We thoroughly loved our stay here. They have a heated pool, and spa. I had seen a complaint on another review about the pool being cold. The pool was very cold at 3:00 pm on Saturday of Labor Day weekend. I informed the manager- to find that no one had complained! So always make them aware! By the next day it was a perfect 85 degrees. If the pool is too cold the management will fix it , but it takes time. The room was an excellent value, a queen bed, queen sofa bed with a kitchenette. This was a must for us as my grand kids are 3, and 6. We always had snacks and/or meals available- and didn't need to take tired grumpy kids out to eat. The ad says 2 blocks from the beach, but between the hotel property and the steps to the beach is about 20 feet! We loved it!

Very clean, helpful staff and nice sized rooms. The location is the best part, it is close to restaurants, the beach and shops, but not right on the main drag either. I was so happy I didn't have to fight throngs of people or traffic to get there. It is a nicer location than the spendier hotels a little north and on the bluffs. I am not sure what all the fuss is about a bad breakfast, personally I skipped it and went to Penny's All American Cafe which was a block away on Price St.. There are also other options on Price St. as well.

Hotel was good. Had a little view of the sea. Room OK - fairly standard motel style room albeit on the third floor - bedding could do with being updated. Liked the table by the window is you could see the sea. Beach is walkable and the little town as well and Pismo is really nice. Had a baby next door to our room which cried most of the night which kept us awake so would have been good if they were away from people (hotel wasn't full). Breakfast is rubbish - skip it and walk a little to the right of the hotel were you will find the legendary cinnamon rolls (slurp)! Ok for a night or two but if you're staying a week you might want to look to some of the bigger places.

On the plus side you can walk to the beach and the staff are fine.

Negatives

Firstly breakfast is just a chocolate muffin and some self serve coffee with powdered milk in a very odd room on the roof. It would have suited us better had they said we don't do breakfast then we would have known to pop out to one of the many cafe's nearby.

Room was quite musty and they do allow pets in rooms.The combination of pets having just come in after swimming in the ocean then into the rooms cant make it easy to keep fresh.

Rooms were dated but functional.

If you just want to ditch your gear, dive in the ocean and don't come back until you need to sleep then this is ok but if you are going to spend any time in the room then it's not great.

This hotel is situated right on the beach front; unfortunately the August night we were there the cold sea harr rolled in! Check-in was smooth, but we got the impression this was a family run hotel and we had to stick to the rules or there'd be trouble. We negotiated two flights of stairs to our room, which was a good size and clean, but, rather dated. The WiFi was intermitent - more off than on.

A breakfast muffin and juice is servered in a function room overlooking the beach.

Nothing at all wrong with this hotel, it just needs modernisation (both the buildings and the people).

We have visited Pismo Beach every year for the past 18+ years, the past two years we could not make it, so we were so excited that we were going back this year. We have stayed at the Edgewater for at least 5 of those years. Since we are a family of four, we always stay in a standard suite, this year in room 305 and we usually always stay at least 4-5 nights and 5-6 days. The rooms are clean and well stocked. They provide you with everything needed for a kitchenette, they provide a large refrigerator, microwave and toaster, we save alot of money by bringing food to prepare, mostly breakfast. The edgewater's continental breakfast is lacking, it is only juice, coffee and muffins, really the only complaint about the hotel. Plenty of closet and drawer space. The bedroom has a tv, closet and a door, awesome for my husband and I. Beach access is fantastic, downtown Pismo access is fantastic, we walked everywhere and saved on gas too. We are always on a budget for vacation and this hotel meets every need we have for a family of four to stay and have a great time! The weather was perfect, end of July, beginning of August is the perfect time to go.

We came back again this summer after such a positive experience last year. This year we decided to do the suite with a balcony (room 339) and loved it!!! The view is amazing and is at the end of the hotel wing - the balcony view is ALL beach and ocean! Check-in was smooth and room was actually ready about 30 minutes early. Only complaint is the breakfast - still a fairly dry muffin and some coffee/tea/orange juice. Loved the pool and spa - we were in the pool each evening for a night time swim! My kids are already talking about coming back again next year!!! Location is perfect - we never drove our car once we got there; just walked to everything. If you can, splurge on the 139, 239, or 339 (balcony) end-suites....soooo worth it!
We did not have any issues with the Wi-fii as in previous reviews, and we used our computers quite a bit (especially to order clam chowder from Splash Cafe!)
Cannot wait to return!
