It's hard to determine ratings. Do you give a great value a 5, even though it's no "5 star resort?" I just use my own internal compass. I give this La Quinta a 3, but it could EASILY have been a 4 but for a few easily-fixable issues. Now first, the PROs:
Location is very near I4 exit, but on the other side of Orlando from the theme parks. Still counting this as a Pro because you SHOULD already know where Lake Mary is if you consider booking this place. Area looks very nice and safe and has all needed types of stores very close by. Hotel "style" is standard La Quinta layout - internal hall and doors, 5 stories I believe. Rooms again are standard La Quinta layout which in general is quite good. Breakfast was again standard La Quinta fare with do-it-yourself waffles, basic muffins, etc. This is NOT a fleabag by any means, and I would not be ashamed to say I stayed there. HOWEVER:
Dirty. Specifically what do I mean? Well, first the elevators are slow and have stains all over them. This is what I mean by easily-fixable. A bit of clean-up and they would be fine. Even with the chipped wood panelling here and there, no one expects an older property to be perfect - but it can still be clean. Then there was the hair in the shower. I'm not really that picky - REALLY I'm not. But this wasn't just a bit of hair in the drain, this was hair on the wall under the shower head, and there was a LOT of it! I got rid of it before my wife saw it. How on earth a cleaning person could have overlooked that is beyond me. There were other similar cleanliness issues around the room and hotel. Significantly though, not with the beds themselves which were just fine.
Then there was the noise, and of this there were four main sources. First, I was on the 5th floor (topmost) and so I would have expected minimal road noise from I4. I was mistaken. The hotel faces perpendicular to the highway and thus there is no "near" or "far" side you can be on. The road noise kept me from a good rest, but that wasn't all. Next there was the "white noise generator" that seemed to come from the bathroom. I've heard this kind of noise before in hotels and I'm not sure what it's source is nor what it's intent is. It sounds somewhat like a constantly-running toilet, or perhaps a constantly noisy air shaft. I sometimes wondered if it was intentional to sort of drown-out the noise from the highway. But whatever it was, it was loud and constant. Almost to the point that when we left, I had a ringing in my ears from the sound that was thankfully no longer there! Then finally there was the dog barking at 12:00 midnight - small dog yapping in the hallway. Didn't last long though, maybe just a couple minutes - but it woke us up. Then there was the small child (or children) yelling and running up and down the hallway at 2:00am. Again, not long - just long enough to re-wake us up.
Granted these last two were out of the control of the La Quinta, but the cleanliness was not, and that noise from the bathroom is not. I see other reviews giving this a 4 or 5 rating, and I don't argue that they may have had a better experience than I did. Perhaps I was just there on the day the "good" maids had been on vacation, and I was just unlucky in having that yapping dog and running kids on my one night there. And it could be that traffic was unusually high when I was there and that the white-noise-generator in the bathroom isn't present in every room or all the time. But the bottom line is that I wish I'd have stayed somewhere else THAT night regardless. I did get a very nice rate on it however, and as I've said before, it COULD be a very much nicer experience than what I had with minimal changes (and better luck) so if you want to try your own luck, you could definitely make a much worse choice than this La Quinta - especially if you get it at a good rate.
