"Average" isn't necessarily a bad thing. You can catch a metrobus from the airport for $2.35 virtually to the front door. It's reasonably priced, in a quiet area, and a block from the beach. You're along the wooden part of the boardwalk, while the people a few blocks away in crowded South Beach walk on concrete.
The decor is bland. They were doing some painting while I was there, but just more of the same. A few splashes of art deco baby blue and red violet might liven things up. The complimentary breakfast is bland, but filling. There's a free internet computer in the lobby, but it's slow and buggy and cut out altogether while I was trying to write this review the first time.
The staff is helpful. The housekeepers are monolingual Spanish, which might be inconvenient if you don't speak it. The rooms are large, and color coordinated in that same bland way. There are two rooms on the first floor, next to the front desk, that were recently remodeled and don't seem fully equipped. I was put in one, but moved to the second floor after complaining about it. On the second and third floor you are likely to get a view, either of Collins Avenue or the beachfront.
I like this place, though I'm not impressed with how great it is.
Ask for a room on the east (beachfront side). It's quieter than the Collins Avenue side.
