“great breakfast, kind staff, small but cozy room”
4 of 5 stars Reviewed November 25, 2014

The breakfast was more than enough, the waitress was charming, they were talking a little bit too loud in the dining area, but I guess that's the italian way of entertaining the quests.
The wi-fi was a little bit slow, but overall we got what we wanted: clean private room for a decent price.

We stayed at this hotel one night in October 2014 to visit Venice. Easily reachable with public transportation also during the evenings, nice and clean hotel. The room was spacious and comfortable, the staff helpful and friendly, good value for money. Would recommend for couples and families.

Good walk from the main water bus (about 15/20 minutes. There is a road bus service, but they are infrequent and get very busy. The hotel is off the main road, down a side street, so very secluded and quiet. Our problem started with the owner. As soon as we arrived, he started to push us to upgrade our room, for an extra 20 Euros a night. When we saw our allocated room, we said it was fine and didn't need an upgrade (certainly not for another £80 (we were there for 5 nights)). We explained that we really only used the room to sleep and would be out all day, so the room was fine. He took exception to this and was most put out. His attitude to us, for the rest of the stay, was best described as cool.
The room was quite comfortable. Good size bathroom, no problems with hot water in the shower as you sometimes find with this type of hotel.
No English programmes on the TV so the Sports channels took a hammering. There is a fridge with mini bar, but don't touch them, the usual rip off prices.
Breakfast was the usual Continental style affair, with cereals, fruit juice, rolls, cold meats, jams etc. The main waitress was extremely friendly and charming.

Overall the hotel was exactly what we wanted, a reasonable price in nice surroundings and a half decent breakfast. Just a pity the owner spoiled it somewhat.

The is a newsagent/mini supermarket about 400 mtrs from the hotel, so best to stock up there on drinks etc. Its on the way to the Water bus anyway. The better route back though, is to turn left after the bridge and walk down the side of the canal, back to the main centre of the Lido. Rather pleasant. The Hotel is approx. 200 mtrs from the Lido side of the island and 500 mtrs from the Adriatic side. Its lovely walk in either direction, especially on the Lido side, past the Water bus stops.

Most of the Resturants are on San Elisabeta (across the road from the Water Bus stops). Plenty down there offering all the usual fares, from the cheapish to the expensive.

There is not a lot to do on the island, especially at night, so just whiling away, in the bars with a couple of beers is the best bet.

Overall, I would say, the Lido is a far better bet to stay for a visit to Venice, than the actual city. Getting around the city, is an experience at best and trying to find hotels, whilst dragging luggage around and climbing up and down bridges every few metres is not my cup of tea.

Arriving by air, there is water bus service which has plenty of stops (including the Lido). Journey time is about an hour. We prebooked our tickets and saved about 10 euros, so its worth it. You can get a water taxi from the airport, but its damned expensive and for the time saving, not really worth it.

Room Tip: Try and get one away from reception.

We enjoyed our stay at Villa Tiziana.
Rooms and facilities are simple, but good. Good service from friendly staff.
A fifteen minute walk to vaporetto terminal, so fairly easy to get into central Venice. Close to the beach.

Very nice, clean hotel, quiet area, easy access to Venice. Loved the Lido area. The staff was friendly enough at breakfast, lots to eat. The Host was less that friendly and made us feel like we were an imposition and he was dismissive at best. More worried about the amount of hydro we used and charged us for our morning coffee when my husband came down and got it. He called it room service, even though my husband was providing the service. All of our other hotels we had stayed at were a delight, the hosts were so very pleasant and most helpful. Reasonably priced. We would not stay there again.

The value for what you pay is very good. The locations is good, though it's not on the main island of San Martian, it's in a nice area and lacks the hustle and bustle, offering a more peaceful setting on Lido island. The hotel is good, though it's almost more of a bed and breakfast or hostal than hotel. The staff is friendly, though most know very limited English. The bathroom and free wifi were good. The breakfast was good, but nothing special. Breads, cereals, cheeses, some cold meat, etc.

The hotel was a bit difficult to find and TripAdvisors map was off on the location, so be warned about that. Since it's on Lido and not San Martin, you have to walk about 15 mins to the waterbus, or wait for one of the buses to take you there. 15 mins isn't bad, but if the weather's not nice or you've got luggage, it might be best to wait for the bus (not far either way of the hotel). The walls are THIN! I could hear every word the young couple in the next room said, and much more... but I'll leave it at that.

If you're on a budget and want to save some money, this might be a good option for you. But if you want convenience, to be in the heart of the action, something upscale, or have more privacy (for whatever you might be doing in your room), I would look elsewhere.
