Beware of "Queen Deluxe" rooms! The bed was a double, nothing in this room would be close to being considered "Queen" or "Deluxe". The bathroom was tiny, the sink was as small as an airplane bathroom sink.We will never stay here again. We found this to be a real shame since this is such a great part of town! They were at full capacity, couldn't upgrade if we wanted to. They must justify the rates by proximity to night life and by providing massage and spa services because there was nothing nice I could say about the room or interior of this hotel. Water damage in stair wells, mold on the walls, old carpet in need of replacing. Oh! The pillows! Forget it, just bring your own.

This is a great property across from Lake Eola. Felt safe and secure, someone is always at the desk to let you in. Walking distance to everything in Downtown Orlando. Our room had a nice balcony, the room was well appointed, and the staff is nice and friendly, Daniella helped me with information on where to go and restaurants the delivered food!!

The location was why we chose this boutique hotel - close to the wedding festivities we were attending. What we found was a lovely boutique hotel, very well appointed and quiet. Pleasant staff and a beautiful view of Lake Eola just across the street. The price was very reasonable. I would certainly stay here again.

I've lived in Orlando most of my life and always wanted to try this hotel out. Once was enough for me. The air conditioner, which was not central, was leaking so the floor was soaked and the room was extremely humid. When I went to bed, I put some towels on the floor and turned the air off. The next morning, the towels were soaked (see picture) and my sinuses were completely closed up. The room was also very small. The bathroom could only fit 1 person at a time, and the sink reminded me of a sink on an airplane it was so tiny. It touts the jacuzzi, but it wasn't on and the cover was on it. The sign said it takes hours to heat up, also, so that was a bust.
Great location, but I'll never stay here again. I paid $100 for it so I expected much better quality.

Thank you for taking the time to review us on Trip Advisor and we do apologize for the a/c issue. We would have been happy to move you to another room to make your stay more accommodating. Our queen rooms are our least expensive and the most efficient. We do have larger rooms that would have been more accommodating, but the rate is a bit higher. Our jacuzzi is always covered to keep debris out and only takes awhile to heat up if it had recently been refilled, there is signage that notes these things.

The location of this hotel, in the heart of downtown Orlando was the main reason for booking this hotel, but the price was pretty reasonable too. This hotel is right on top of Panera's, but we wouldn't have known if we had come straight to the main entrance. Due to the crises there are a lot of homeless people in downtown Orlando and they also hang around the Panera's below the hotel. The rooms are modern and modest and had all we needed. There is a Jacuzzi, which looked nice, but we did not try it, we also did not book any treatments in the day spa although they looked really appealing. In the lobby of the hotel there is a coffee machine with nice coffees which can be used at all hours. The staff was really nice!

Had a very nice long weekend here and enjoyed the perfect location. Nice walk to local restaurants, (don't miss Dexter's in Thornton Park) and Lake Eola Park. Hotel has perfect skyline view and is remarkably quiet for a downtown spot. Perfect distance for day trip to Cocoa Beach and easy access to everything Orlando. Staff is excellent, very accommodating and helpful. Didn't have time for the spa, but looked at the marvelous menu and wished we did. Very reminiscent of boutique hotels that we have stayed at in Europe. Thank you EO!

My hubby and I went to Orlando for a concert and decided to stay at this boutique-style hotel. We really liked it, the rooms are small as are the bathroom, but there was a really nice balcony overlooking the old oak trees. The balconies are shared, but separated by a large curtain. The hotel staff was great, very friendly and personable and you can feel the history of the place as soon as you arrive. It's adjacent to Lake Eola, so the atmosphere is really nice and there are many great restaurants and bars within a couple of blocks of the hotel. The major drawback for this hotel is the population of homeless people and vagrants. Someone shattered the passenger window of my car with a brick-sized rock while it was parked in the hotel parking lot, which cost me a few hundred dollars to repair. It was an expensive concert!

Room Tip: Be sure to park your vehicle as close to the hotel entrance door as possible.
