Even at the height of the Easter travel season, this pet- and boat-friendly family owned resort showed no sign of fatigue. In fact, the pool really is heated; the docks,deck and boardwalk are well-lit, and roomy enough for crowds. Plusses: the reasonable suites ready for a real extended stay, just shop & be ready to cook. A gated grassy pet run is lengthy, safe and poop bags are provided. Rules here are few and pragmatic. There are enough poolside facilities for twice the guest count, and a contracted professional keeps the water crystal clear, without the excessive smells many big pools have. Sat-TV in the spacious living area. Good quality bedding. Open windows allow a flow-through effect on nice days. Local municipal bus service is handicap-friendly and I noticed the busses have a bicycle deck on the front; an interesting potential for my next week there. My wish list: salt & pepper (honest) and perhaps a larger TV. The owners live on site and are seen hanging out with guests day & night. I note they hosted the local British-American club on the waterfront deck, and guests were encouraged to join right in. Kayaks were available for rental at the docks, which can--and did--- host several large sailboats. A rare Mom & Pop operation with a smiling housekeeping staff that's centrally located on Florida's west coast.

For the price I expected something nicer - but I forgot it's SEASON here in Florida now and everything is booked and prices driven up! It was definitely dated "retro" whatever you want to say, but safe and close to everything. Bibliophiles there is a BIG used book store across the street and several consignment shops in the area! It is located on a main highway and if you have trouble falling asleep because of outside noise, then this is NOT the place for you. I slept very soundly and their back deck is lovely. It seems great for a family with kids and cooking and needing a pool. Me, I like more aesthetics - so I would not return. Joe is a very interesting, funny, caring and hospitable man. As a single woman traveling alone - he was concerned and supplied me with directions and advised me of places to go and not to go - I appreciated his honesty and concern for his guests.

Joe was unfriendly and unaccommodating- Let his dogs in back and never cleaned up from them and acted like it was an inconvenience when we brought our dogs out back as his were not too friendly. Cant believe we paid a $25 pet cleaning charge when our room was not that clean when we checked in If you have dogs stay at La Quinta- same price, cleaner and includes a breakfast! Joe- get a new business

This guest did not have reservations and called at 9:30am Friday morning to see if there was room availibility for one night and if there was space to park a 30 foot RV. I informed them that there was one room left available but there was not parking available for a RV that size. I did inform them that there was a vacant lot 100 - 150 feet away that they could park in. They informed me that they would drive by and check out the location before they came to the hotel in a couple of hours. I informed them at that time, that check in was a 3pm and tha I would not have a room available if they arrivied earlier, At 12:10pm, I witnessed an RV trying to park in the parking lot. I approced the driver and found out that it was the guest that called earlier in the morning and reminded him that there would not be space to park the RV. The guest stated that there were no cars around and that there was plenty of space. I explained that the Red Sox's were playing and people were also at the beach during the middle of the day but at night, all of their cars would be there. They drove to the vacant lot and parked their RV. At 12:45pm I prechecked them into their room but the rooms was not ready. The guest was not happy with that because they wanted to unload the RV. I reminded them again that the normal check in time was at 3pm and we were trying to get them checked in earlier. I gave them their keys to the room at 1:30pm and the placed their belongings in the room and they told me the room was fine. They did not say anything about it not being clean.

Concerning my dogs: Yes, I did not clean up after one of my dogs because he is a 150 pound Neapolitan Mastiff that had diarrhea and I was not able to. I was waiting for it to harden so that I could go back to clean it up and I explained that to the guest when they questioned me about it. Our dogs are very friendly and we have not had any problems with their personalities or attitudes. In fact, you can see their pictures on our website sitting with customers on the Tiki Deck. When the guest brought their two Boxers into the pet area, I thought their dogs would like to run around lose and I removed my dogs for their convience and did not feel that I was inconvenienced.

There is a story called "You Can't Please Everyone" and with this guest that was the situation no matter what I said or tried.

“A mixed experience”

We stayed at the Dockside Inn in order to save some money while exploring Sanibel Island and other beach areas. The rates were good and the kitchen was adequate. Also, the dockside area in back was very nice. On the other hand, the noise from Cape Coral Blvd. was constant until late at night. Also found the big sign in the kitchen irritating -something like "$25 charge for any dirty dishes." Didn't like the TV mounted high up in the corner of the room either. If you need to be in or near Cape Coral I'd recommend it. Otherwise, I'd recommend looking for a more peaceful and relaxed place to stay.

My husband and our two teenage daughters stayed at the Dockside Inn based on the reviews here and the fact that there are not many places to stay in Cape Coral. It reminded us (not in a bad way) of motels we'd stayed in on family vacations back in the 1960's. Definitely no frills here. The bathroom had a tiny bar of soap & a tiny bottle of shampoo so if you're staying more than 2 days bring your own. There was a coffee pot but no coffee. I expected the Dockside to be a little more like a hotel in that there would be coffee and toilettries provided but after staying there I realized its more like renting a small efficiency apartment. There is a small, fully equiped kitchen. The Dockside was fine for what we needed which was just a place to sleep for 2 nights but I would not want to stay here if I was vacationing in the area for a longer period of time.
