The unit was exactly as shown, clean and comfortable. We stayed in Simon's 3 bedroom April 2012. It was close to the pool and easy to find. The grocery store is really close which is a bonus. We travelled to Sea World, Busch Gardens and Aquatica while here and they were all easy to get to and not to far to drive. The pools and everything around were awesome and the water slide was really fun.
My only complaint would be that on weekends, the pool gets really busy with locals, but there were more than enough chairs and it was still comfortable.
Simon was easy to deal with and the main desk staff was awesome to us arriving late having forgotten our passcode!

Room Tip: Units close to the pool can get unwanted noise from evening activities but it shuts down by 11.

I have stayed in Regal Palms many times going back to when they first opened and the pool wasn't yet finished. We always book directly through them so that we don't have to deal with 3rd party. However, it seems that even now booking through them is 3rd party. We booked an elite townhome for 4 nights. 1st night the internet and main TV weren't working. By the 2nd night the TV was fixed but still no internet. When we complained they told me to "call the management company." WHAT? They are them management company. Anyway,the gave me a number and all I got was a recording. Complained again and a technician came by with the neighbor's WIFI password so that we could connect. Finally, we decided to leave 1 night early, went to the front desk and again the resonse was "call the management company." I told her I booked directly and that she was the managmeent company. So, she connected me with some operator who in turn called her back on the other line to say that the return authorization had to come from Regal Palms. The girl at the desk then called a manager who wrote a return authorization E-mail to whoever I spoke to on the phone (I assume the managment comany?) and we got back the cost of 1 night. Oh, and all of this took approximately 45 minutes. REALLY?????? I'm not paying Regal Palms $11.95/night to tell me to call a management company when I booked thru them and THEY ARE the management company. It was just rediculous and a waste of time.

Rented for one week and I have a blast 10 minutes from Disney and very closed to universal studios on a private area with very friendly people and good service and they will see me again my family and me were very happy

We waited at the front desk for help and were left unassisted as the manager and front desk staff talked an discussed another travelers refund. The condo was large enough and fairly clean but there were some cockroaches as well as sugar ants. There were no extras-salt and pepper, no dish rag no extra toilet paper.

The resort is huge so the walk to the pool was very far.

Room Tip: Find one closer tot he pool, Jacuzzi area.

I rented house#141 for last week dec 2012 in this resort which is privately owned by Damian Panzo (Davenport fl solutions inc). The house is okay but there is no phone and the worst is ATT cell phones doesn't wok there. No cell, no data n no phone. And this guy did not returned my security deposit as agreed. Terrible stay... do not rent this home.

The place was great the roooms were big. We had aot of space. We love the pool and the resort but THE Townhomes can use some MAJOR UPGRADES .. the blankets on the bed look like they were old and dirty ! there were little bugs in the bathroom .. I think i killed like 6 of them . they jump and fly . I didnt use my bathroom the whole trip. The Carpet downstairs was so dirty it just needed to be replaced. the Sofa had small holes in it and just look dirty as well. Wish i would have brought my own blankets. Besides the townhomes the rest of the place was great! they REALLY NEED TO UPDATE EVERYTHING > I usually stay at the bahamas bay resorts but thought i should try something new .. I wouldnt bring my kids in the townhome but for the pool and the food and everything else they would like .!

Trying to bring several family members from out of town to a central location brought us to this property. Initially, we looked at hotel rooms, and there just isn't anything reasonably priced if you want to have 8-10 people in one place. We were not concerned with the proximity to Disney, we were in town for the Eukanuba dog show at the Orlando convention center.

Fortunately, the competition for renters is pretty fierce in this area, so pricing was reasonable nearly everywhere (except at hotels). We ended up getting a 1500 sq. ft. 3 br / 3 bath unit for less than $120/night. If you think that you can do better, be sure to add up all the "required extras". In our case, the condo rented for $65/night. Great price, but now add up all the extras : cleaning fee of $85, a resort fee of $10+ per day (for us it was 4 days, even though we only stayed 3 nights). Then add Florida taxes etc. and it all came out to about $350 for 3 night stay.

Each condo has an individual owner, and you deal directly with the owner, so you can negotiate a different rate than the people staying next door. They have an arrangement with the resort to provide management services such as check in/out or any problems (we had no problems). Our unit owner, Dave actually lives in the Cayman Islands, but was responsive via email, and we paid via paypal. I will gladly recommend this property, and even this owner because we had absolutely no problems during our stay, and the unit was modern and well kept, complete with big screen HD tv, There was enough cooking equipment to prepare breakfasts, and some meals. The only negative comment would be that there is not enough supplied toilet paper, which required a trip to the local grocery store (within walking distance).

The resort is big, and al the units look alike from the outside, giving a feeling of being in some sort of government housing project. But, since very few people actually live there, it is quite acceptable for the visitor.

Having grown up in Florida in tourist towns, we expected the worst in cheezy tourist-centric decorating. We were pleasantly surprised to find that the unit was tastefully appointed without any hint of Florida-tourist-junk. Thank you very much.

The search getting to this property took us from checking out hotels, to houses to condos. For those not familiar with central Florida, bear in mind that you are in the middle of the state, FAR from either coast for beach access. Don't believe any hype about being close to any beach, you aren't. Orlando is not a coastal town, just look at the map..

This has nothing to do with this unit, or this resort, but the central Florida vacation rental market. The biggest complaint was the discovery that there are many people who own basic rental houses in remote areas (don't even think "town", because there is no small town feel and remember central Florida is nothing but flat pastures, palmettos and pine trees, sorry but the orange groves seem to have vanished as well) and call them "villas". I find this very annoying, and feel that this type of description is flagrantly false. But the local trend continues, and maybe some foreign visitors think these are in fact villas. But by American standards, an 1800 sq.ft. cinder block house on a 10,000 sq.ft. lot in a tract housing development with a tiny pool is not a villa. To make it worse, there are additional charges if you want the pool or hot tub heated, and the "game room" consists of a pool table in the garage. Don't forget that each house also sports an overdecorated Disney-esque themed bedroom or two. It must be required by local code.

So, given the options:
1) Hotel rooms for 8 people - too much money
2) "Villas" - with stupid charges and obnoxious decorating
3) Condo at Regal Palms or another vacation resort condo

The best bang for the buck was the condo. Yes, all these places are near Disney, but Florida has much more to offer than Mickey & Minnie. Once your wallet is emptied at Disney, you may want to take a breather and just relax on the beach, making all these places very inconvenient for that purpose. Put your priorities in place and decide if the location really is what you want for the entire time you spend in Florida, and if Disney is all important, then go for Regal Palms. and don't waste your time considering renting a house.

Room Tip: Some of the buildings back to the highway, and you will hear big trucks passing by in the morning...
