“Good But Overpriced”

This is a nice property for Best Western. Located on Santa Barbara's "hotel row" it offers some amenities you won't find in a typical Best Western. Hence the "plus". Bathrobes, patios facing the pool, coffee and fruit complementary for breakfast and in the room. The staff is prompt and courteous. The facility boasts both a suite and a conference room (located separately). Breakfast is not included but there is a restaurant on the property and Jeannine's is a half mile easy walk away. All that being said, you are paying a hotel price for a motor inn. I paid less for a beachfront villa in Cancun. You will need a car to get virtually anywhere except breakfast (the property is not within walking distance to the quaint part of State Street, nor the waterfront, nor the Mission). The hot tub closes up at 10 pm. I would recommend this place for families or friends traveling by car. Business people or couples looking for romance should book closer to the water.

Room Tip: Ask for a room facing the pool/garden area.

Good ambiance with flowering plantings and tropical pool area. Definitely get a room with direct access to the pool! Rooms have all the essentials you need, but are essentially basic quality for a Best Western.

The Pepper Tree Hotel is a family run hotel. Close to shopping, and the main street in Santa Barbara. The Hotel is clean and has beautiful gardens. Staff is very friendly. The Restaurant on the property has good food.

We stayed in Pepper Tree in for one night and we would have happily stayed a couple of more as we wanted to see more of Santa Barbara and we really loved the hotel. The room was clean and spacious and the bed was very comfortable. We had a ground floor room facing onto the pool with our own little seating are in the shade right outside the patio door. The pool are was really nice and very well kept and you would never know you were close to a road because of the beautiful greenery and flowers surrounding the pool. Staff were very very friendly all over the hotel. This hotel has real character and is the ideal base for exploring SB.

Actually, when I made my reservation for the Pepper Tree Inn I thought I was booking a different Best Western motel. But I was pleasantly surprised. Located in a quiet neighborhood, the Pepper Tree has a large common outdoor area with a mature and gorgeous magnolia tree, lemon trees, bougainvillea draped balconies, private patios, swimming and hot tub pools. Coming from a cold mountain climate, I basked in the warm air and luxurious landscape. Our room was ample, although the bed linens and towels were a bit shabby, including pillows either lumpy or so old and flat they could be folded in two. A couple of problems came up during our three-day stay - a non-functioning refrigerator, which was promptly replaced, and a clogged bathroom sink, also taken care of immediately. I thought of this place as like staying with an old favorite aunt, where you are willing to overlook some inconveniences for the sake of the overall experience. Reception and housekeeping staff were attentive and thorough. When informed that we had lost some food because of the defunct refrigerator, we were compensated for the loss. In spite of these inconveniences, I would stay here again.

We stayed one night in a twin room on the first floor. The room was spacious, clean but a bit dark. We enjoyed the patio with direct access to the poolarea, but I guess the upstairs rooms will have more light. We also appreciated the good wi-fi and guest laundry, and the fact that both Macy's and Wholemart are very close. So are several other eateries. Staff were average in regards to greeting and service. 

The late check-out (12) gave us time to relax in the pretty garden and the pool. We did miss pool towels though.

Stayed with a group, wished to stay longer! Great surroundings, yes, Macy's across the street. :)Loved the access to the pool from the room. Felt like a little village. Great place to stay for several nights and with a family.
