I ended up just staying here because of the slightly lower price I was able to get for a hotel right on South Beach. It's in a great location, right near Lincoln Road on Collins.

It's a pretty lowkey hotel; feels almost like a motel. The lobby is nice, nothing special. Checkin and everything was fine. The hallways however were probably the most offputting part of my stay at South Seas. Old dirty carpet and just felt like a dingy motel. The room however was totally fine; nice and clean.

The best part of the hotel was really the pool area; I guess you're really not going to be spending a ton of time staying inside in your room. The pool area was well kept and almost felt like a different hotel. There was an area a bit further back with hammocks, and direct access to the boardwalk and beach behind it. Complimentary continental breakfast was nice and good.

Room Tip: Ask for a room towards the back, near the pool area.

One wonders what to make of an Art Deco hotel with a beach side location smack in the middle of the most celebrated strip of SoBe boutique hotels which somehow appears to have been forgotten by developers. On the positive side the price per room for this location is reasonable and one can convince yourself that you are experiencing a slice of a former, more authentic, SoBe experience. And it does appear to have received a lick of paint relatively recently (though that would be it as far as renovations go). Well the fantasy of an authentic old world experience lasts only 5 minutes; until you notice the clunky and noisy air conditioning unit in the room and you hear the neighbours' conversation as if they were in the room with you - I am not just talking paper thin walls - they literally appear to amplify and enhance sounds coming from next door. The complimentary breakfast is a tired affair which I only recommend to those too hungover to stumble across the street to something presented with a little more 'let's get this beautiful day started'. In fact my conclusion is that this is not a forgotten gem but simply a tired hotel in dire need of a major renovation. No onsite parking or restaurant - indeed if you bring a car you will need to valet park it for an extra $20 per day. I stayed for one night only.

Just stayed here for 3 days in what they call 'superior double'. In reality it's your regular 2 dbl beds room like any not-expensive hotel. Our room was on 2nd floor, new carpet, very comfortable mattresses, very clean, had a desk/chair and small bench. AC worked perfect and quiet. The "view" was right into another building, but we didn't care as we didn't spend much time in the room anyway. Bathroom was very clean,plenty of towels/shampoo.
The pool and the grounds are great, hammocks under palm trees and access to the beach through the back door. Breakfast buffet (included) was the same every day, but it had nice selection of meat/cheese, eggs, cereal. yogurt,fruits, tea/coffee. Location is perfect - very close to Lincoln road and all art-deco buildings. You don't really need a car if you are not planning to travel much, but just to stay in SOBE and art-deco area. We returned our rental car after exploring the Keys and took an express bus from the airport to the hotel ($2.35/person and takes about 30 min). Parking might be a problem and not cheap.

There is no parking here and they have a "shaky" parking lot company on premises offering to park your car (who knows where). For us they said it would be $29.00, however, I heard them tell the people behind us it was $35.00 so I guess it depends on your "face".?? The first room they gave to us, the air conditioning wasnt working. The room smelled like mold and mildew, so they switched us to another room which reeked of roach spray, mold and mildew. I told them I would not sleep in this room either. The 3rd room they gave us was also "disgusting" however we had paid for two nights ahead of time so had no choice but to stay. The elevator reeked of garbage since they were taking it up and down in the elevator. The people were friendly, however, I will never ever stay here again. Very dirty.

Third stay for us at South Seas and can't wait to get back. Their locaction is outstanding with 5 other properties in the same price range. We have stayed or spent time at all of them. The South Seas is by far the best value. They have the BEST in service and the people on staff are wonderful. The staff at the front desk, pool, house keeping, restaurant and Rubin are extremely helpful and make you feel welcome and at home. Breakfast was included with our stay and is excellent with many choices. The beach and boardwalk are right out the back gate. It can't be beat. I can't wait to start booking our next trip.

My stay was wonderful in many ways--very clean, comfy beds, nice staff, great pool. However, no seating area in the room--No refrig or mini bar (and there is room). Beachfront does not mean balcony--so why bother??? Food is good, again friendly service. The worst was the bands noise until 1:30 am on Friday and Saturday. The big complaint: the pools peaceful atmosphere quickly changes when the dj arrives playing techno music so loud you can not converse, he also brings his frienda along--.

Room Tip: most do not beachfront properties have balconies, no refrigerators in rooms

This place is perfect for us, hopefully for you too. We have stayed here a few times now. The location is awesome - right on the beach and right near the Delano, Gansevoort and Lincoln Road for dining / nightlife. The staff are friendly and attentive. The complimentary breakfast is great, as it is sufficient to prepare you for the day, without taking the time of a seated breakfast (it has pastries, meats, fruits, hardboiled eggs, etc, so more than a typical "continental" breakfast). The prices are very reasonable. Rooms are small, no-frills, and clean.

I like this hotel because it offers a great location at a great price, and while the facilities are not fantastically posh, they are clean and serviceable. We find that, when in Miami, our days are spent on the beach and our nights are spent out enjoying the nightlife, so we spend very little time in our room (we've always had a comfortable bed at South Seas though). We could go to one of the super-fancy hotels, but it would cost us quite a bit more, and we just don't see the value proposition in it, one because we spend very little time in our actual room and two...news flash...the "posh" hotels are still Art-Deco era buildings, meaning they're old and tired anyway!
