Everything was very nice during our one night only stay at the Pepper Tree Inn. Very comfortable beds, lots of amenities in the room (besides the toiletries there was fruit, cookies and two bottles of water - although a welcome sign advising if the snacks and water were free would be nice, since I am used to staying in hotels that change for these items left in their rooms, I did not take the water.) I could have used the water when I went to the fitness center because there they did not have water. I mentioned this at check out and they advised that there was a spicket for drinking water in the restroom?? I would never think to go in there for drinking water. I suggested they place a sign next to the towels to advise their guests.

This hotel was reasonably priced for Santa Barbara, conveniently located, and the service was very good at the front desk. The property and rooms are dated, but touches have been added such as extra bathroom amenities and a fruit basket. Breakfast is not included, but there is a breakfast restaurant on the property.

We recently stayed two nights in this hotel and were delighted with the room, service and location of the hotel. we were lucky enough to get a room leading onto the pool. There were plenty sun beds available and a very handy ice machine and vending machine at the pool area. I also used the laundry and the gym is small but good. The staff at reception were some of the nicest staff I have ever encountered. They were polite helpful and any request was dealt with promptly and efficiently. The little extras of the complimentary water and fruit, tea, biscuits in the rooms were appreciated and also reception has a good stock of fruit, coffees etc. there is a shopping mall directly across the road which had a large Macy's etc also some small cafe's, Starbucks etc. we ate in Marmalade and the food was reasonable and tasty. Whilst in California we stayed in six hotels and this one definitely was the best value for money. The rooms were large with a nice recliner armchair and large tv which came in handy for my husband to catch up on World Cup matches. We also had a 17 year old teenager with us and she was very happy with the facilities. I would highly recommend this hotel to anyone.

Room Tip: Ground floor with pool access definitely worthwhile

The room was very clean. The hotel provides many amenities, fruit, water, cotton balls, q-tips, and even washes your car windows. This hotel has everything you need. the beds were comfortable and it was a very pleasant stay.

Friendly Hotel. Nice people behind the front desk. The pool perfectly. water temperature pleasant and also clean. Room fine. The beds sleep really delicious. It's a real American hotel as we had expected. You can here enjoy quiet night's sleep as a stopover.

This is a very nice Inn, away from the action of downtown Santa Barbara so if was very quiet. The room was clean, the staff was friendly. There was no elevator (we stayed on the second floor), but the men were very nice and helped this mother and daughter team with their luggage up and down the stairway. We enjoyed the restaurant right next door; breakfast and dinner were very good!

I read probably 20 reviews on probably 20 hotels in the Santa Barbara area. I am realistic and know that there will be pros and cons for all hotels, whether its location, cleanliness etc. In this case, for the price that hotels offer in the area, I got exactly what I expected. The hotel is outdated in decor, but CLEAN. The pool area and landscaping are exactly as guests described. It kind of felt like I was in someone's hacienda style backyard. Very cozy and homey. The restaurants across the street are convenient. I asked for a quiet room so they put me way in the back. Room 366. I liked the fact that it was in the back however we had one of the only rooms if not the only room that didn't have an outside sitting area that faced the courtyard. Our sitting area faced the parking lot so if its a big deal to you, don't take room 366. Otherwise it's fine. It was a convenient room for a quick getaway in the morning as were able to park our car right up to the outdoor sitting area and load gear quickly for my boys early AM baseball event. The bathroom was super closed off from the bed area and private which was good because I had 2 boys with me. The sink and mirror was separate from the toilet and shower which also works well for getting ready in the morning with 3 people. Our DVD player was broken but it was replaced. I would stay here again.
