As other reviewers have mentioned, this property is in fact a hotel with two separate locations. There is the Avenue Inn (the main property that is somewhat closer to the beacd) and the Avenue II which is close in proximity but not the central location.
We stayed at the Avenue Inn and I found it to be a good value for the off-season. Since we were staying in the middle of the week during spring vacation, the rates were quite reasonable and we enoyed the quiet, restful stay in a beach-town that can become quite busy during the summer. If you have a flexible schedule and aren't dead-set on visiting the beach during prime-time vacation travel, I found this hotel to be a good value for my trip.
We booked our room through the hotel's website. Because this is an individual property with different rooms, I really appreciated the accurate descriptions of the different rooms with their costs. I appreciated knowing the different options and being able to decide which one I wanted for how much money. We ended up booking a room with two balconies (neither with any view, a king-sized bed and pull-out couch. I liked the room itself a lot! It was a good-sized room, clean, and always cleaned promptly. I wish that the descriptions of the rooms had included the fact that this was directly next-door to the pool. Fortunately, my daughter wasn't a night owl so there was no need to try to get her to bed before the pool closed---you could hear the noise a bit.
Would I recommend this hotel? I don't know. I didn't have a bad experience and, between the time of year that we visited and our choice of room, the place was a really good value. It's close to the beach and the rooms are pretty nice. But there's absolutely no view of the beach here and when the weather turned slightly sour (it being spring), I found myself wishing for a view of the water when I didn't want to go outside. For the two of us in the spring, it was great and a really good value. If I had to do it again, I might look into other options that were directly on the beach. (For a beach vacation, you might want to spring for the view and direct access.) If this was trip to the beach, it might also be worthwhile to rent a house if you have a larger group going together.
