“Great beach, terrible accommodations (building a and b)”

Upon arriving at 2:30am, we were given our key to a room in building b. We walked in to our room to find what we would classify at best a 2 star hotel. 2 queen beds, small bathroom with microwave and fridge. There was one cocker roach running across the floor, other than this problem, the room was clean. The sheets that were clean but incredibly scratchy and rough. We called to see if we could switch rooms but were told it would be $89 a night but could not stay in the upgraded room for our entire length of stay due to availability.

There is no cleaning service that visits your room! You will be in charge of

Dear CandJGentry,

Thank you for your recent review of our property. After conducting further research, we were able to determine that you booked your reservation as an exchange. With that being said, you should have received a confirmation letter stating what type of amenities would be in your room. A standard studio, the unit type you reserved, only has two queen beds, mini fridge, microwave, and a bathroom. We are glad that you found the room to be clean. In regards to the upgrade, there is a daily upgrade fee. The oceanfront units on our property are deeded Saturday to Saturday whereas the off ocean units are Sunday to Sunday, that is the reason why you wouldn't be able to stay the entire time in an oceanfront upgrade. I apologize that this deterred you away from upgrading. We do have quite a few options available to our guests to reduce the amount of the upgrade fee. Seeing as though it was 2:30am, I am sure you wanted to just get checked right in. You also mentioned no cleaning. We do provide a mid week complimentary cleaning which is standard in the timeshare industry. If you would like to discuss your stay further, please don't hesitate to contact us. I have to say was a bad hotel (or "condo" in Ocean Landings world) experience. Me and my wife stayed in building "A" with a view of the parking lot and a lone basketball goal. Upon arrival to our room we noticed the following - (no electronic keys, door did not seal properly at the bottom allowing in our first unwanted room-mate (a cockroach!), carpet needed replacing as did the door lock and knob (key very "sticky", had to wiggle it every time to get into room). Sheets felt like sail cloth and the décor looked like something from the 1970's. My wife is used to staying in much better accommodations, so she cried while sleeping on towels which we brought from home. She was very upset and wanted to change rooms, but that was not possible. The hotel is largely self-service on linens and trash disposal (they will come one time to the room and leave sheets and empty the garbage, but will not make the beds). If you are a light sleeper you will experience the additional burden of noise at all hours of the night, and day, with loud voices, banging doors and thumping on the walls. In short, this is a sub-par resort for those without an ocean-front view in the condos/rooms next to the boardwalk. I never went in one, but I know from reading reviews and seeing in the windows at night that they were well furnished. No hotel or resort should allow the level of disparity between accommodations to reach this extreme. To avoid "bait and switch" charges the resort needs to renovate or demolish the A, AA, Atlantic and Baltic Buildings immediately.

Redeeming aspects:

AC worked well. Our bathroom looked clean and towels were serviceable. TV was modern and included a DVD player. Ice machine worked well as did vending machines. Resort was only a short walk to the beach.

Room Tip: Choose Ocean Front rooms only on the second or above floors or don't go.

being an owner since 1976, it is not one of the better places, but we are there because of the friendships that have developed over the years, children have grown up, now grandchildren are enjoying the beach, and our circle stays in touch through the year,. the beach is what is the main attraction, and there are nice places to dine, and only 1 hour to Disney if you go for the day.

Room Tip: if in doubt look at the room first, and request another if not satisfied

We visited in July 2013 and downgraded from a ground floor two bedroom to a fourth floor one bedroom because we wanted an ocean view. My 17 year old daughter stayed in the living room on the sofa sleeper and seemed okay with it although she would have preferred her own room. The fourth floor unit in building D was very nice and very clean and comfortable. The beach was clean with the exception of a few slobs that don't throw their water bottles in the trash. I would recommend staying at Ocean Landings.

We were in a one bedroom ocean front. I have no problems at all and we enjoyed staying at Ocean Landings quite a bit. We were on the second floor right by the beach walk, so we didn't have any privacy on our balcony. But, it didn't bother me as much as I thought it would. We didn't use the pool much. It is a little small for such a big property so there were a lot of people in it and it was pretty warm (end of June). But, the beach is fantastic and clean. The condo was spacious and had everything we needed. I would like to see some more drawer space, but not sure where they would put it. But, if you have people staying in the living room on the pull out, they don't have many places to put clothes. I might suggest bringing a hanging sweater holder or something so you can put folded clothes in the hall closet. All in all, I really enjoyed staying here and was pleasantly surprised. If our exchange company offers it again next year, we will very likely be back,.

We are owners and stay a week in the summers for over 12 years. We have seen many changes over the years, improvements and upgrades that have helped make Ocean Landings grow and move with the times. We have enjoyed Building B for all of the years. We have a 6-person, two room unit with two full baths and a kitchen (with microwave, stove / oven, sink and short fridge. Toaster, coffee maker and service for six is included as is pots / pans, etc.

That being said, there are some very good reasons to use the Ocean Landings Resort. It is definitely not the Ritz. It is also definitely a comfortable place to come to Florida and enjoy Cocoa Beach. Amenities include many activities for families, two very nice swimming pools (one for families and quieter, the other has a food bar and a large whirlpool. There is an area for grilling that can accommodate several families at a time with picnic tables and a kitchen. There are several tennis courts (not used much in the heat of summer, but very nice to use in the fall or spring). The activities room has bikes for beach or sidewalk riding at a very reasonable rate, a game room, fitness room and meeting rooms in the office complex.
The units for buildings A, AA, and B are older than the units for buildings C and D. A, AA and B are from the mid to late 60s, but renovated about 2008. These are two-story construction and are further from the beach. Units C and D are facing the beach, are 5-story height, but the first story cannot see the beach due to the dune and vegetation that is prevalent along the coastline.

It is a short walk to the beach. Sea Turtles are of prime importance and this is definitely sea turtle habitat. Thus, the dunes are not able to be lowered or the vegetation cut. The access is a boardwalk between dunes and the buildings, and includes a hose-wash and a shower wash to get the sand removed. Rental of umbrellas and chairs is available, but we always bring our own when we come down.

The additional hours for the linen exchange was very appreciated. The linen staff was excellent. Thank you for the various days of towel exchange.

Concerns this week have been:
1) The intermittent and weak wifi. I need it for my work, and after three separate calls to the front desk, all that could be done is to re-set the router and write a "Ticket" to the technology people. Unfortunately, this is totally unacceptable. If we had trouble this week, I am sure we have trouble every week this year. It used to be very 'zippy', but with the onset of so much technology usage, and the needs of resort tenants / owners / rentals from off the street (yes, this does have rentals for rooms that are available), if the word really gets out that the wifi is questionable, needs more connections (drops) and a bigger bandwidth for the various buildings... each building should be at least three connections, not just the one. I could go on and on about this. Plan ahead people (and Board of Directors should be on this in a heartbeat! Get this fixed or more will opt to not come to Ocean Landings).
2) Reports of the previous week (July 4th week) show that the owners are trying, but the crowd was very rowdy and needed to be controlled. Pools used at very late hours. Several owners said that there is a need for more security during this week. Our week was perfect! Quiet neighbors, a little walking from upstairs could be heard, but not like we had last year. This could be in any resort.
3) A ramp with asphalt that is very slippery goes from the parking lot down to the lower B sidewalk near the front pool. This really needs attention. We had our elderly parent with a walker almost slip on this narrow path. It was dry to start down, but there was water on it from the air-conditioners above on second floor B.
4) The air-conditioners were replaced during the renovation, but are loud. It is hard to have a reasonable amount of conversation or to watch television at a low level. They do work, however. They are much better than prior to the renovation.
5) Deadbolts and key entry for each room is a concern. It is expensive to have a card-reader system, but maybe we need this to start?
6) The space for the BBQ area is cramped. A larger area would be appreciated during full weeks.
7) Have the ice machines been checked for their filters age?
8) Additional tables and umbrellas for the pools would also be a good addition. We found several families wishing for a spot to find shade with young children and there were no spaces available. All were being used. There is room for at least 6 more tables and umbrellas at each pool.
9) The beds in our room need replacement. It is uncomfortable and mis-shapen. They are finally at their last useful moment.
10) The pull-out bed in the living room is very uncomfortable. It was very easy to feel the springs. There are better pull-outs now available, including some that are an air-bed..
11) Owners could get a card for amenities - a card system may get more owners staying and using the facilities. Bikes are limited in number, but they could be increased as an owner benefit as could beach umbrella / chair for owners.

As an owner, We feel that this is our home for the week. We do not feel that this is a motel room for the night. It is our place for relaxing, enjoying the area, seeing our family, getting some good rest and sun.

We love the place, keep returning, and are going to continue to do so. Some small improvements could be incorporated and the Ocean Landings experience could be better.

Room Tip: There are single hotel style rooms that are smaller, 4-place rooms, and one-bedroom with living room...

This place is great as it is right on the beach. They have rental services for nice umbrellas which I recommend. The chairs are ok, but not worth the money in my opinon :) We have traded our timeshare week for a week at Ocean Landings for the last 5 years. We always get a room with a kitchen, one bedroom, two bath, and a living area. Our oceanfront units in "C" and "D" buildings have always been clean (now recently renovated) and had a beautiful view of the ocean. The bbq area and two pools are great. If you get a ground floor ocean front room, you cannot see the ocean, so call ahead for a room on levels two-four. I agree with a previous poster: If you love casual, beach living this is the place for you. If you want fancy, get out your wallet and head down the street.

Room Tip: Choose units in C or D buildings (oceanfront).
