By far the worst hotel I've ever stayed at. Can't believe hotels.com even lists this place. Beware it is disgusting! Nothing works in the rooms, the beds are terrible, and there seems to be a party on the balcony every night consisting of Americas most wanted. We were here on a game weekend and could find no were else to stay, if we had known we would have stayed home.

I was so excited for the Florida LSU game. This was the first home game that my husband and I were able to go to since returning from Afghanistan and took two of our close friends to their very first Gator game. We live 2 1/2 hours away from Gainesville and didn't want to make the drive home after the game because we knew we would be up late partying. I waited until the last minute to find a hotel (my fault) and this was the only one available. I paid $170 for a NON SMOKING ROOM with two beds. I thought well... it's a hotel not a motel so no big deal and we don't have to make the drive home. We got to the "hotel" around 1130 at night. The girl at the front desk gave us the keys to our room. We got to the room and this place was not a hotel. It was a motel with people living in their rooms. We unlocked the door and was welcomed with the smell of stale cigarette smoke. It was terrible! My friend is severely allergic to smoke and she had to step out of the room. We tried to turn on the lights and non of the lights worked. We couldn't see if the room was clean/dirty or the anything. I called the front desk and the girl told me to come back downstairs and she would talk to me. My husband went to the front desk with me and the girl said she spoke to the manager and because I went through booking.com she could not issue me a refund. She offered me another room. I told her the lights didn't work and the room was not a non smoking room. The girl stated that they were going through renovation and had electrical issues. She also stated that they had problems with people smoking in the rooms even though they are ALL NON SMOKING ROOMS. I told her I didn't want another room I was just disgusted at the whole place and I was so embarrassed because my friend has severe allergies. She offered to drive all the way home. I contacted booking.com that night and they were great. I received an email a couple days later and from the hotel and they called all of us liars and said they wouldn't give me my money back. The email wasn't even signed by anyone from the hotel. I am still trying to get my money back. I plan on reporting them to every agency I possibly can!

First let me state that I am very familiar with the "Hotel Oaks" that has been described in some of the other reviews. The new owners took over a few months ago and this place has done a complete 180. The hotel looks amazing! The new rooms are clean, comfortable, and completely redone. The front desk staff were courteous and very helpful. The whole experience was great and I will definitely be coming back. The rates are unbeatable especially now that the quality of the entire place is up there with some other higher end hotels.

The hotel need to be closed down mitch match furniture sprayed with cheep paint. Ac units don't work my phone in my room don't work i tried to order pizza bit no phone. No privacy even if u put don't disturb on your door 5different staff knocked on my door anyway including the owner. Front desk was confused didn't know what he was doubt at all.My room bad no towels in it. All the ice machines were broken and all drink machines. Some drug users we're arguing in the back parking area. This place is not safe I stayed up all night my bed spread didn't fit my king size bed and it was dirty room was mold every where DON'T USE THIS PLACE IS NASTY. . NASTY STAFF AND OWNER ALL FOREIGN DON'T SPEAK GOOD ENGLISH NOT CLEAN AT ALL men that work there look like dirty ungroom drug users.
