We originally planned to stay here for a week due to a move, but one night was plenty. I would be hard pressed to believe that this property has recently had their rooms renovated. The first room we were assigned was a decent size, but the TV was not working. When we called down to the desk, rather than coming to check out the problem, the front desk clerk was quick to say that he would move us. I guess it was because he was alone, but every traveler knows what a hassle it is to move once you've settled in. Nevertheless, we packed up and trotted over to our new room, which was a huge disappointment. Way smaller than the first room and hot! Since it was late, we decided to suffer until the air conditioning kicked in. Big mistake. The air just didn't want to come out of the air conditioner and when I pulled the air filter out to see if that was the problem, I quickly discovered what an air filter such as this looks like when it hasn't been cleaned in years! I'm sure Marriott must have standards as to how often these filters should be cleaned, or at the very least the housekeeping staff should realize that there is a problem with airflow. Between the dust now circulating the room and the lack of cool air, it was a miserable night. Make sure when you see or hear 'newly renovated' that it isn't just the lobby that's been completed. Call the hotel directly and ask if the rooms have been renovated, too. Hotels don't always do them both at the same time.

We stayed here last weekend for my cousins graduation at KU. The hotel is in a good location by restaurants, shopping, Target, etc. It is also a convenient location to 435/35 in Olathe. It's easy to get to KC, KS and KC, MO as well as Overland Park. I would recommend this hotel for someone passing through or doing some "traveling" around the area. As far as luxury, not as much with the small rooms and no "closet" but the hotel rooms are clean and updated.

Saff not very friendly. Air conditiioning not working properly. Staff advised no service man on Saturday, but the would TRY go get someone. Problem was solved but staff made us feel like it was an inconvience. Rooms very small. Breakfast selections poor. Would not stay again because of staff.

Really nice hotel. Great internet connection. The breakfast was really good. The guy at the front desk gave me a menu for a local pizza joint (don't remember the name) and its was awesome. The pizza place was open all night I believe. The calizone was the best. The staff was really friendly. Everything was clean and spotless. Would stay here again. Nice area/

I agree that this is your typical Fairfield Inn. We received the room type that we had reserved; however, the king bed appeared to be a handicapped bed as it was much lower than a typical Fairfield bed. Upon check in we had several issues (3 trips to the front desk) with our keys working, which was a disappointment as it was late and we were both incredibly tired. The room was updated and the furniture was in good shape. However it seemed a little crowded. Additionally, unlike most other Fairfields, this one has repeatedly overlooked our platinum preferences. While this is not a big deal to me, my significant other finds it incredibly annoying. None the less, even with the middle school kids running up and down the halls we had a pleasant and quiet one night stay.

We have stayed in this hotel several times over the years. It is on the east side of the I-35 access road, but is farther than usual from the exit. It is more easily reached when going north on I-35 than when going south, because of the frequently heavy traffic over the bridge at the exit from the interstate. We like that it is on the south edge of the Kansas City metropolitan area, but is convenient to stores, restaurants, and fast food spots. When if first opened we thought the rooms and beds were great, but then its quality slid a little after a few years. After a recent renovation, it is back to being very good -- comfortable beds, clean rooms, and a decent continental-plus-waffle breakfast that is typical of most Fairfield Inns. If you like the Fairfield Inn chain, you probably will like this one -- we think that right now it is one of their better properties.
