Last year I stayed in the South Seas hotel. Great location, next to the beach and very near Lincoln Road. Small hotel. The rooms are nice but not large, very clean. Very nice breakfast included in the morning. If you go past the pool through the garden, you go through a gate to the beach.

Room Tip: Pay extra to get partial sea view, it is worth it.

I stayed at the South Seas Hotel recently and was disappointed with the hotel, particularly for the rate we paid. There were several other nicer hotels that we could have gone to for less than the rate offered by the South Seas. However, we booked this hotel early, mostly for its location and access to the beach.

The good: It's a nice location, easy access to the beach, very nice swimming pool and hammock area, excellent restaurant and bar. I guess you pay for these things - not the rooms themselves.

The bad: The rooms. Ours was not clean, the decor is outdated (it looks quite different than what you see on the internet). What a shame to have such a nice hotel in terms of the common area and pool but then to get into your room and feel like you are staying in a scummy motel. I was disappointed with this. There were random hairs all over the place, dirty carpet, dirty bathroom. It just shouldn't be like that. Other thing that wasn't great - the beach chairs cost extra on top of the room price. Just to expensive for what you got.

I think the South Seas hotel needs to lower it's price and up the requirements on the cleaning staff. Until they do so, I recommend staying somewhere else.

This hotel is very near to the Convention Center in Miami Beach. We like to attend the annual Antique and Jewelry Show there. Since we live a couple of hours away, we like to have a nice dinner and stay overnight, and then take in the shops on Lincoln Road the next day before returning home. The South Seas is perfect for that purpose. It is not new, but very decently maintained. Small, clean, basic rooms and a very diverse breakfast in the morning.
When you consider that most hotels in the area cost more than twice as much, if your needs are simple, this is a good bet. The staff was capable, accommodating and pleasant.

Stayed here many times over the years and it never disappoints. Rooms are compact but clean and functional. Public areas are good, with a business centre, free Wifi throughout. Restaurant serves a good breakfast (buffet style) and really good bar meals - also available by the pool. Pool area is really nice with good access to the beach. Staff are always friendly and helpful. The hotel represent good value for money (except during the Boat show!). The location is great - on Collins and near Lincoln and SoBe. Easy walk to the Convention Centre. Always a first choice for a business trip.

Room Tip: If you can afford it, go for an Ocean side room - for obvious reasons!

Stayed here nights of Feb 11 & 12 2012 after return from Carribean cruise Booked directly on hotel website & paid $540 inclusive of taxes for the 2 nights After booking found better deal on one of the discount hotel websites so contacted manager & he agreed to upgrade our room to partial ocean view. Also requested early check in as cruise ship got to Port of Miami 8am Saturday Staff was great & our room was ready! What's really great about this hotel is the location on the beach, the proximity to all the action on South Beach, the cleanliness of the rooms, the great pool & good Europeon breakfast with cold cuts, juices, melons,variety of breads, cereals, hard boiled eggs, etc. Elevators a little slow since there are only 2 in front & back, but all said & done highly recommend this place

Stayed at South Seas during the prime week between Christmas and New Years. Booked last minute and still received a decent rate. Rooms/bathroom were very clean. Beds comfortable. Front desk staff friendly and helpful. Free breakfast was very good and served in clean area. Exceptional food and bar service served poolside. Usually stay elsewhere, but for 1/3 the price, we are actually happier with this hotel! Will be returning.

Almost missed the entrance because the driveway is so small. No parking onsite, $30 per day to valet park. The staff was friendly and helpful. The hotel definitely caters to a latin and european clientele. The rooms were very small, reminded me of a college dorm. The beds were comfy enough. The rugs in the common areas need to be replaced, they are worn. The hotel is in a great location, close to everything. Although our stay was okay, I would spend a few more bucks and stay elsewhere.

Room Tip: Skip the free breakfast and eat next door or across the street.
