooms.
The experience is enhanced by the gracious innkeeper and horseman, Jason, who can educate you to all things relative to horse racing. We've already made a reservation to return during next April's race meet at Keeneland!

Room Tip: Stayed in the Verandah Suite, upstairs with a wonderful view of the horsefarm next door.
