The back and sides of the hotel were covered in scaffolding, the studio bedroom window was boarded up. We were instantly offered an upgrade to a one bed apt with no scaffolding when we complained. The new apartment had good views. Like much of Miami Beach, the Royal Hotel needs some TLC, inside as well as outside. Money needs to be spent. However, it was clean, friendly, quiet and well located in the Art Deco area of Miami Beach. Very handy for a pre cruise stopover. TIP Catch the bus from MIA and save 90% of the taxi fare. The stop is just one block away.

I booked this condo 3 months in advance. I was coming home for winter break. First, the staff was very, very nice and helpful. The location is terrific. The room was not what I would call a condo. It did not look as modern in person as it did online. The weather was not so good in Miami during my stay so I had to remain in the room most of the trip. The bathroom and small kitchen area needs to be upgraded. There was construction going on, but that seems to be most of Miami Beach. It was clean but I was really disappointed. I couldn't raise the blinds on the windows, I could barely see out of the windows. Only one set of curtains on the Windows. Very disappointing-I will not return. Perhaps if the weather was better and I'd spent less time in the room, because everything else was on point.

My boyfriend and I recently went to Miami for a short trip. Let me start by saying we do not easily complain about things. We needed to find a hotel for one night last minute, and we came across this one on Expedia. The price was decent, the pictures made it look pretty nice, and the location was good. As we began approaching the hotel all we could see was construction and scaffolding. Even though the GPS was saying we had arrived, we didn't want to believe it. All that was there to show that it was the hotel was a small banner saying "Royal Hotel". Very bad first impression. We decided to go in just to give it a chance before giving up altogether. We walked in, and although the lobby looked more tidied up, it reeked of cigarette smoke. We went to the front desk, and my boyfriend asked if we could see a room before checking in because the hotel looked much nicer on Expedia and there was no notice saying they were under construction. The guy at the desk said they were doing their 30-year renovations and that's why it looked like that. He said even though he wasn't supposed to, he would let us see the room as long as we didn't dirty anything. As we went up the stairs the impressions just got worse. The walls were painted an odd yellow color and the doors pink. We walked into the room and although it looked clean at first glance, something felt off. We went back down, told the front desk agent sorry but we couldn't stay and we were going to try to contact Expedia. He told us that they had a policy with Expedia that they did not refund any cancellations. We figured we should try anyways. My boyfriend explained everything to the Expedia agent and Expedia got in touch with the hotel who refused to refund anything. We asked Expedia to see if we could at least get a discount or some sort of upgrade because it was not properly advised and the pictures online showed something very different. While they put us on hold my boyfriend went back in the hotel to talk to the front desk once again. The agent then tried to convince him to hang up with Expedia and he would give us an upgrade to the best room, but we would have to pay $15 more. What!! The agent said he would get in a lot of trouble for even doing that, but he was trying to help us and that was our only option. When my boyfriend came back to the car we decided to just leave a figure something else out, when Expedia called us and decided to refund our money. If you can, avoid staying at this hotel. It's a good price but there are other options within the price range that are much better and still in a good location on South Beach.

I rented an apartment located at Royal South Beach Hotel. The owner is called Monty, he advertised the property through his website (Miami Guest House)

The location is great, just 2 blocks from Ocean Drive and the beach, 8 blocks from Lincoln Road and 1 block from Collins.

The apartment is very good, very clean and Monty is a great host. He provides with complimentary beverages in the fridge, he supplies beach equipment, towels, etc. You just need to bring your suitcase (or not, and shop everything in Miami, hehe).

I have stayed here twice and I don't hesitate to book here again

Room Tip: No need to use the elevator, is faster if you use the stairs

2 blocks from everything. Miami parking lot $20/day. Friendly staff. One outside wall undergoing resurfacing so 8am to 3pm could hear some noise. Unit clean. Outdoor patio closed due to construction. Good value. We would return.

This hotel has a lot of history, is very clean and close to the action in the Art Deco District. We walked to the beach, the shops and the bus stop. The bus and train connections got us all over town to experience the sites we wanted to see, it's a perfect location for tourists.

The staff is very friendly and full of suggestions for out-of-towners. They have a small breakfast buffet that was convenient with all the essentials to start our day. They have a rooftop sitting area that gives you a bird's eye view of the city, very pretty at night.

This was a weekend stay prior to a cruise but was a great value and we would stay there again on a return trip to Miami.

Room Tip: The rooms have a small kitchenette, very convenient when you're on a budget!

Excellent location. Hotel looks NOTHING like the pictures. It is run down and is dirty. The front desk clerk was very helpful and very nice. Parking is $27 per day valet. Continental breakfast is not included was $5. You enter through an odd back entrance. Pros: close to nightlife and 2 blocks from beach. For the price id go some place else.
