“a good middle-of-the-road place to stay”

my partner and i stayed with two friends for five nights on our final leg of a two week tour around the west coast (our friends had a previous positive experience here). we'd never been to newport beach before and the location was fantastic - it really is a beautiful place!

- the hotel is easy to find being just off a main road; it was quiet in the complex itself so don't let this put you off. we arrived late at night after a long drive from las vegas but the check-in was swift. our room was on the second floor which was fine but a word of warning about the stairs after the elevator would have been appreciated with six suitcases in tow!

- room was clean and had enough space to comfortably accommodate four adults. i expected it to be more modern but the holiday inn chain is slightly different in the UK. personally, i didn't find the bed particularly comfortable but that's personal choice as opposed to the hotel's fault - i just prefer a softer mattress! facilities were fine, although the wifi was a little temperamental, but i was surprised there was no safe in the room. i guess that says a lot about the area as we felt really safe, even when we were out until late, but if we had started our holiday here, i would have been uncomfortable leaving my spending money behind yet wouldn't have wanted to take it all out with me either.

- although it doesn't look like much, we enjoyed the pool area. the beach balls are a great addition and it's nice to see the management considering guests' enjoyment beyond the rooms! the best time to go to the pool is the morning when the sun is on it - by mid-afternoon, it got a little cold! car parking was plentiful although quite expensive - it does add up after a few nights' stay. maybe include it in the price? the area didn't seem to offer much in terms of public transport so i can only assume the vast majority of guests drive there. you will need a car to get around the local area regardless as whilst it's lovely, most of the attractions aren't easily accessible on foot. there are a couple of decent-ish looking restaurants within a stone's throw so you're not completely stranded but if you want to go to the beach, hop in the car or grab a taxi as it's a five or so minute drive away. parking was free on the streets surrounding the beach.

- generally speaking, the location of the hotel is great. i wouldn't recommend it if you want to mainly visit LA but we dropped one of our friends off at the grove during our stay in newport which took us about an hour so it's fine for a day trip. anaheim, laguna beach, knott's berry farm and the airports are all within a good distance; san diego is just over an hour's drive away.

- free breakfast was again, a good bonus of our stay. a selection of hot and cold items were on offer and the breakfast room was big enough to accommodate everyone. however, there was only one toaster so queues formed at times. on another occasion, we noticed the breakfast being cleared easily half an hour before what we thought was the finish time (we ate at 9:30, thought breakfast was available until 10am).

- the only minor issue i experienced during our stay was waiting about ten minutes at the front desk for some quarters to use in the laundrette. i rang the phone hoping to get someone's attention, tapped the desk...no-one! in the end, i had to go searching for the clerk who i found having a chat in the manager's office. i appreciate that staff may need to go elsewhere during the day but it was a bit ridiculous considering my simple request that i couldn't resolve without them! a service bell would have been handy as i felt a little awkward stepping into the manager's office, interrupting a conversation to ask for quarters!!!

if we were to find ourselves in newport beach again, we'd definitely consider staying as overall, we were provided with a consistent service that reflected the cost. this hotel isn't by any means 'luxury' but it was clean, comfortable and provided more than just a basic service. as long as you don't expect the best, you won't be disappointed.

Room Tip: might be best asking for a ground floor room if you have lots of baggage!

The rooms are decent size, well appointed and comfortable. Ocean view rooms are only a sliver of a view. Not really worth the extra cost. Although the hotel is on PCH, it's very quiet in the room. The breakfast was great with a wide variety of choices, including hot foods. The kids loved the pool and the seating around the pool was nice. The staff is fairly friendly. It's a good spot to get around the Newport Beach area.

I stayed here only because I was attending a wedding that was on a boat just across the street. It's a nice comfy place. Nice room and it was clean. The breakfast was good and the attendant kept things stocked. My only complaint is that I paid extra for a "partial bay view." That turned out to be a joke as even though I was on the 2nd floor there was a palm tree right in front of my window and even if you could look around it there was a building across the street blocking the view of the bay. This is very misleading and I'm sure many people like me fall for it.

Room Tip: Don't pay the extra $$ for a Bay View, you won't get a view at all!

My children and I stayed the night here after viewing the Harbor of Lights (Christmas boats lights). The room did not have an operating heater. When we brought this to the attention of the front desk, we were moved to another room (no problem). The hotel was right across the street from the viewing area at the Boy Scouts Sea Harbor location for the Harbor Lights. There was a free breakfast the next morning. I can't really complain about a "free" breakfast.

The place is nice and quiet, even tho it is on a busy street. The rooms were clean. The service was good. Continental breakfast was ok. Could have been more selection. It is nice and close to harbor. The staff was very friendly and helpful.

This is a perfect hotel for anyone not looking for luxury but you still want a very good hotel to stay in. Me and the beautiful lady were looking to getaway from the L.A. area, where we live, for a couple days, and decided to spend some time relaxing and enjoying Newport Beach. This place is super clean, staff is great. They treat you like 5 star guests. The fresh baked cookies and candy at the front desk was a very nice touch. The pool and whirlpool were both clean, pool had pool toys for kids, and a cabana in the pool area. Breakfast in the morning wasn't the best I've ever had, but I'd still give it a 7/10. The pancake maker machine was awesome. As far as location goes, it's a close walk to a couple really good restaurants, like the Rusty Pelican, that had a view of the harbor. The front desk guy recommended it to us. But as far as the beach and all the fun stuff Newport and Balboa has to offer, you will have to drive it, but it's a quick 5-10 drive to everything. And with everywhere having free parking just about, I actually preferred this as we were able to drive our car to the thick of the area, park all day, and do what we wanted, and drive back to our hotel instead of walk back. To be honest, the hotels staying right on the beach didn't seem as clean as this one, being that they are right on the sand and beach, and a lot more busy and loud. My only gripe with this place is that while it was still cheaper than other hotels, it was still a pretty penny for a Holiday Inn. It was a value, but I've payed to stay in luxury hotels for the same price as this one. So keep in mind that you are still paying for being in Newport, and that's what you base your value off of, not a typical value hotel that's nice and clean. Still, I would 100% recommend this to anyone, and more than likely will be the only place I'd stay again when coming back to Newport.

Ideal value hotel for exploring the area but you do need a car. Only a short drive to the fantastic Balboa island with its quaint shops and millionaire residences. Go early to get a parking space though. We took the island boat tour which tells you everything you need to know. You can also walk around the outside of island and people watch and take a good look at the properties and their boats. You can get the ferry over on foot to Balboa and the beaches at the cost of 1 dollar each!

The hotel is simple with a small pool with a good breakfast and is clean. Staff are friendly and plenty of parking. Within an easy drive to the shops at Fashion Island , Laguna Beach and Huntington Beach.
