“Much better than expected!”

Very well appointed room with fridge, microwave, cable tv, double queen beds nice shower and tub.. Very quiet, clean, great breakfast (neat pancake machine). Not to far from beach and attractions. We walked to the pier and cafes from the hotel(about 1.5 miles-we are in our late 60"s). Front desk staff were very helpful and friendly. Computer available if you don't take yours. Oh yes wonderful oatmeal and chocolate chip cookies throughout the day. Small pool and hot tub.

Room Tip: 2nd floor toward the rear will assure the quietest rooms. The windows can be opened on the 2nd floor...

The place is not clean. The room smells of cigarette even when it is a non smoking room. The front staff checked another person into the same room i was in. She walked in to the room, starling me. I can't imagine what would happen to my belongs if i were not present when this happen. Absolutely poor management.

Spent two stays here this week- Monday night and Thursday night fir flights in/out of John Wayne/Orange County Airport.

Best part of my stay was very friendly, helpful employees. Special shout out to Alan for recommending The Rusty Pelican for dinner and giving me free appetizer cards!!

Parking was good, but $7.50 per day- always a bit of a satisfaction drop for me when hotels nickel and dime you with things like parking. This place is NOT on the beach- but maybe 6 minutes drive to it. Likewise the Holiday Inn Express and Best Western in Costa Mesa is about 10 minute drive and is $50-$80 cheaper per night, free parking, and a bit nicer. Employees at both Holiday Inns and the Best Western are great.

Rooms are OK- bed the first stay was hard, worn, uncomfortable. Second stay bed was better/ok.

Will likely not be back, as other options in the area are better value and a nicer hotels.

This is a holiday inn express but i didn't know it from the facility has a great courtyard by the pool close to lots of dining options and the rooms were clean this our company's go to hotel when we do sale meeting is SoCal

Great service. Location is great from the peninsula.. There's restaurants around the area just incase you don't want to go down to the peninsula ad have bar food. But can ride is not bad 15-20 dollars depending on traffic but at night it's not bad..over all

My husband and I recently booked a block of rooms here for our wedding party and guests as our wedding was being held right across the street. We couldn't be happier with our decision. The location was great, the staff went above and beyond and the rooms were very nice. It's no secret that Newport Beach is an expensive town, so having this little gem here at a reasonable price (and all the Holiday Inn amenities that you expect) was a very lucky find.

The breakfast is hands down the best complimentary hotel breakfast I've ever seen. Normally hotels advertise a lot more than they deliver but this place had several types of hot eggs, oatmeal, cereal, bacon, ham, baked goods, fruit, etc every morning in a pleasant atmosphere.

As mentioned the staff was amazing. Rachel Lei, the manager went out of her way for us. We'd emailed back and forth dozens of times prior to our stay since we had 12 rooms booked, some of which were being used for a full week by our out of town friends and family. She is always so professional, and really takes the time to make sure everything is as it should be. Nobody is "just a room #" here. The night we checked in we got a friendly hug from her, and there was a bottle of bubbly, roses on our bed and a hand-written card waiting for us. It was really special.

The amenities are good too - free Wifi, the beds are super comfortable and there's a gym, small pool...all the things you'd need from a local hotel. You've got the water across the street, lots of restaurants and bars and definitely a beautiful area to be in.

Bottom line, this is a great hotel. Great location, good for business or family trips, and the service made us feel like we were at a 5-star hotel yet were only paying the Holiday Inn Express prices. We'd recommend this hotel to anyone looking to stay in Newport and save a few bucks. Trust me, skip the Balboa Bay Inn across the road. It's not worth it, but this was.

We are loyal Holiday Inn Express customers. When we needed a place to stay overnight before catching our boat to Catalina Island, we chose this hotel. It was a very short drive to the parking lot at Balboa Pier where we were instructed to overnight park. The rooms in this hotel are a little smaller than the average HIE, but very nice. There is a $7.50 per night parking fee to be aware of. Breakfast was very nice, higher than average quality yogurts and oatmeal, in addition to all of the standard excellent breakfast fare HIE offers. Our only big downside was that the fire alarm went off during the night, waking us from VERY sound sleeping. It was a false alarm, and I understand that these things happen, but we received no apology, explanation, reassurance or any kind of compensation from the desk staff or management.
