So, we stayed at some great places while in Thailand and Cambodia. Amazing places, really. But, this was the most expensive and worst. Which is bizarre because it is so new.

Pros: English staff lady was nice and helpful.
Cons: Everything else. It's all painted white...so it all is scuffed and ugly. The staff was all just lounging around doing nothing most of the time in the lobby. The bar is BAD and EXPENSIVE. The breakfast wasn't very appetizing at all. The place was hard to find, kinda far from the limited things to do in Sihanoukville.

Tips: There's a place two buildings over that has the best onion rings I've ever had in my life. Sihaunoukville is a trashy dump. I wouldn't go back. In fact, if I'd have gone with my guy, I should have gone to Kampot for the weekend instead of here. It's clearly seen better days. There's a ton of ex-pats. They're all with 10 year old Cambodian girls. It's gross. The bar scene is dead, lame, pathetic. The city has nothing other than a beach view.

BUT, if you do go there...I'd seriously just suggest to save your money and stay at a place other than the OC. Honestly, Sihaunoukville didn't seem to have much for nice hotels at all, so just save a good chunk of change and stay at a 1 or 2 star. This place earned nothing more than a 2 start IMO.

We booked this place based on internet pictures. The reality is somewhat less. Despite it being new, the floor tiles were all cracked and numerous bathroom fittings were loose. Our first room was not habitable because of the overwhelming smell of mould in the room. On top of that, the air-conditioner was just outside next to the bed and was very loud. We asked to be moved (the room was not habitable) and had to pay an upgrade for a Pool View Room. We never used the pool, it was cloudy and did not look clean. My girlfriend and I actually liked the room, it was large, light and clean. We didn't like the air-conditioner that didn't work, or the other guests who got up extremely early and were shouting at other guests out in the corridor. When we asked a housekeeping staff member for toilet paper, she refused. This attitude that the guests were a pain was across many of the staff (not all). For breakfast, the cook/chef cooked his own omelette and disappeared out the back, then I had my eggs (semi) cooked by one of the table staff. The other staff clearly thought this man having a go at cooking my breakfast when he didn't know what he was doing was a great joke.
This hotel was not cheap. We stayed at other cheaper, more basic places, whilst in Cambodia and rated them very highly, so the standard of service and the lack of working air-conditioning and the poor breakfast mean we will never stay at this place again, under any circumstances. Do not believe the fancy pictures on the internet, this hotel is 2.5 stars at best. Look elsewhere.

The hotel looks very inviting and friendly on the common hotel boooking sites, based on the company's description and photos. They also claim they are a 4.5 star hotel.
Dont get fooled by this. If you expect such a hotel don't go there.
The front staff was nice, however just providing the very basics, handing us the room key and thats it. No welcoming or introduction as we experienced in all other places/guesthouses we stayed.
The room looks like its not finished. Concrete blocks and walls every where, loose fittings, everything looks cheap and nearly falls apart. (pictures to follow...)
The Beds are ok tho and rooms are clean.
Cannot recommend the included Buffet Breakfast:
You have to ask 3 times for a clean bowl or plate, the staff simply cant understand and does not care. Things like water or other food does not get replaced when it's empty.
It is very hot too, none of the food e.g. Fruit or Yoghurt is chilled but intead is covered in flies. Its definately not worth the money we spend and what we expected compared to other hotels we stayed in. You can find a hotel half the price and get a better deal.

Stayed here for 14 nights. Please remember most of Cambodia is third world and this hotel is an innovation. Only a couple of years old it is clean, trendy and pleasant.
Car parking to the front and tuk-tuks parked there too.
The rooms are nice, all done out in white, clean and well furnished with very comfy large beds having mattress toppers.
Air con is good. Plasma TV an added bonus. Tea and coffee making facilities, fridge and complimentary bottled water. hair dryer, safe etc.
Trendy bathrooms but only luke warm water available, however when it is 38' outside who needs hot showers!!!
Cleaners can be a bit noisy and walkie talkies too but ring reception and it stops.
Cleaners do a great job.
People start work at 7am in Cambodia so expect a bit of noise.
Pool can be noisy too from as early as 7am if locals or Koreans are resident. Other hotels state no pool use before 8.30 or after 7.30 but not here,
Bar and lounge area to the rear pleasant but drinks are expensive so no-one uses it hence no atmosphere!!
Breakfast is quite nice and staff fairly helpful but there can sometimes be a problem with flies as it is open to the outside but again this is Cambodia...
Pool is very contemporary and pleasant along with the adjoining day beds and sun beds to the garden area.
All in all a nice place to stay but does need attention to certain areas to bring up to the standard they claim.
I would say it's the most up to date hotel in town for the price.
They also have a beach club at Otres beach and if the car is working they say they can take you down but a tuk-tuk is only about $8 return and more convenient...This place is nice and also quite trendy!!

Room Tip: get one facing the pool in the new front part of the hotel(there are two main buildings)

When you walk in you find everything made from concrete.very unusual but you do get use to it. Rooms are clean and the beds have a pillow top making it more comfortable than other beds we have experienced in Cambodia and other Asian countries. Great pool, good breakfast, friendly staff. Have a restaurant at another beach and will do a free shuttle. 5 minute walk to the beach which is Ok, as I am sure it would become very noisy in the busy season.

Opened just a few month ago, they advertized at 4 star hotel.
Nice ideas (design, pool, etc ..) but very poor finishing, specially when you know it is only a few month old : painting, curtain, (not) hot water
And so noisy, because of both chinese/north asian pax and staff (shouting at reception until late, cleaner speaking in corridors very early morning, ...) !!

It could have be a nice hotel but a lot to improve in details and service.
