I've stayed in both the main hotel and in the Avenue II motel. Pay the extra price and stay in the main hotel. The spa there is great!
PROS:
-Great location
-Easy to park
-They give you nice beach chairs to use for free
-Evening wine and cheese
- Breakfast
-Outdoor hot tub and roof deck

The Avenue Inn is well-located in the heart of Rehoboth Beach and two blocks from the boardwalk and ocean. We enjoyed our recent stay there. The staff was courteous and helpful. Our room was clean and comfortable. Breakfast, wine and cheese, and evening cookies are included with each room and lend a nice "inn" feel although the hotel is located on the bustling main street of this beach town. We would definitely return for another stay!

If you want a quiet, secluded beach, you will need to walk, bicycle, or drive beyond the boardwalk area since the beach closest to the hotel was quite crowed.

The Retro Cafe across from the Avenue Inn served good food at reasonable prices- especially for Rehoboth. The restaurant gives a 15% discount for Avenue Inn guests.

Nice beach hotel within walking distance to the boardwalk, Funland, Rehoboth Avenue shops and restaurants. The rooms are nothing lavish but they are above the typical Rehoboth beach three star fare. The staff there is helpful. The hotel offers complimentary amenities such as wine and cheese at 5PM
and fresh baked cookies at 8PM each night. The continental breakfast is also complimentary. It's pretty basic with coffee, juices, donuts and cereal. The rooms have microwaves and refrigerators which make it convenient to have snacks on hand in the room. There is a well maintained indoor pool, outdoor deck and hot tub on the third floor great for families who have had enough sun at the beach a block away. There's no restaurant at the hotel. There's internet access in the lobby for guests to use.
Parking is limited to one slot per hotel room. If you bring more than one vehicle, be prepared for a hike to park your car! Overall though, a good value hotel that is not a rat hole, in a good location for quick access to the local restaurants and the beach.
I plan to return with my kids.

I just returned from a one night stay in Rehoboth Beach. Avenue Inn was excellent! The location is superb, one block to beach and walking distance to everything you need from coffee in the morning to the boardwalk at night. We never moved our car. The room was clean, the indoor pool was great, and the wine and cheese/ cookies in the evening were such a charming touch! I couldn't find a convenience store open within walking distance around 8pm (they aren't open late yet, as it isn't peak season) and the manager offered to give me milk from the kitchen of the hotel so I wouldn't have to drive with the baby to go buy some. How accomodating! I will certainly be going back to visit!

“Trip Advisor and Avenue Inn come through”

Tripadvisor has never steered me wrong. Once again it has a winner with the Avenue Inn. Cozy, clean, friendly--a home away from home. My room (323) was a standard king and pretty large for 2 people. It was nice having the balcony facing Rehoboth Avenue. Luckily in the off season, it isn't too noisy on the street.

The chocolate chip cookies (Pillsbury, I think) were good as was the cheese spread and crackers (love Waverly wafers). The breakfast looked okay but I opted for the Robin Hood restaurant which has the best link sausages I've ever eaten. Also good were Pig+Fish and Fins.

Avenue Inn is centrally located and I didn't miss being right on the boardwalk. Easy enough to get out there--only a block away.

Minor dings which does not diminish my rating:
-Alarm clock went off at 6:30am (argh!!) which means housekeeping did not turn alarm off from previous occupant
-When I turned the heat on, a funny smell came out so I turned it off and opened the balcony door to air the smell out
-Refrigerator although at the lowest temp froze my Dasini water bottles.

I'm sure if I had notified the front desk they would have taken care of it right away as they are very service-oriented. It didn't bother me enough to go through the effort.
