Great location and they are improving the property. Very quaint property right across the street from the lake. Great waffle and fruit breakfast (included) in the am. I think they are in the process of re-doing the pool so that was not available but other then that great place

We booked this hotel based on the Online photos and reviews. I'm sorry, but the pool had no water for at least a couple of years. The hotel smells, no air conditioning (it was 88 there when we stayed.) Walls are so thin you can hear others in their rooms.

When asked about what I can FALSE Advertising - the Owners said they have no control over their own website, was a lie in my opinion. Stay as far away from this hotel as possible.

My friends and I came to Tahoe City for a birthday party and to go rafting on the Truckee River. Aviva was a great hotel for us. The front desk staff was really helpful and put together a lovely breakfast. They also suggested some good places in town for dinner. The rooms looked nice, were clean, and were well designed. The location was quiet, but close enough to walk to all the nearby attractions. A great hotel for the price!! We will definitely come back here next time we are in the area.

After reading all the good reviews, we decided to give it a try. Don't understand the excellent ones.

Pros: The location. Right across the street from the lake and shopping center with CVS and Safeway. Lovely walking/biking path along the lake, and you can walk all through Tahoe City and never have to drive. The room was nice and clean, although the bathroom needed help.

Cons: Paper thin walls, had to pound on the wall at 3:30 AM to get the guy in the next room to turn the tv down. Tried calling the front desk to no avail. The refrigerator was loud and the fridge, TV and microwave are all on top of the dresser. Tiny bathroom and no blow dryer, the ceiling fan didn't work as well. The landscaping is horrendous, and a defunct swimming pool half full with stagnant water, NASTY!

If the owners could put a little money into the place, it could be a great stay.

We arrived into Lake Tahoe, CA around 11 pm after a very long and difficult road trip. We did not have a reservation and hoped to find a clean, cheap room. The town of Lake Tahoe seems to shut down around 10 pm as we saw several signs on hotels that they were closed. We were about to give up and just sleep in our car, when we tried one more hotel. Thankfully, Rika Dyer answers the bell, with a big bright smile and checked us in. The room was clean and comfortable. The next morning, Rika is there again, ready to make waffles for customers. She works 24 hrs a day! She is a GEM , who goes over and beyond the norm of customer service. Her warmth and genuine personality makes up for any imperfections you may find in this motel. These type of employees are hard to find as well as to keep. We hope to see her and stay in your hotel again, next time we visit.

Nice room and comfortable beds for a smaller room. Great location right across from the lake and all the biking/walking paths. The room had a refrigerator, a microwave and a nice shower. Rika was very nice at breakfast, making waffles. There was cereal, juice, milk, fruit, coffee and fruit as well. The dining area is tiny but you can take your food back to the room on provided trays. The Inn also has free Wi-fi. We went during the week in early June, and for under $60 with breakfast included, it was a great value. The only negatives are the walls are a little thin and the pool was not available. We would definitely stay here again

We went to Tahoe City for a quick family getaway and were pleasantly surprised with Aviva Inn. Close to the shore and close to plenty of amenities. The rooms were clean and decent and Rika was very helpful every step of the way. Waffles and coffee were above average. We will definitely stay there again.
