“Outdated and not cleaned since.....ever?”

We've stayed in many resort, sun or snow and this one probably get one of the top spot for not coming back.
No staff on duty, cleaning probably never done, noisy and all amenities probably dating from the opening...
If only it was cheap, maybe....but it's not.
Several other places around to get value for your $$$

This is the third unit I have rented at the Springs, and the nicest so far. The first two units we rented through Keystone Resorts (a subsidiary of Vail Resorts) and I don’t think either unit has been touched in over 20 years. When renting through Keystone, there is no guarantee of which room you will get – other then what is available when you check-in.

This trip we book a specific unit from an independent management company on behalf of the unit owner. We read great reviews of the unit, and it had the layout and bedding options we needed for our family. Unlike the previous units, this one had been updated within the past 20 years and was showing much less wear and tear then the other units.

What we liked about this unit… Top floor with vaulted ceilings; large open living room with kitchen and dining room; largest balcony at the resort; bunk beds in the 3rd bedroom; 3 full bathrooms; gas grill on the heated balcony; and in room washer and dryer.

Drawbacks… The televisions were difficult to operate; showerheads needed to be replaced (water barely dribbled out of them); carpet is about ready to need replacement.

The other drawbacks were related to the building as a whole and not necessarily this unit. Because of the adjacent dirt parking lot, there was a layer of dust that covered everything from the parking garage, to the ski lockers, to the hallways outside the rooms; this dust was all over our clothing and equipment. The ski lockers were difficult to get in and out of (too many tight corners); and filthy. There were never towels at the pool are weight room. Kids were at the pool screaming every night till 10pm. And although it was only a 100 yard walk to the gondola, it felt like a long hard walk with kids and equipment in tow.

If I go back to Keystone, I think I’ll try to find something “inside” of River Run Village next time.

Arapahoe Lodge #8103 - Dusty, grimy, splattered walls. In need of renovation. This is a great location, just minutes from the chairlift, with great views of the slopes. However the condition of the unit was nasty. We spent two hours cleaning the night we got there. Hadn't been cleaned properly for...months, maybe years. The dust on the light fixtures, every baseboard and even the furniture was measurable! Every place a person would touch (around light switches, oven knobs...) there was visible black grime. We found a roll of paper towels and Windex and cleaned everything with it...even the lamp shades! The couch cushions and bedding we took on the balcony and banged the dust off, then left them all out in the 7 degree air all night to kill anything living on them. After all of that, the place was tolerable, but I still wouldn't walk barefoot!

Room Tip: Don't stay in 8103 Arapahoe lodge until it is deep cleaned!!

After years of visiting Keystone, The Springs has become our go-to lodging location for a ski trip. This time we stayed in unit 8811, which walks out onto the pool area and has a view of the ski resort. This worked out great for our kids and provided easy access to the gas grills. The downside was that we did need to keep the blinds closed at night so swimmers could not see in. The hallway is away from foot traffic and very quiet. Although there is some noise from the pool area, it ends at 10 PM. The unit is nicely remodeled with good mattresses, lots of movies, and full kitchen supplies. The Wi-Fi works fine for e-mail although is too slow for streaming movies. We've never had outstanding Wi-Fi anywhere in Keystone though. For us, the best part about staying at the Springs is that we are the closest building to the gondola and ski school. The ski locker area borders the parking lot and it's literally a 2 minute walk to the base. We appreciate the fact that it's not in the middle of River Run, where noise from the streets below can carry up to many of the 2nd floor condos in the village up until the time the bars close. It takes 5 minutes to walk to shops and restaurants. We have not had issues with the pool area being too crowded, although we have not stayed here in summer months. Check-in varies by the unit's management company. Our only disappointment was that for this unit it is not possible to check in early or check out late unless it is vacant the day prior to, or after, our stay. We have found more flexibility when booking through Keystone resorts, although we still prefer to save money and book a specific unit through private companies.

Recently returned from a ski trip to Keystone and a stay at unit 8860 at the Springs. Our group (3 dads, 3 kids) enjoyed the Springs. Our condo had 3 bedrooms (2 with TVs), 2 baths (one bath could only be accessed through the master bedroom, the other had shared access through either second bedroom or main living space). Kitchen had large countertop, plenty of storage, with several bar stools. Opened to dining area and living room. Large flat screen TV, couch and two chairs in living room. Also had a nice balcony. Our view was of some side hills - not of the ski hill/pool area. While not super-fancy, the condo was very comfortable for our group of 6 and suited our needs fine.

There is no front-desk at the Springs, but there did appear to be staff people on-site. No daily maid service. We called for extra towels, etc. and our requests were met with reasonable promptness. The pool area is very nice. Kids enjoyed the pool. There are two large hottubs, which were clean and seem well-maintained.

The location of the Springs is great. Parking under the building is free. It is a short walk (2 minutes) to the Gondola (just requiring a walk through parking lot) and the River Run base area. No problem to make the trek in ski boots. We were surprised how quiet the River Run base area is after skiing. There are several restaurants to choose from and typical ski area shopping.

Tips: 1. We had the condo pre-stocked with food and drink from Peak Provisions. This worked out great - everything was already in place when we arrived - no need for the dreaded stop at the grocery store.
2. There is an overnight ski-check for $5 right at the gondola. So, if you don't want to carry your skis back and forth, this is a good option.
3. As noted above, our unit did not have a view of the slopes. Many of the units looked out at the slopes, which would've been nice.
4. I bought a season pass to Keystone (which was only a few bucks more than I would've paid to ski for 3 days anyway) and as a season-pass holder, we saved a significant amount on lodging.

Wow. We have been renting at various ski resorts for years and have never been in such an ill equipped condo, ever! We own rental properties ourselves, so have an idea what to expect. We are currently staying here and are thoroughly disappointed. The Springs itself is great and our friends have the unit two down from us (which is very nicely appointed!) but our unit is ridiculously outdated and lacking many amenities for the price we paid! The refrigerator and stove top are bottom of the barrel, there is no pantry so all snacks, etc are piled on the counter. Everything was done in the cheapest way possible...and it shows! I feel like I'm in college because we are all living out of our suitcases due to lack of dressers. No little things like tee towels in the kitchen, a hamper to carry laundry, the list goes on and on. The owner should be ashamed of themselves trying to pass this off for the price we paid.

The Springs is the place to stay if you are traveling to Keystone with children! Mostly because of the outdoor pool and waterslide that they will plunge down into when it is -10 degrees. The outdoor hot tubs outside are perfect for after a long day on the mountain.

We stayed ina two bedroom condo at The Springs and it was well furnished and equipped with everything that we needed. The living room has a large leather couch that has a pull out bed and a fireplace. We could see the mountain and the Keystone Gondola from our windows.

The kitchen is large and there is plenty of seating at the countertop bar and at a kitchen table that seats 6 with chairs and a long booth like bench. The Springs also gives you a storage locker in the garage so you do not have to haul up your skis or snowboards into the condo.

There is a nice lobby area with a pool table and even a kids playroom for younger children and there is a movie room!

The Springs is very close to the Village and Gondola - which is also right next to the Ski & Ride School. It's really the ideal spot for families with small children that are taking lessons. It is luxury and a bit pricey.
