We stayed in Suites on South Beach in August. Very clean and tidy with full kitchen. Perfect location one block from Ocean Drive with nice FL café a few yards down the street. Valet parking is available at $22 a night. Overall a great stay and we would definitely stay again as rates were pretty good for two nights here.

The hotel is very good if you have normal expectations, the rooms are clean and well equipped. you will have small kitchen in each room (fridge, microwave, coffee maker).

the hotel team are very friendly and helpful, they provide you free internet, free beach towels and reasonable valet parking.

the hotel location is very good, as it is walking distance from restaurants, beach (4min)

This is an interesting hotel. On one hand it's location is hard to beat and its room-sizes are harder to match for the money, on the other, its lobby is probably worse than a hostel's and front desk staff is tired and uninspiring. So, if you are looking for fancy lobby and a warm welcome, you may skip this place. But if you are looking for a good size room with full fridge and small kitchen only 2 minutes away from the beach, this is your absolute best find. So here is my list of of hits and misses:

Hits...
1. Unbeatable art deco location on Collins ave between 13th and 14th st.
2. 2 minutes to all fancy restaurants and the beach
3. 5 minutes to great dining street espanola way
4. 10 minutes to Licoln ave mall
5. Big rooms, great for family of four
6. There is a subway next door, so no chance of starving
7. Reasonably priced for south beach

Misses
1. The lobby area is unwelcoming and small
2. Almost "zero" hospitality industry training for the front desk staff. I interacted with a guy named Larry. Poor guy did not seem trained to run a foos-ball table area, let alone a hotel front desk. He seemed sleepy and clueless about everything.
3.Totally unorganized front office. There is a drinking water dispenser. But you cant use it since the paper cups have been "missing" for a couple of days according to Larry.
4. Totally apathetic sales manager: Leticia. This person sits in an office behind the front desk but doesnt give a hoot about the customers. She is lost in her own world and does not even smile at the hotel guests in the lobby let alone welcoming them.
5. The rooms are big, but the mattresses are cheap. You can hear the springs making crazy noise every time you turn.
6. The rooms have no dressers what so ever. So you have to operate out of your suitcases most of the time

Overall...value hotel if you are looking for "zero" frills.

Dear Guest, thank you for your detailed review, with the hopes of shedding some light on our property for our future clients I will only address the cons that you pointed out:
1. This is accurate, our lobby is very small since the building is not your standard hotel, it was a residential building in the past which was converted into a hotel, this to us is part of the charm of our property, it's like renting your own apartment instead of being at a "hotel"
2. We will speak to Larry and provide more training so that hopefully he can live up to the standard some of our clients expect, I thank you for mentioning him specifically instead of just saying "some employee"
3. We find our front desk to be very organized actually - if the water dispenser did not have any cups it's very possible that at the time you wanted some water it had run out of cups, we also store a supply in the building so I I'm sure it was addressed immediately.
4. Leticia is not an employee of the hotel - we have a leasing office in the building for residential rentals and long term stays, she is the Sales Manager for that company, not the hotel.
5. We purchased top quality mattresses for our entire property this year, it was unfortunate that you did not get to enjoy them as they were installed after your stay.
6. We also added shelfs in the walk-in closets this year so that guests do not have to live out of their suitcases, again this was done after your stay, as you can see we are constantly trying to improve the "guest experience"

We do appreciate your detailed review, we use the constructive criticism as a starting point on our decisions of what we will improve at the property next, so we welcome all the feedback we can get.

We stayed at Suites on South Beach for four nights in July.We were really glad we booked this place because of its great location within the Art Deco district and just a few minutes walk to the beach or Espagnola Way.
We had ground floor apartment with a king sized bed. Air con a bit loud, but worked well. The kitchen was quite small without daylight, but okay for our breakfast.
We liked the bathroom with walk-in shower. In addition there was quite big walk-in closet.
Reception staff was very friendly and helpful. Room cleaning was fine.
Of course there may be better hotels in Miami beach, especially in Mid and North Beach, however I would always recommend to stay South Beach where there shops, cafes, bars and restaurants just a stone´s throw away.
I´d definitely book Suites on South Beach again!

For us the hotel was totally ok for that price. It´s near to the beach (walking distance about 3 minutes) and in the city center (walking distance to all bars / restaurants clubs: no problem). The room was quite big with 2 queen beds). We did not hear the neighbours like other said here...and it was quite in the area (some "dealers" or something are quite normal in Miami beach, this did not bother us). 2 things were a bit annyoing: the aircondition was quite noisy and the service at front desk was not that helpful for some questions...

Dear Guest, I'm sorry that you found the A/C to be quite noisy, I hope this was something that was communicated to the Front Desk as that A/C could be nearing the end of its life and we would have changed it out within minutes. Typically our staff gets high marks from our clients and it is rare to get any complaints regarding staff, I would urge you to email me at sales@thekenthotel.com with details of what occurred, this would be helpful to us in order to properly educate/train our staff so that future guests do not have the same problems that you might have experienced.

We stayed at this hotel for 3 nights in May and was quite disappointed. The location is perfect, close to all of the action in South Beach. We didn't expect much, just wanted a clean, comfortable room. These rooms did not meet even these basic expectations. The beds are extremely uncomfortable and had plastic covered mattresses that made noise with every move you made. Also, we found trash left behind from previous guests in the kitchenette. Wifi was very almost nonexistent as we could hardly ever get a connection.

We will not be returning to this hotel as there are many better choices in South Beach for the money.

Dear Guest, we apologize if did not provide you with the experience you expected. I hope that you would give us another chance as all of the complaints you mentioned have been addressed. This year we purchased brand new top quality mattresses for all of our rooms, we removed the bed protectors (plastic sheet underneath) and stopped using them due to the feedback from clients like yourself. The Wi-Fi network is being outfitted with commercial access points that are top notch. The issue with garbage being left behind by another guest is very uncommon as cleanliness is the most often praise we receive regarding our property. Thank you for your review.

I've been staying at this hotel for the past five years during my winter stopovers in South Beach, usually for three to four nights, before moving on tho other parts of South Florida. I have tried a large number of South Beach hotels over the last 30 years, and I find the Suites on SoBe to be good compromise if you do not want to to spend upwards of $ 250 per night. Staff is very helpful, rates are reasonable. The rooms are spacious for South Beach standards and very clean. Noise can be an issue but that is a general observation in South Beach, be it from other rooms or from the street, especially during spring break. Try to get a room on the 2nd floor! I like the location, two blocks away from Ocean Drive. Also, the (affordable) public parking garage at 13th street is right opposite - a major advantage if you need to park your car.

Room Tip: Try to get a room on the 2nd floor, away from the street
