Stayed here by attending their timeshare presentation.
Stay was good, missed the daily cleaning of the rooms.
Enjoyed the pools (multiple) and jazzui.
Presentation was a bore, been there, and gone thru them multiple times.
They put their best foot forward to get you signed up.
Nice features were the free washer and drywer, to do laundry, and multiple activities thru the day for the kids.
Service depended on the individual, as at times asked for certaim items, and got other things.

Firstly and again, this is important..this is not a 'hotel'..it's a time-share resort and for those who have never stayed in a time-share resort before, you will notice a number of differences in the level of service you receive.

Now things are not always 'rosy' ..as an owner, I hate the fact that every time week book in, we get the normal concierge dribble and offers of cheap theme park tickets and dinner shows..as long as you attend an hour long (normally 2+) introduction to the company..just say 'No', it's not a requirement to attend any of these meetings in order to stay here, unless of course you do wish to take up the offers of cheap tickets!

Ok, now that the normal 'we are not interested argument is over' (although I now take this as part of the holiday experience and to some degree, look forward to the confrontation..!), things just get better..we always book a two bedroom unit and have for the past 3 occasions been given fantastic views over lake Bryan..one of the best points for us was the ability to see Disney fireworks in one direction and watch the space shuttle launch in the other..albeit from a distance!!

Our rooms have always been immaculate and whilst we have experienced a few 'non working' items, a quick call to the front desk gets it all sorted out..you need to remember here that if the staff don't keep the guests and owners happy, when they apply to us each year for their budget, we have the ability to raise the issue and get things sorted out.

A quick run down of what you are getting for your money in the apartment, Fully fitted kitchen, living are and dining area, 2 bedrooms, master bedroom has on suite shower and vanity area plus a whirlpool bath which are 6 year old daughter said was big enough to swim in. The second bedroom has it's own private bathroom across the hall. In room washing machine and tumble dryer, this means for us less luggage to carry and a veranda with plastic table and chairs.

There are a couple of items you wouldn't expect and one being the vacuum cleaner..this is one of those service differences I was telling you about, you wont get the level of room service that you would in a hotel and 'yes', just like home you will be expected to clean the room..we as a family like this, it's our 'Home', not a hotel room and I like the fact that I don't have people traipsing in and out each day.. that's not to mean that you don't get any room service, you do, just not everyday.

The location is just off World Centre Drive so about 5 mins into Disney Property and even less from the I4 leading towards Universal and Seaworld.

So many people have complained about the lack of facilities....I for one can't understand how this can be a problem..you are less than 5 mins ways from so many restaurants and shopping centres..and OK it only has 2 fairly small swimming pools but this isn't a Spanish location where you sit around the pool all-day..it's Orlando people..Disney World etc!

For us, it's the perfect place to stay when we visit Orlando, we have stayed at other property and hotels over the years but will forever return to this one.

I hope when you read this that you will understand that not everyone will be happy and I think that the same could be said for any hotel in the world..not everyone will be aware that it's a 'Time-Share', especially if it is booked as a hotel but for me personally, the biggest worry of any holiday is the quality of accommodation..this place relieves that worry completely and makes for a stress free (apart from the airport, car hire, kids, wife) holiday..enjoy

Having read through the reviews for Grand Beach it seems that most of the negative ones are from people who stayed in 1 bed apartments & yes we saw one & it did look small. However, we stayed in a 2 bed apartment & it was amazing! We've been to Florida many times and stayed in lots of different places & this is easily the best. The main bedroom had a huge 6ft bed, a 42" flat panel TV, spa bath, double shower & basin & built in cupboards (with safe). 2nd bedroom had 2 single beds, 42" flat panel TV & built in cupboards. 2nd bath had both bath & shower. Both bathrooms had hairdryers & loads of towels/complementary toiletries. The kitchen/diner had coffee machine, stove & microwave, large fridge/freezer plus all the pans/crockery & cutlery you could want, plus dinner table with 6 chairs. There was also a washing machine & dryer. Sofas & chairs in the living area were comfortable & 46" flat panel TV plus sound system & DVD player (region 1 only) - it was a real home from home! We had a screened balcony overlooking Lake Brya, the Oasis pool & tennis courts - beautiful - I think the views can be variable as it is quite a large resort so not all apartments face towards the lake/pools/gardens. The housekeeping was efficient & regular & the whole resort was kept spotless by a huge team of friendly staff. Of the 2 large pools we spent most of our time at the Oasis pool as it was quieter, in fact we mostly had it to ourselves, that's not to say that the other pool was noisy or busy but the various resort entertainments took place there & we just didn't want to take part. Beautiful man made beach by the lake with hammocks & chairs plus lots of wildllife to occupy little ones curiosrity (no swimming in the lake!). You can take part in water sports & fishing there too although we didn't as the resort is only 10mins from Disney & 25mins from Universal so we already had plenty to do! Loads of restaurants nearby so not having a restaurant/bar onsite was not a problem at all. Walmart & Outlet stores also within a mile. All in all, it was perfect & I would highly recommend staying here if you're going to Orlando but do stay in a 2 bed (or 3 bed) apartment as the 1 beds are really small. We hope to go back again soon.

This resort is one of the best in Kissimmee/ Lake Buena Vista. It is near the junction of SR 535 and SR 536 - so very near to Disneys East entrance - but located on the shores of a Lake Bryan. When we arrived we saw a family of raccoons walking down the lane adjacent to the unit. Our unit had a large balcony overlooking the woods - units on the other side overlook the lake.



Our unit had 2 large ensuite bedrooms and a twin bedroom with a bathroom next door. The kitchen was well equipped and the flat screen TVs in the living area and the bedrooms were hardly used by us. Beds very confoprtable.

Negative things? We had to park in an area where there were signs saying no overnight parking because the car park for the Block was too small.

I am always surprised how little effort is made in large resorts to encourage recycling - we are all used to separating papers and bottles at home now and it seems wrong to throw everything into a large rubblish bin - and were are the solar panels? We see them in England now - why not in the Sunshine State. Finally my usual gripe about internet prices - why do resorts think we should pay more for one week than you would pay for a few months in England?

Having said all that - this resort is highly recommended - nicely located - large units- and in the heart of the theme park action. What more could you ask for?

My husband and I attended a Diamond Resorts Timeshare presentation in Maui last year and decided to use our "free stay" in Orlando. While it was a 'free stay' there were many negatives about this 'resort' (if you can even call it that). They did not have a room available upon check in. We were told to check in with the concierge to receive a ‘welcome’ packet while we waited. He gave us some area material and asked us if we were visiting any of the theme parks. We could receive a significant discount if we attended a second timeshare presentation, but we already attended the presentation and did not want to waste more time sitting through a second presentation (they are not 1 ½ hours in length). There were no carts for luggage, so we had to make several trips, which took forever: the elevator was extremely slow. Upon entering the building, the first thing we noticed was the cat urine smell in the hallway. The second thing was the uncleanliness of the floor in the hall: it looked as if it hadn’t been vacuumed in a long time. The room that we were assigned was very small, which did not matter all that much as we didn’t spend a lot of time in the room, but the closet also smelled of cat urine. The Jacuzzi tub knobs had scum and slime on them. The soundproofing of the rooms is horrible. I had to listen to doors slam and footsteps until all hours of the night from the floor above me. The staff who walked on the grounds were not friendly. I smiled and said hello to each person I passed, but they ignored me, which I thought was rude. I must say that I am ecstatic that I received a free stay at a Diamond Resort before committing to buying their timeshares.

Stayed here with friends, who are timeshare owners. They had been relocated here after a problem at one of the other properties -- it was a great move up! Resort was beautiful and the accomodations were exceptional. We stayed in a 3 bedroom unit that had a huge kitchen and dining area. Each bedroom, as well as the sitting area, had a large flat-screen TV. The two master suites each had a jacuzzi tub. Seemed very peaceful here, despite the busy area surrounding it. A nice place to come back to after a long day in an amusement park!

Room Tip: shop for groceries at Wal-Mart -- avoid Gooding's at all costs

I stayed in a one bedroom suite and the room was small. There was water left in the bath tub and the coffee maker was broken. I informed the front desk that my baggage was going to be dropped off and asked for them to call me.... they never called. I called down to the front desk and no one picked up. When I went to the front desk there were 4 people there along with my baggage. Grand Beach doesn't offer good housekeeping or customer service.
