We have stayed at the Beach Club Villas before. It is a 5-Star resort with a 5-star location. On this visit, we had a room location issue as well as little to no hot water.

Positives
Great Disney location with an easy walk to EPCOT, MGM, and the boardwalk. Great service.

Negatives
No hot water. It got warm and that was it. As we have stayed al virtually all of the Disney Vacation Club resorts over the years and many this year, this is not the norm. Nothing we did got the water above warm.

Room location. This 2br villas is located on the first floor right by the entrance to the villa section. There was virtually no noise from the hallway or the villas lobby area which surprised us. However, the master bedroom is right by the outside entrance and we were subjected to screaming families and long, loud conversations as early as 5:30am and as late as 11:30pm. Impolite behavior is not the fault of the resort. That a normal volume conversation can be heard, word for word, demonstrates that this area should not be used for sleeping accommodations.

This is the first time we ever had this issue at a Disney Resort. I have not reported this through a Disney Survey as I have not been sent one. I did report these issues to the DIsney Vacation Club.

This resort was chosen because of reviews I read about the amazing pool. For my family the pool is crucial, two little kids who need to be able to enjoy the pool without worrying about their safety. First, the amount of lifeguards is great and helps a parent relax. Secondly, the recreation staff has a full schedule of poolside activities to help kids enjoy their day and make new friends. One of the coolest features of this pool is the sand bottom...amazing! A section of the pool has a raised area in center with shovels and pails for the little kids to play with. If that's not enough there a lazy river and waterslide.
As expected with any Disney Resort the building is in great condition, staff is so helpful & friendly, everything is clean, there isn't any detail left out. If you like go to Epcot and Hollywood Studios you'll be happy to know they are within walking distance. Epcot is about 5 minutes & Hollywood Studios is about 15 minutes on foot. The Fantasia miniature golf is a short walk away as well. At night you can walk to the Boardwalk and watch entertainers outside or play games.
Highly recommend this resort to anyone!

Just got back from a 6 day stay in a dedicated 2 bedroom unit. we had 7 people in the room and it never felt crowded. Full kitchen with supplies and washer and dryer were very convenient. the best part of this hotel is the less then 1/4 mile walk to epcot and only about 1 mile walk to Hollywood studios. less use of the buses the better.

The 2 of us had a great stay at the Villas. Room size was perfect. We had a kitchenette area with microwave, small frig, plastic utensils, coffee maker and more. 1 queen size bed and one queen size pull out. I ALWAYS hate pullout couches but this one was really comfortable. Only the 2nd comfortable one I've experienced in my life. We didn't hear nose from any neighbors despite being sold out for Wine and Food Fest. The best thing about the Villas is the location. It is behind the Beach Club Resort but still is one of the closest on-property hotels to EPCOT. Plus right next door in the Beach Club and Yacht Club there are good restaurant, bars, convenience store, gift shop etc. Plus all the pools, snack bar at the pool, ice cream shop, movies on the beach. And all the other places around the boardwalk to eat, drink and have fun at. And as always, super friendly service from everyone.
