Located seven miles from Squaw Valley and 5 miles from Alpine Meadows, this motel offers exceptional value and convenience for skiers in the winter. Also, it's right on Lake Tahoe for summer travelers. It's not a fancy place, but the rooms are very clean and comfortable. Plus there's an excellent breakfast offered in the morning including homemade waffles, hard-boiled eggs, choice of cereal and toast with coffee, tea and orange juice.

The setup is perfect for skiers: plenty of hangers for (wet) ski pants and jackets, a wall heater where you can put the gloves on top of it, warm shower, clean and comfortable bed. The room is small but plenty for two people. The complimentary breakfast is one of the best I've had at a motel/inn. The lady at the front desk is very friendly and will cook pancakes for you!

There's a quote by Heinrich Heine above one of the rooms. Not sure why, but it's there:

Husband, daughter and I stayed here in February. We all thought it was a great place, and would gladly stay here again.

If folks are expecting a sleek, modern, luxurious accommodation, then this is NOT your motel. It is a 1 1/2 star set-up, so it won't be fancy. It is a MOTEL, so you'll probably hear your neighbors (but find me a hotel or motel with shared walls where that doesn't happen), and you'll probably be awoken in the morning by someone's car rumbling, especially in the winter.

That said....we thoroughly enjoyed our stay. We thought the beds were comfortable, the shower was clean and had great water pressure, and the room was spacious. As others have noted, the rooms have been painted and nicely decorated. There were Christmas lights outside, which added to the charm. There was a games room, and a (frozen) swimming pool.

Location is great--We walked throughout Tahoe City--to the lake trail and Commons Beach, toy store and coffee house. Although the motel is on the main street, we didn't hear any traffic.

Breakfast was lovely--fresh made waffles, hot coffee, hard boiled eggs, hot sauce, cereal, toast, apples.

We hope to stay here again. Clean, comfy, and a good price.

I stayed at the Aviva Inn (aka Lake of the Sky Motor Inn) over President's Day Weekend 2014 with my 10-year-old son for two days of skiing. Aside from its location, this dated, rundown 50s era roadside motel has very little to offer.

The current proprietors have made a valiant effort to "update" the place with contemporary colors here and there, fabric hanging on the wall and a new sign (about the only new thing I noted on the whole property). That said, I think the carpet might have been "newish." Unfortunately, these efforts fall into the proverbial lipstick on a pig category...

By daylight the outside is dirty and rundown with much dry rot and disrepair evident. This is mostly hidden at after-dark arrivals by the inadequate lighting and festive Christmas lights. If you are visiting in summer, I would not count on being able to use the pool judging by its current condition.

Our room was dark, dirty and poorly furnished. The bathroom was shabby and the shower stall had other people's hair in it. The sheets were stained, though I believe clean. There were no doormats outside the doors and so all the refuse and debris that apparently is never cleaned on the outside sidewalks is tracked into the room where it was not vacuumed during our stay. You are not going to want to take your shoes off if you do stay here.

The walls were so thin that it literally sounded like our late-night partying neighbors were in our room with us when they returned with much ado at 2:15 am on the second night. On the first night, we were awakened at 4 am by the local police who were arresting a severely drunken young woman who was noisily fighting with a companion in an alcove three rooms away.

From what I could see through the windows of the couple of vacant rooms near ours, our room was representative of what the place had to offer.

The much bally-hooed breakfast is literally a waffle made on a single waffle iron by a much too cheerful woman (given the state of the rest of the place around her). Oh yes, there were also a few slices of bread, a dirty toaster, some jam and butter substitute along with a couple of hard-boiled eggs. The dining area? One three-foot round table with two plastic garden chairs in the corner of the 8 by 10 foot "lobby."

This place is long past its prime and I saw little evidence of anyone trying to do much of anything substantive about it other than the few cosmetic items mentioned above. Unfortunately, the basics of cleaning and maintenance seem to be all but ignored and the employees I encountered seem to be blissfully unaware of the state of things around them or common standards for contemporary hotels. Perhaps it could be made marginally acceptable by a LOT of cleaning and maintenance but then only marginally so at best. A MAJOR renovation is what is required.

I'm not sure the origin of all those glowing reviews, but they are definitely not describing the hotel I experienced last week. This is the first time I have encountered such repeatedly, blatantly inaccurate descriptions on Trip Advisor, but the one thing I do agree with them on is that the waffle was definitely the very best the Aviva Inn had to offer during my recent stay!

Room Tip: The neighboring Pepper Tree and America's Value Inn looked like much better places to stay.

The aviva is a slightly renovated older motel, with nice modern design touches to the room. Rika and her friendly attitude is the reason I will come back. I arrived at 8pm but still upgraded me to a King bed instead of the Queen I reserved. She prepares great Belgian waffles for your breakfast. I was ready to go on my long snowboarding day.

The rooms are very decent, comfy, warm, with a nice little modern design touch to try and lighten up the older furniture. It works. The TV is a tube and dated, but who the heck wants to watch TV when you have a direct view of Lake Tahoe?

This is the type of place I value, because they are kind of the underdog. People prefer chains or casinos, that are tacky and blingy. This place is modest yet comfortable, clean, friendly, and at an excellent price point. Ideal for a short stay.

My Girlfriend and I stayed for just 1 night. We woke up that next morning to a beautiful sunrise right over the lake. Walking distance to the lake. Staff was very friendly and breakfast hit the spot. I highly recommend staying at Aviva Inn!

I stayed with my husband for 3 days this december. It is very close to alot of shops, restaurants and pubs, even walking distance. Its about 10-15 minutes from the slopes (squaw valley and alpine meadows). The room had a microwave and small refridgerator. The room was pretty spacious. Hot water and a good heater. The only thing that I wish could improve was that it wasnt that clean. The walls had weird stains and the corners were pretty dusty. The bathroom was outdated and also looked kinda old. Also the bed made a squeeky noise everytime you moved a little bit... Needs improvement but in a great location for skiing.
