“Nice hotel; train noise not bad at all!”
5 of 5 stars Reviewed April 6, 2009

This was our second stay at SpringHill in Lawrence and I have a couple comments to make.

First of all, as it has been said before in previous reviews there is an active railroad mainline (BNSF) that runs right by this hotel. Just out of sight on the opposite side of the river is a second active railroad mainline (UP.) That being said, whenever I did hear a train during our stay in Lawrence, I couldn't tell if it was across the river, 50 feet away, or 5 miles away. In other words, the train noise is a non-issue! Anyone complaining about the train noise must not live anywhere remotely close to an active railroad line.

Their wireless Internet stinks; the best signal I could get was low or very low the whole time I was there! It would be nice if the owner of this property would install a wired network! Other than that this is a nice property very close to "Mass Street" (Massachusetts Ave.) where all the action is and I wouldn't hesitate to recommend it!

My husband and I stayed here overnight after taking in a musical at KU's Lied Center. It was a bit pricey ($164 + taxes) but worth it for a splurge. We had a suite with a king size bed and a two person jacuzzi. The suite was huge--I would say it was at least 24' x 20'--with high ceilings. The bed was great--very firm which I like. There was also a pull out sofa bed, a couple of upholstered chairs, a very large flat screen TV, and a dining table with kitchenette. Everything was spacious, clean and nicely decorated. I loved the large windows overlooking the Kansas River. The hotel is adjacent to the trendy downtown shops on Massachussetts and Vermont Sts, but across town from the KU campus. The breakfast was also excellent--waffles, sausage, eggs, breads, juice, coffee, fresh fruit, etc.

Several other reviews mentioned the train whistles. We could hear them but they didn't bother us. I suppose if you were a very light sleeper, they might be a problem. If I were to be nit-picky, I could note that there was no counter space on the sink in the (large) bathroom. The water is also quite hard. If you want to take a bath or use the jacuzzi, you might bring something like bath salts to soften the water. Finally, the large windows right next to the bed had curtains but did not have light-blocking shades. If you want to sleep late but you wake up in a room that lights up with the sun, you might want to know that.

Hospitality was sorely lacking. Heated pool was not heated. Hot tub roped off. Room lacked bedding/sheets for sofa bed. Train noise unbearable. Worst place I've stayed in Lawrence.

We stayed in a King Suite for one night. The check-in was very friendly and efficient. The hotel is unique as all the rooms are on the north side facing the river. Someone mentioned the river isn't very pretty, but it is very peaceful watching it roll by and one can even spot bald eagles at times.

The room was very adequate -- clean, great bed, microwave, coffee maker, frig, etc. -- very comparable to similar hotels. We were at the end of the long hall, but it was a very quiet room, so no complaints. We noticed the train whistles, but it certainly wasn't loud enough to keep us awake. The pool looked very inviting and was a nice size. Our breakfast was good -- sausage, egg "rounds", muffins, donuts, toast, bagels, fruit cups, yogurt, waffles, cereals, etc. etc. This was also in a very large dining area, so you weren't eating with your neighbor. All in all, a great experience, and we will stay there again.

  • Liked — Nice accommodations; great view of the river
  • Disliked — Nothing

For a last second trip to Lawrence, KS, we looked up area hotels on Tripadvisor to try to find an affordable place to stay with our kids that had an indoor pool and preferably included breakfast as well. The top 2 rated hotels were already booked, but the SpringHill was rated 3rd and we were able to get a 2 queen suite here for $104.00. The kids loved the swimming pool and whirlpool in addition to staying in a suite. The included breakfast options were plentiful with the make-your-own waffle, egg and sausage available for making a breakfast sandwich, hot oatmeal, various pastries, cereal and fruit. Although it's true for most places, the only drawback was how audible was the noise of some folks who walked through the hallway outside our door quite late while we were trying to sleep.

A couple of complaints we had read coming in was that it was expensive for what you got compared to other area hotels and that there was a lot of train noise. Although i would have liked less than $104, none of the other hotels including the holidome were much cheaper and we had reservations with several of them based upon reviews from Tripadvisor. While there is a track that runs very close, I can say that we never heard the slightest evidence of a train while inside the hotel. For what it's worth, our room was on the 3rd floor of the riverside of the building.

Really this hotel was just overpriced. There was nothing inherently wrong with it - but for the price I expected a little more. The rooms themselves are clean - and the beds comfortable - but they are nothing special. And it was quite expensive - for the Thursday night it was more than $130 for the night. In a small town like Lawrence, I would have expected a lot more for that price, particulalry when the Holiday Inn and other cheaper places were close to half the price.

And the service was what I would expect from a hotel where I was only paying $70 or $80 a night. For example, when I arrived late on the Sunday night - I have been travelling a while, and have quite a bit of luggage - there was nobody to help with the luggage out the front, so I struggled in with it. They have incredibly think carpet, so the wheels on the suitcases just didn't work. The guy behind the front desk just stood and watched as I struggled in through the foyer. No offer of help - he just stood and watched. I got in late and hadn't eaten. When I looked in the hotel guide, it said that I could order in, and that the front desk had menus. I went back up to the front desk, but again the gentleman was very unhelpful - said he had no menus and didn't recommend any of the restaurants in particular.

The breakfast was free but absolutely terrible - the orange juice was watered down and the coffee was cold.

Internet was free - but slow.

Anyway, as I said - if you could get this hotel at a reasonable price, it would be good - it's just expensive for what it is.

This is a great choice if you're visiting Lawrence. It's clean, has a great pool and a small but good exercise room. They offer a decent breakfast in the morning - hot and cold choices - including make your own Belgian Waffles. The rooms are good for the business traveler because there's a small fridge, microwave and coffee maker. The "suite" feel gives you good space and a little less of a cookie cutter room feel.
