“Where to start”

Each property is managed by separate people. Whenever there are problems, and there were many from being double booked and not being to access a place to sleep for several ours, to broken fridge, leaky faucet (they showed me the trick to stop it), broken iron, tub that did not drain properly, to the lack of communication with the front desk and property managers. Would never stay there again. Fortunately, we did not spend much time on site. When speaking with the property manager, it was my fault that we did not get checked in until late and thus I was responsible for the inefficiencies with check in, doudle booking,etc. Can you imagine 2 young children waiting for over an hour after flying to florida, just to get in their beds? Oh yes, forgot that the door to back did not open. Was not able to put the garbage out. Very disappointed. I wish the owners of the property knew how incompetent their property managers were. one more note- we were double booked and only scheduled to be there 3 nights instead of the 4 we paid for. They were nice enough to fix this, but then charge us for the resort fee 2 months later.

Had a key mix up upon arrival so we were delayed entering our town home. The resort itself is surrounded by town homes that rent and are handled by third party agencies. We were told we would be paid a visit by an agent early in our week's stay. It's Thursday with no visit.
Our town home was beautiful with most amenities included.
The pool area has no life guards, is small but suitable for the kids. Includes a water slide, lazy river and large and kiddie pool area. Sand volleyball court and tiki bar with restaurant on site as well.
Never seemed to have server or bartender at the tiki bar.
Grocery shopping near by but pricey.
I did like the relaxed feel. Walking distance to everything.
I would return with a smaller group.

The Regal Palms Resort and Spa offers families a comfortable home with 3 or 4 bedrooms and 3 bathrooms plus a full functioning kitchen to stay in. However it is the heated pool, lazy river, hot tub, restaurant with deck and poolside service and the game room that makes this place a resort where families can relax, indulge and enjoy. All these areas were beautifully maintained, clean and most inviting. The rates for staying at The Regal Palms resort were certainly a bargain when compared with hotel or motel rates and you gain the advantage of having a whole house. You can see pictures of the house you are renting and pictures of all the facilities at the resort on line before booking your stay.
The location is fairly close to lots of restaurants and stores in the area with Publix supermarket just one long block away. You are also quite close to the major amusements that you would want to see in Orlando including Disney World, Universal, and Busch Gardens.
The homes have bedroom facilites for up to 8 or 10 people which is wonderful for large families or visiting friends.
My only negative comments are that this really is an ideal family resort. My husband and I were many days by ourselves. There are also not any shops in the immediate vicinity of the resort. It really is not a place for a couple without guests and we longed for some adult activities or cultural ones.

Room Tip: We were on the first block and could walk to the pool and restaurant.

This was our first family trip to Disney and we stayed at here at Regal Palms the first week of March, we too booked through Simon. Our trip got off on the wrong foot as Simon had us checked in on the wrong day, this meant that we had to wait 35+ minutes to check in. After a long flight & drive to get here this is not what I wanted to go through. However Simon did take care off us & made every attempt to ensure that our vacation was a good one. We stayed at unit 328 Verona Ave & we liked the unit very much. It was clean, spacious & lot's of room for our family of four. My kids really enjoyed the water park and the slide. The lazy river was a lot of fun for them too! So when we weren't at the parks we stayed and played at the Water park, which was time well spent. It was a short drive to the parks and had a grocery store and some restaurants within easy walking distance (Mia's pizza was super!!) We would stay here again.

Everything was just perfect !! Simon's quick feedback to any of my questions was great ! I stayed at the 4 bedroom condo and we all just loved the place. Great location for any of the parks, Walmart and My Dunkin Donuts were right down the street ! I will be back next year !! Thanks you SImon and Regal Palms ! I stayed at Regal plams in a 3 bedroom about 5 years ago as well. Great place for kids and adults !

We just got back from our vacation to Florida. Six of us stayed in a 4 bedroom 3 bathroom unit, expecting it to be cheaper than a hotel. It wasn't worth it. All of the furniture was very cheap, so the beds were all very uncomfortable - you could feel every spring in the mattresses. The dresser was broken, the microwave didn't work, the water heater is set at a very low temperature so one luke warm shower can be taken every hour or so. There is a washer/dryer but it takes 3 hours to do one load and they don't provide laundry soap. Two of the bedrooms had single beds that you can't even push together because the headboards are too wide. The walls are paper thin so you can hear everything. I slept upstairs and the room below me had their fan on, it sounded like a dryer banging against the wall all night. Don't bother calling the staff when every college baseball team in Florida (Spring Training...apparently) is yelling in the streets at midnight, they don't care. In fact all of the staff we encountered were smug and rude. Especially at the pool. The unit wasn't clean or comfortable. The TV had very basic cable and was from the early 90's. I highly doubt the comforters get washed because they were covered in many different colors of (human) hair, along with the couches in the living room. I had to put a pot underneath the AC vent in the living room because water poured from the ceiling when someone took a shower upstairs. Not a dribble, a slow stream. They provide 2 pans, 2 pots, a toaster and a coffee maker. Don't count on spatulas, etc. because ours was melted and dirty. We actually bought another one at the store. There is a "new breakfast restaurant on site", but it is basically a Chuck E Cheese with a pirate theme. Not for adults. I wish I would've stayed elsewhere.

We visited regal palms in november 2012 , all tho we had a fantastic holiday i feel the houses could of been a lot lot better the carpets were filthy and the bedding wasnt much better either . We rang house keeping for fresh bedding and were still waiting for them to bring us fresh !!!
The resort is lovely and the pool area is fantastic .Its an ideal location close to everything we loved the location it was very central.
