Have stayed twice at the Oread. Their young staff tries really hard; often they do a great job. Excellent valet parking service (since there is really no place to park, it needs to be good!). Have stayed here during conventions--the staff does a good (if carb-heavy) meeting breakfast and yummy afternoon cookies. The hotel is cozy without being cramped, and the rooftop patio is a great place to have a drink and relax. Beautiful views! The rooms are nice enough, with high ceilings, fans, and a good sized bathroom (shower, no bathtub). The wooden shutters and the complimentary earplugs make me laugh--have never been a guest during a KU football game, but I bet both are necessary then! Decent pub food in the Bird Dog; I hear the formal restaurant has a good steak. My only complaint is that there are NO coffee-making amenities in the room, and that is a crime for such a nice-overall hotel. A little coffee maker and a couple of cups--is that too much to ask? However, it's a great location--right on the KU campus, and an EASY walk to Massachusetts Ave. and the downtown scene. I'll definitely stay again.
