“Home away from home”

I stay at the South Seas Hotel EVERY time I come to South Beach. In the last 6-8 years I've made an average of 4 trips per year to South Beach and enjoy every minute of my stay.

Miguel, Anna, Laura, Gustavo and Daniel are true professionals and they care about their guests well being. It is a very busy hotel, due to its popularity, but there is never a time that they don't stop and have the courtesy to acknowledge my visit and chit chat the best they can. I enjoy the accomodations immensely. While they are seemingly simple, they are tasteful, clean and the staff is responsive in the event that something is out of order (which is rare). The price is always competitive with their peers.

Valet parking is very convenient, though a little pricey. This past time I went (2 weeks ago), I had an issue with requesting my car and waiting a half hour for it. I was anything but pleased about that, but that's not the hotel's fault, that the vendor does the valet parking.

In terms of the restaurant (Pilikia), it's one of our favorites.... The blackened mahi-mahi CANNOT BE BEAT anywhere... Mark, the chef, is flawless when it comes to the mahi-mahi. It's pricey, but worth it, in my book.

During the many years I've visited, I've come down with friends, family and solo and the accomodations have always been well-suited for us.

South Seas is my home away from home and when I arrive there, I know I can just relax and enjoy South Beach.

Great Location and back yard area with pool and hammocks etc. Room a bit run down and windows do not open on first floor, DO NOT STAY ON 1ST FLOOR. I will still give it 4 stars for the total experience and closeness to beach as well as breakfast being thorough yet nothing to write home about.

This is an okay hotel in a nice area. For it's location, it is a good value, but you get what you pay for. It is not a luxury hotel like some of the other huge hotels nearby, but that's why it much less expensive than they are. We stayed 1 night here and enjoyed the location. It is beach front and has a nice outdoor pool area with nice loungers and hammocks. The room itself wasn't as nice though. Our room was small and smelled terribly of mold. Although though the room looked relatively clean, it had very old windows and an old dingy window unit air conditioner. There was also a weird beeping sound in the room that would periodically beep the entire time we were there. The bathroom had nice toiletries, but the shower itself was very worn and had a cheap dirty looking shower head. We had a free breakfast included with our stay and it had a basic buffet spread with things like toast, bagels, croissants, cereal, and hard boiled eggs served on paper plates with plastic utensils. Not at all fancy, but it was free and convenient.

I recommend this area if you want something beach front that's away from the craziness on Ocean Drive, just a few streets south. This hotel was close to the Lincoln Road Mall which has a lot of shops and restaurants, but is not as hectic as Ocean Drive. The hotel is a fair price for the location, but the room is just okay for a short stay if you don't mind the moldy smell.

I just spent a wonderful 4 days at the South Seas with my friend. We had such an amazing time!


PROS:
Check was 1-2-3. The hotel, grounds and rooms were well kept and clean. The staff were very friendly. The pool is a decent size and it's an ocean front hotel. Complimentary breakfast. There were staff members walking around the beach with a menu for food and drinks. Beach/Pool towels are free. I loved that! You are in walking distance to everything!

CONS:
The A.C is on a timer. At first I was a little bothered by this, but then I realized I would spend most of my time outside than inside. No biggie. You have to pay for the beach chairs and umbrella. Two chairs and an umbrella cost $30 for each day. That was a bummer. The food at the Pikini Grill was eatable, but not fantastic. Oh, and if you order a beer on the beach, expect to get it in a paper cup. That was just a no-no for me. The room walls are a bit thin. I thought I wouldn't be able to fall asleep, but I did. So if you feel the noise may not let you sleep, bring ear plugs. The beds are firm and the pillows are just wonderful. The comforter was so cozy.

EXTRAS: You MUST go to Espanola Way. Eat at Tapas y Tintos. The food is amazing. The Seafood Paella with rice was mouth watering. It's made fresh. A little pricey, but it's for two people and you get a pitcher of sangria or a bottle of wine. Oh, and try the baked Queso de Cabra! I promise, you will not regret it! Stay AWAY from Miss MAO. Its Japanese and Chinese cuisine. The food was horrible!

Another commenter said something about having realistic expectations and I think that this concept is important regarding this hotel.

The good: You have a hotel on the beach that is clean, with a nice pool, lounge area, and hammock area. This is by no means a luxury hotel - if luxury is what you seek, you will be disappointed. However, what they lack in the general building, they make up in amenities and service.

Building: The building is fairly old, with small rooms and small elevators, but it is well-maintained and very clean. Despite what other reviewers have said, I saw no dirty carpet or bad odors.

Rooms: We had an Ocean front room on the fourth floor. If you are going to stay here I definitely recommend that you only stay in an ocean front or ocean view room above the 1st floor.

Breakfast: There is a very large *free* breakfast that includes: cold cereal, assorted fruit juices, sliced deli meats, yogurt, fresh fruit, boiled eggs, coffee, milk, bagels, toast, plus. They have a toaster to make your toast, heat your bagel or heat your "french toast." (It is really french toast and tastes good, but needs to be heated.). There are no made-to-order hot foods like fried eggs, pancakes or waffles. Overall, I was not disappointed in the breakfast, but wish they had one of those "make your own waffle machines."

Extras: Nice papaya amenities in the room. Flat-screen TV with free cable. Nice comfy "firm" bed with very clean (new?) sheets. In-room safe. Free bottled water provided first night. Bathrobes. Iron/ironing board. I-pod docking station with clock and radio. Free towels provided at pool. Free water with fruit essence at pool with attendant. Outdoor shower nozzle in hammock area to wash off the sand. Did I mention the hammocks with pillows? They are divine!

Restaurant: Good table side service and drinks. Great food.

The bad: Room walls are so thin that you can clearly hear every word that people say in the room next door. This needs to be addressed somehow. No coffee machine in room. (We brought our own hot water "boiler" and instant coffee/tea).

Overall, this was a very pleasant, relaxing hotel. I would recommend it and plan to go back.
Jolie Warshaw, the director of sales for the hotel, helped to make our anniversary weekend special in spite of the Memorial day crowds. Ask for her if you have any special requests.

On arrival nice clean airy lobby reception staff very friendly and helpful room clean and fresh great big comfortable bed lovely bar area great pool deck with loungers and hammocks further back you walk approx 1 min out back gate and your on the beach I would definately return no problem

I just returned from my first stay at the South Seas hotel and was really pleased. The beachfront location was perfect. We were able to walk right out on to the sand from the rear of the property and i loved that. The view from the room (Rm 435) was spectacular; nothing better than waking up with the sun shining through the window and seeing the ocean while lying in bed. The pool and cabana area were spotless and comfortable. The hammocks were a great place to hang out while i read my book. The hotel is within walking distance of Ocean Drive, Lincoln Drive and Espanola Way. The room itself was little small but comfortable and clean. They offer a small breakfast for free. Ordered lunch one day at the bar and it was yummy. The staff are quite accomodating, friendly and helpful. If you are looking for a great hotel that is reasonably priced with great staff, this is the place for you. It's a fantastic boutique hotel!!

The only disappointment was we needed a late checkout and were told that it would cost $115. That seemed a little excessive for a couple extra hours in the room.

One quick note(not regarding the hotel): it turns out that Memorial Day Weekend is Urban Weekend in SoBe and i would advise anyone planning on going during that weekend to go the weekend before or the weekend after or plan on staying in Hollywood and driving in to SoBe for a visit. Locals leave town, businesses/restaurants shut down and the police are out in force.

Room Tip: Just because you book "oceanview" rooms online doesn't guarantee a full oceanview room...
