We stayed here for 12 nights through the holidays. Front desk staff were helpful and nice throughout the stay. The room was perfect for our family of 5 - we had the double queen plus the sleeper sofa. There were two decent sized closets, plus they offered an in-room safe for an add'l $1 per day. Internet was $5 for the entire stay. The kitchen area was tiny, but workable. It provided a full sized fridge, 2 burner stovetop, toaster and coffee maker. I brought along my toaster oven as well. They do a touch-up cleaning every day (trash, towels, beds) and a full cleaning every third day. There is a laundry room (which gets very HOT) on-site. 4 washers and 6 dryers. I never had a problem with it being crowded. It was $4 per load, and a change machine is provided.
The continental breakfast was decent - no hot foods, but they had a nice variety of pastries/muffins, bagels, cereals & fruit. There is no seating for breakfast, so it's a good idea to just send one or two people down to get food for everyone and bring it back to the room (They provide trays)

The location was perfect. It was the last in line along a strip of hotels, and very quiet. It's less than a mile from one of the entrances to the WDW property and just a few miles from Universal/Islands of Adventure/City Walk & Sea World. Very easy access to the interstate, and just a couple miles from a huge outlet mall.

Most days we came back to the room around noon to have lunch, nap and re-energize for another round at the parks. They do offer a shuttle to WDW, but it's on a specific time-schedule and those we spoke to said it just wasn't worth it, plus it only picked-up/dropped off from Magic Kingdom, which meant you had to utilize the WDW transportation system between parks. This, we discovered, is very time consuming, especially during the holidays. It was much quicker to just drive ourselves to the parks and pay the $10 parking per day.

We only had one negative issue: My son accidently left his money on the desk when we left the room in the morning. When we came back it was gone (only $13, but to a kid that's a lot). We figured housekeeping thought it was a tip and chalked it up to a learning experience and we also double-checked to make sure the boys had their money each day.

We checked out a day early and they kindly refunded us for that night. Overall it was a good experience and I would highly recommend it to others traveling to Orlando.

We stayed in the double-queen suite. The room was nicely sized with a kitchen (frig, stove, microwave, dishwasher). The icemaker was a bit annoying. Leave it on and it chucks ice all night. Leave it off and it made an odd noise (probably broken, but not worth a room switch). The room and property were clean, though not sparkling. The hotel staff were very friendly and helpful. The location is excellent and is just around the corner from Disney and close to many restaurants (Chilis, Hooters, Mac Grill, etc.). There's a continental breakfast daily, coffee around the clock, juice machine is turned off at 10:00am. There's no waffle maker at breakfast, but there is a decent assortment of muffins, cereal and bagels. The pool area is OK.

This trip to Disney was only a short trip-4 days and 3 nights. Knowing that we would have to spend big money on Disney tickets, we only wanted an inexpensive place to stay while in Orlando.
Great location (Palm ave lots of hotels on this street).. only about 3-5 miles to Disney main gate.
Hotel: If you want a hotel to sleep in because you won't be spending a lot of time in it but to sleep.. This is the place to stay.
Expedia got us a rate of $90 a night with one night free. I'd have to say if we didn't get the one night free it would have been too expensive. $75/night or less is what it should be.. although.. it does have an efficiency.
GOODS: Good size room for two, Big king bed, small useful kitchen. Polite, helpful staff, great location
Older carpet, paint, hotel but very clean and neat.

Not so GOODS:
-I-'d have to say that room 112 or 113 (can't remember now) Should not be a guest room due to the neighbor room being the Mechanical room and next to that the Staff room,
Every night if felt like an earthquake was going off everytime some machine started up.

-Old hotel that looks like the paint and carpet came from the 70's..
-Disney ticket packages cheaper at gate for hopper tickets.etc.

SoSos- continental breakfast..,

To some it up if you need a place to stay that's not too expensive for the quality 2.5-3 star hotel class and you only need a clean place to sleep, shower and ... This place is ok.

I'd stay here again, but only if I got the same or better price deal for this time (off peak) of year.

Pictures of the hotel will be uploaded soon

Dear Valued Patron:

Thank you for taking the time to provide us with such valuable feedback via TripAdvisor.com. Comments such as yours are instrumental in maintaining our envied position as America’s leading family of extended stay hotels.

We could not agree more that our location is wonderful. The tree lined streets absent of the usually “hustle and bustle” of Orlando with its easy access to Walt Disney World and all it has to offer is truly appreciated by so many of our guests.

You will be pleased to know that we have begun comprehensive upgrades to both the exterior and interior of the hotel! This, along with our dedication to customer service, cleanliness, and affordability will no doubt keep us as a favorite lodging choice for families like yours traveling to the Walt Disney World area.

I have forwarded your kind words regarding our staff and housekeeping practices to the Department Managers for both Guest Services and Housekeeping. Positive feedback, regardless of how frequently we receive it, is always an inspiration.

I do apologize for the noise in your room and have advised the Maintenance Engineer to explore options which might quell the sounds coming from non-public areas which might disrupt our guests’ stay.

Again, your comments are so welcomed and we are truly appreciative of your time and patronage.

From all of us at Extended Stay Hotels, thanks for visiting and we look forward to your next visit!

Stayed here between 6-20th october

Ideal place for those looking for a central location at a decent price, hotel is quite clean, staff are friendly, good facilities and its in a very quiet spot,

The Hotel is on palm park way which is just off the busy 535, the road has several restaurants on the road before you get to the hotel,

less than one minute to the 535, and only 3 miles from disney, palm park way also joins onto turkey lake road for an alternative quiet route to universal studios and international drive, hoping to go back to orlando at the same time next and will stay here again

“Nice”

Extended Stay Deluxe Orlando - Lake Buena Vista

We stayed as part of a timeshare for six nights. The room was very nice. It had two nightstands -- wish they had two clocks! Nice large closet with mirrors and ample space for toiletries on the sink. I have stayed at Extended Stay Hotels elsewhere and find them a good value for the money. We enjoy not eating out every meal and like to fix our own to save $$ and eat more nutritionally. We found it to be clean and the staff fine. The pool and hot tub were great. Breakfast was good. We appreciated that, but wish there were trays to take our breakfast back to our room as we did not want to eat outside.

Yes, we saw a few stains (bleach type) on the carpeting in the hallway, but the carpet was clean. I do not see how hotels could afford to replace carpeting if every time a guest made a mess they replaced it.

The only quirk we noticed was the salt and pepper. They had put the little packets you find at fast food places in the shakers! And then did not replace it after we had used it all.
