The Springs is the exciting "action packed" place to stay at River Run in summer. We have stayed at the Springs off/on. The Springs is close to the village, which is nice. The Kidtopia events are great! The gondola is a 2-minute walk. The Snake River flows through the property. Lots of rec-paths.

Beware: The pool is constantly packed from Thurs to Sun; great if you like lots of kids jumping off the rocks, running up the slide, parents encouraging kids to break rules, etc. If you want quiet Colorado Rocky Mountains, this place is great Mon, Tue, Wed. Maybe Thurs morning. The pool side rooms are VERY noisy most nights, until 10 pm or later....kids screaming (although happy screams), party-type people drinking by the pool, etc. The sound is amplified due to the building's L-Shape. The other rooms facing the road are pretty quiet.

Usually lots of weddings and large Family Reunions, esp on weekends. If you are planning a "couples" weekend, you may want to check elsewhere.

There are 1, 2 and 3 BR units. All units are privately owned by homeowners....some are managed by Keystone Resorts, some are managed by realty companies, and some managed privately. There are some consistencies, but the units are all differently decorated.

The Keystone Resorts staffing is very light/skeleton due to "summer budgeting." There is no on-site person to help deal with issues (noise, unit problems, etc). The closest staff is down the road. There is an HOA Property Manager....however he is mostly there to take care of HOA needs, not hotel guests.
We would return here b/c we love Colorado and Summit County. However, a room far away from the pool would be required.

The past few years we have booked several condos through Vail Resorts Central Reservation office (Lodge at Vail in 2012, Crystal Peak Lodge @ Breckenridge in 2013 and 2014, The Springs @ Keystone in 2014, and Red Hawk @ Keystone 2014); and we have had great luck up till this trip. To us it was worth paying more to book through Vail Resorts (vs. VBRO or other) so that we had access to the onsite management and maintenance, daily housekeeping, and typically better equipped condos. But that wasn’t the case this trip. The average price per night was higher at The Springs than equivalent room at Crystal Peak Lodge (5 star rating), so we had high expectations. Our expectations were not met.
The arrival process was made difficult by the fact that one of the two elevators was nonoperational; this was a continued source of frustration throughout our stay. Luggage carts were also difficult to come by, we ultimately found one by going floor to floor and finding them abandoned in the hallways outside of peoples rooms (this is an issue caused by lazy guest and not necessarily property management). Since the operational elevator only went to the 4th floor, those guest staying on the 5th floor had to ride to 4 and than take the stair up one flight – unacceptable. Complimentary Bell Service should have been provided for the guest on the 5th floor.
As far as room issues… We read all the reviews and were expecting warm temperatures due to the lack of air conditioning, but we were not prepared for how warm it would actually be. The fact that all the windows are on the same side of the building eliminates the ability to generate a cross breeze “if” you open the windows. Two of the bedroom only had sliding doors w/o screens and no windows, so leaving them open was an issue, the bugs flocked in at night to every light source (televisions, iPads, and phones). And the windows that had screens, the screens were falling out, again letting the bugs in the room. Air Conditioning would have been nice. But due to the lack of air conditioning - ceiling fans, and window/door screens would have been nice. Also since our rooms faced US 6 and Montezuma Rd, there was a considerable about of traffic noise when the windows were open. There were not enough pillows, especially if someone were to sleep on the sleeper sofa. The kitchen was very poorly equipped (unit# 8888 was much better than unit# 8860). When showering there was a very fine line between cold and scolding hot. And as the shower temperature got hotter the water pressure dropped drastically. I think our biggest issue was the lack of daily maid service, clean towels, and toiletries (soap/shampoo). In the past 3 years I have booked 6 condos through Vail Resorts Central Reservations. The reason I pay extra to go through Vail Resorts and NOT VRBO, is for the added amenities such as daily maid service. Nowhere in the hotel description or booking documents did it state that housekeeping services would not be provided.
The pool area was beautiful! It is one of the things that sold us on this property. However online photos make is look so much bigger than it actually is. This area was way too small to accommodate the number of guest trying to utilize the space. We first visited the pool early in the morning on 07/03/14 and it was as warm as bath water (nice!), but when we returned that afternoon and throughout the rest of our stay the water in the pool was COLD. Not sure why they turned off the heater?
I’m not sure why this room is more expensive than the rooms we booked at Crystal Peak Lodge or the room we booked at River Run Village? These condos had one less bathroom (3 bedrooms and only 2 baths), had no in room laundry, smaller bedrooms and living space, the kitchen was poorly equipped, little or no storage for clothing (no dresser in the master bedroom), no television in the secondary bedrooms, it is older, and in a less ideal location, and it did not include daily housekeeping service.
Based on the price, location, and amenities I will not stay at this location again. Either I will go back to Breckenridge or rent through owner where I know for sure what amenities I’m getting (preferably a room with a washer and dryer).
Unit 8860 is a 3 bedroom 2 bath located on the 3rd floor. King Bed in master, and queen in each of the other two bedrooms. Furnishings are old and warn and this unit is in need of an update.
Unit 8888 is a 3 bedroom 2 bath located on the 4th floor (directly above 8860). King bed in master, Queen in bedroom 2, and Twins in bedroom 3. This unit has been updated more recently than unit 8860. This would be my choice of the two.

The pool is the best part about this place. It was always busy so it was hard to find time to relax but none the less, beautiful. Our room was just ok. Not cleaned very well but the bed was very comfortable. This is an older place so next time, we will probably stay in the village. If you have kids, they will love the pool! Short distance walk over the bridge to the gondola and restaurants, which was nice. I think that next time we rent, it will be from a property management company and not a private individual. I think that the cleanliness and the shape of the appliances
would be better. There were cigarette butts and trash outside of our backdoor which was gross.

The place is nicely remodeled with new mattresses/bedding, high end solid cabinetry, nice granite and fixtures. The view of the mountain and gondola is excellent. All rooms plus the porch face the mountain. The unit is at the end of the hall so very quiet. It is one of the closest units to the ski storage and the exit to the gondola (just a short walk across a parking lot). Our kids loved the pool area. The water was actually warm enough for a winter swim, and there's a toddler wading pool and two outdoor whirlpools. The lobby pool table was great. We have been to Keystone > 10 times, and this is now our favorite place to stay. However, room quality varies at the Springs and that's why we booked through Home Away. The only drawbacks are that the ceilings are just standard height and there's no TV in the living room (both bedrooms have flat screens). From what the owner said, there will likely be one eventually. There was an issue getting a key at first (it was not in the lobby lock box) and the owner straightened it out within about 15 minutes by involving the Keystone resort staff. The underground parking was great, too.

We rented this unit in Feb and had a great experience. It is very close to the gondola - just a short (although icy) walk through the parking lot. There was ample space for our party of 6 adults and 3 children. Very nice that each room essentially had its own bathroom. Kids loved the bunks. Our only issue was with the heating/cooling of the unit. It was extremely warm at night even though we basically turned the heat off. Something must be wrong with the thermostat.

We have been using Rocky Mountain Resort Management for years and they have always provided the best service. We have stayed with them in Keystone and Copper and love the helpful staff, the APP they have is awesome, and they are always helpful with extras like rentals and tour packages. We will be back again again

We enjoyed our stay and the use of the RMRM APP to assist in our stay and direction around the county and area. I find that many that have a small problem complain so I think it is important for us to compliment when we can. RMRM should be raised up!!
