We stayed there for a late October night when there were very few other guests. The hotel has stunning views and balconies to enjoy them as all rooms face the sea. The rooms are modern and remarkably not typical Kimpton quirky except for the usual wonderful touches. Two bars both are very nice. Sadly, the hotel itself has some negatives. Despite the low load factor, the friendly reception staff made a point of saying that our room was, "high enough to have a great view of the ocean but not near the room top restaurant where there are be noise." Quite a few reviews did mention noise on higher floors. So I suspect this might be a big problem. The biggest issue seemed to be parking. The unintended consequence of trying to avoid beach goers from using the hotel parking lot by having valet parking only is that all guests must pay $28 a night (plus tip) or park on a fortunately nearby residential street. The valet parking attendants were helpful otherwise but seem to be a bit pushy and at odds with the reception staff that helpfully suggested the off property parking. But it seemed a bit strange. Otherwise this is a 5 star property in a lovely area within walking distance of a spectacular beach and near a small but comprehensive "restaurant row", two very comfortable bars, a quite good restaurant with a knockout view, and excellent staff. Be forewarned about the parking issue and possible noise on the highest floors.
