If you want small, cozy, charming, quaint, with impeccable service--this is your place. If you want spacious, modern, sterile--stick with the chains. This is the only hotel I have ever stayed in my lifetime that offered unlimited, free phone service to anywhere in the US!! Plus free parking and a complimentary beer or wine at happy hour. Stephanie & Brian are great hosts and that's why this place gets such great reviews. With customer service almost extinct in the US, people appreciated their effort. They make you feel at home.

This tiny and cosy hotel (which looks more like a bed and breakfast) is just a few steps away from downtown, main attractions, shops and restaurants. In other words: perfect location. Moreover, Stefanie and Brian were very helpful and nice, their place is full of charm and character. We felt at home! Cherry on top: not that expensive!!! I'd recommend this place 100%.

Visited with another couple who has always raved about the place and I can see why. We were warmly greeted upon arrival. The accommodations were very nice - quiet and cozy. It had a very homey feel and was like staying with friends. Stephanie and Brian are extremely knowledgeable of the area and are more than willing to make suggestions and/or point you in the right direction. I would highly recommend this place to anyone.

My husband and I stayed here for a weekend get-away. It was everything I was hoping for when I booked it. It has the cozy B&B feel to it and the owners were so very nice. There is plenty to do within walking distance. If you do not feel like walking, a cheap cab ride will get you to the downtown eateries and shops. Overall, a wonderful experience and i do plan on staying here again!

The hotel room we stayed in was cozy and quiet and was located on the second floor at the back of the hotel. The bed was too soft for our liking (but admittedly we prefer harder beds), and the bathroom was sufficiently stocked with toiletries and had plenty of hot water. The hotel smelled mustier towards the back of the building, so if you're sensitive to this smell, a room at the front will help, but it may be slightly noisier since there's likely more hallway traffic.

Stephanie and Brian are the owners of the inn and they live, with their children, at the inn. This gave the property a home-like and welcoming feel. Both of them were extremely helpful and obliging and their hospitality definitely made the stay a great one! They also kindly lent us umbrella and chairs for our day trip to one of the great area beaches.

Room Tip: The hotel smelled mustier towards the back of the building, so if you're sensitive to this smell...

Thank you very much for your kind review. We appreciate the time you took for this write up. As adressed in a previous repsonse to a review, our 2nd floor hallway air conditioning unit has a hard time keeping up with heat and humidity this time of year. We are trying to figure out a way to solve this small issue to make the upstairs fresh year round. All rooms have their own a/c unit though, so all the guest rooms are adequately climate controlled to your preference.
Another comment worth mentioning are the mattresses. As mattress style is such a personal preference we went the "middle route', with mattresses that are on the firmer side, but not labeled as firm. It's hard to please every guest when it comes to mattress preferences. When making your reservation, let us know what you prefer - we have a few different mattress styles throughout our guest rooms - and we will do our best to make sure you will sleep well while staying with us.

We have stayed at Americas Best Inn several times each year since 2008. It's convenient to Tropicana Field (home of the Tampa Bay Rays), and within walking distance of the restaurants on Beach Road and Central Avenue. The rooms are clean and comfortable and include flat screen TV's. It's like a 20 room B & B. Another plus is free parking, pretty much unheard of in downtown St. Petersburg hotels.
Over the years we have brought three other couples with us and they have enjoyed the hotel just as much as we have.
If you want a modern, upscale hotel in downtown St. Petersburg try the Vinoy, Hilton, Hampton Inn or Courtyard for $150 and up PLUS parking.
If you want a clean, comfortable room for about $100 with free parking (plus two wonderful hosts in Brian and Stephanie at no extra charge) give Americas Best Inn a try. I predict you won't be sorry.

Having read the other reviews, we were expecting an artsy and historic small hotel in downtown St. Pete with an "old Florida" feel. We arrived to find a charming young couple, trying to make a shabby, musty old hotel into an inn. Rooms had clean linens and some fresh paint, but the junk shop furniture, cheap beds, kitchy art and poor carpets, the chipped tile bathrooms and no central air conditioning were frankly, astounding given the reviews we had read. The location downtown is fairly convenient to restaurants and activities along the Bayfront which is good to know as the breakfast service was marginal: cold cereal, bananas, orange juice, coffee and "mini-Mart" bakery items. The common lounge area and lobby consisted of a couple of uncomfortable settees and Victoriana chairs, next to four small tables and chairs which serve as "dining" space for the breakfast. Given the quallity of the rooms, setting and breakfast, the price is no bargain. Finally, as we were staying over Saturday night, we were told that we would need to move our car parked in the "hotel lot" and park across the street at a bank, since the hotel lot doubled as the church parking next door. We will not go back.

Room Tip: No central air, just small window/wall units in rooms and not in hallways, so ground floor is cooler...

We are sorry to hear that you were disappointed with our inn after reading great things about us. Expectations can be very steep, but one should please remember, we are a 2-star hotel, known for great service and lots of character, not upscale accommodations. With this said, we'd like to take the opportunity to respond to your comments as well:

All of our guest rooms have received brand new, hotel quality carpeting the Summer of 2011. Most rooms, at this point in time, have been painted within the past 3 years. The tile floors in the bathrooms are original, dating back to the late 1930's, something that contributes to the historic nature and charm of our inn. Due to them being over 70 years old, one might find chips and cracks in them. Our furnishings surely do not come from "junk shops" and our mattresses are, again, hotel industry quality. If one expects the common motel/hotel furniture, then old furnishings like ours, which have been purchased at antiques shops throughout the Bay area, may simply not fit the bill. We get many compliments on our unique furniture, including our lobby sitting area. Guests use this area to read and socialize for hours on end. Our lobby tables are 40 inches wide, and comfortably accommodate up to 4 guests each at breakfast and Happy Hour. Air conditioning throughout the hotel are individual wall units. They easily cool the guest rooms to ones satisfaction. The 2nd floor hallway does only have one unit, which, with the extremely humid and hot weather of the past months, is not able to keep up as well this time of the year. This is something we are working on figuring out, as we know the upstairs hallway is a lot warmer than the ground floor areas.

We'd also like to complete your list of items offered at our Continental Breakfast: coffee, tea, hot cocoa mix, milk, orange juice, a variety of cereals, oatmeal, bagels, muffins, a variety of pastries, clementines, bananas, yogurt, jelly, butter and cream cheese. All items are brand names and individually wrapped to comply with licensing regulations by the State of Florida.

To touch on the subject of parking. We advertise free, limited onsite parking. We rent our parking spaces from the neighboring church and are asked to have all of our spaces vacated on Sunday mornings for their services. To substitute we offer free parking for our guests at a bank across the street from us on Saturday nights/Sunday mornings. With hotel parking being a precious commodity in Downtown St. Pete, we want to point out that we are one of only two hotels offering free guest parking.

We hope to have clarified a few issues mentioned in this review. This will give Tripadvisor users the chance to see if we are the perfect place for them and hopefully avoid disappointment as you have experienced.

We also thank you for your compliments concerning myself and my husband. We work hard at what we are doing and we enjoy every minute as this is not just our business but our home as well.
