“My Introduction to Bed Bugs”

I sort of thought bed bugs were mostly hype before I stayed here. I brought my family to LA for my best friend's wedding. I missed his bachelor's party because I was dealing with the bed bug debacle (I couldn't leave my wife and child in this room while I went carousing around with the boys). After notifying management about the infestation, they sent 3 people over to confirm the infestation.

They offered to move us to another unit, but it took too long to prepare the other unit. By 11pm local time (1am Central time) my 2 year old was catatonic. We checked out of Oakwood altogether and moved to a hotel.

The staff eventually refunded our money without a big hassle, which I appreciate. The staff were professional by and large. I have stayed at other Oakwood properties in northern VA and had no problems. This property is probably an aberration.

Many of the studios (i.e. Warner Bros.) put people up for extended stays in these units. There are enough people in an out of these apartments that an infestation was probably inevitable. Nevertheless the condition of the mattress (rips and tears) lead me to think that they don't maintain and/or replace their mattresses frequently enough.

All in all, I would not stay at this property again, as the bed bug infestation has caused my family quite a bit of stress (we've had to go to great lengths to de-bug our clothing and our luggage). In fairness, on the other hand the staff do seem to be professional and well-trained overall.

Room Tip: Go elsewhere.

I am extremely disappointed in Oakwood. The sales people are PHENOMENAL. They will sell you on the place instantly. They will tell you about all the fantastic amenities, and "wow" you with their "high occupancy" rate. However, what they don't tell you is:

A. The windows are SINGLE pane glass and almost all sound gets though. Remember folks, this place is mainly for child actors. Its LOUD. Oakwood should take some of that "high occupancy" money and invest in some insulation and 3 pane windows.
B. Security does practically nothing to contain the noise at night. If you are by the pool and hot tub area's, you can hear people talking until 3 am. It sucks.
C. Nearly impossible for a guest to find your unit. The property is HUGE. They have almost zero markings on parking lots, yet assume every guest can find the letters on the buildings. NONE of my guests can find my unit.

The actual units are very spacious and nice, and the location is superb. However, they really need to care more about the resident experience.

I stayed in Oakwood for a total of two months. I shared a four bedroom with three classmates I met the day before my classes at the New York Film Academy started. We had our own kitchen, dining area, living room, and two bathrooms. All in all, it was a GREAT experience for all of us because it was walking distance from the school. The problem though is that if you want to get around, you'd have to rent a car which is what we did. This made our stay so much more expensive though. The place is nice to jog around as you can see the Warner Brothers studios right from Oakwood. Some of the neighbors are really friendly too. There's also the awesome jacuzzi and the pool area. The gym's okay, but the equipment's not much. The wi-fi is $30/month which is fine since it was pretty fast. However, it resets every 3AM and it takes awhile to go back. That was a problem for us since we would usually stay up 'til very late to work on our respective projects. Overall, I recommend Oakwood to anyone who's willing to spend for it. It's pretty expensive to be honest. I want to go back someday!

It has been a while though so my date of stay is a bit inaccurate.... All in all an average place to stay at -- I just found the parking area to be a bit scary at night

This is actually a rather nice place to stay, HOWEVER it isn't paradise.

The good:

- Units are fairly well appointed. (I had a partially furnished unit and brought my own linens, dishes, pots, etc.)
- I had a corner unit with a wrap around balcony, and there was plenty of greenery to look out on. Traffic/noise was not a problem.
- The place is very clean. Much cleaner than other places I have stayed.
- Security is great.
- When some noisy neighbors terrorized the building with a few all-night parties, one phone call to security put an end to it. Yay!
- Laundry rooms are kept fairly clean and were never too full.
- Convenience store is VERY convenient. Good hours, good selection, prices weren't too bad.
- Location can't be beat.

The bad:

- The internet access is HORRIBLE. Couldn't watch even the shortest video on YouTube, and web pages took an average of 20 seconds to download. It was great when I first moved in, but then they "upgraded" and everything slowed to a crawl. I complained MULTIPLE times and was on the phone with tech support 5 or 6 times. No improvement.
- The beds were rock hard. Had to buy TWO foam mattress pads so that I could sleep at night (was waking up with my arms falling asleep because of pressure points),
- Was supposed to have a TV but it never arrived.
- Plumbing is old and noisy. Bath tub drained very slowly. Water was warm, however.
- Parking is difficult. If you arrive after 9 pm, forget about finding a spot close to your building.

Overall, it was a good stay. The only thing I couldn't tolerate was the Internet. Because my cell phone didn't have good reception in this location, and because they don't allow any other Internet providers in the complex, I was stuck for two months with horrible Internet. Pretty frustrating as I do a lot of my work on the Internet.

So if you need reliable Internet access, I recommend using your laptop to test your reception in the area. Maybe they will fix it if they get enough complaints.

If you'd like to park your vehicle anywhere near the property... good luck! They DO NOT provide sufficient parking spots for paying tenants. They allow boats, RVs, and immobilized cars with flat tires to unfairly hoard the very FEW available parking spots.

Also, they poorly regulate the noise coming from weekday college parties.

End of story: they pay poor attention to the overall satisfaction of clients and tenants.

OK, so you want the lowdown on the Oakwood at "Toluca Hills". Here it is.

PROS:
- Set on a hill adjacent to Griffith Park. Wildlife sightings and plenty of trees give it a refreshing atmosphere away from the hustle & bustle.
- Convenient location between the San Fernando Valley and Hollywood, close to freeways (but not too close), CBS Radford, Warner Bros, ABC/Disney, and NBC Universal studios, attractions, restaurants, shopping etc.
- Huge gated community with nice public amenities: 2 pools/spas, tennis courts, volleyball courts, playground/jungle gym. 2 huge clubhouses with fireplace lounges, TV theater rooms, business centers, barbecue grills and the South one has a convenience store. There is also an on-site Tennis Pro shop, Dry Cleaners, and Beauty Salon.
- Every unit (I think) has a balcony, and corner units have wraparound balconies. Depending on your location, you could have a nice view of the San Fernando Valley.
- Furnished apartments have good furniture, full kitchen amenities, nice carpeting, ample linens, and comfortable beds.
- Most buildings have a laundry facility (kept clean) and mail boxes (be sure to ask).
- Maintenance requests are fulfilled promptly.
- Security seems pretty tight. Lots of roaming employees and guests practically need a background check to get on the premises.
- Pets allowed (1 dog max per unit) for an additional pet deposit.
- You can sometimes get a ride in a golf cart to your unit from the South Clubhouse.
- Occasional fledgling celebrity residents.

CONS
- Depending on the time of year you are staying here, this place can be a bargain or a total rip-off. "Pilot season" (when the TV studios are casting and filming their new shows) is January through March, so it's very crowded with writers, actors and kids trying to get a break in the entertainment business. The summer is also crowded. Rates/rents are high and parking (unless you have paid for premium reserved space) is a battle.
- Many units have windows that face parking lots or other units. If they give you a few units to choose from, location is key. Take the time to tour.
- 2 bedroom units have two floor plans: Dual Master (900+ sq ft) vs. Master w/ 2nd bedroom (1000+ sq ft, with 1 bath off the hallway and 1 bath in the Master). I would say the Dual Master floor plan is best for roommates (those who want their own private baths) or parent(s) with an older child. These units are located in the middle of buildings and basically consist of only 3 rooms with a balcony off the living room. Whereas the Master w/ 2nd bedroom floor plan is best for families with young children, or people who intend to entertain while they are living there (longer term stays). This floor plan has a hallway that divides up the rooms, more windows/light and has a wraparound balcony since they are corner units.
- Some units don't have laundry facilities so you must walk to an adjacent building to wash your clothes.
- The leasing agents are no more than glorified car salesmen. They are slick and probably work on commission, based on how high they can get your rate/monthly rent. Don't be afraid to ask for discounts, and be sure to ask lots of questions and explore all your options. The leasing costs are on a tier system based on how good they consider the unit's location and amenities. There are plenty of options including furnished (all furniture & amenities), partially furnished (they supply the furniture, you BYO pots & pans and linens), unfurnished, as well as daily rates, 30-day rates, and 6 or 12 month leases. They will also allow you to leave your lease early with sufficient notice, for example on a 6 month lease, leave at 4 months with 30 days notice at 3 months, but this is something you must pre-negotiate.
- This road among the buildings has annoying speed bumps and depending on where your unit is located you may have to do a lot of driving over them during your stay. There is also no designated pedestrian path around the entire complex so if you plan on jogging or walking, you must follow the road.
- Oakwood's WiFi is pretty spotty and slow. Best to hook up your own. Also each device you use to access their WiFi requires a separate connection fee.
- Kitchens and bathrooms are small and desperately need updating (think 1990 and you get the picture). Electric stoves, small cabinets, noisy dishwashers and refrigerators.
- Walls seem pretty thin. You can hear the water go on in the unit next door and you can hear people's conversations through closed doors in the community hallways.
- No credit check for short term residents means there are a lot of floaters mixed in with the long term lease residents. May not feel as secure to some.

In summary, this place can either be an oasis or your worst nightmare, or somewhere in between. There aren't a lot of options in the area like Oakwood, so investigate carefully and be sure it fits your needs. Good for short terms stays, or if you are in transition between housing arrangements, but may not be the best for longer terms beyond a month or two.
