best value place by far,free wifi cable tv,working aircon,has backup generator when the hourly power cut start,great coffee shop next door and NO STREET NOISE YOU CAN SLEEP all for 15$,,,plenty restairants and bars for your night life ,,also good the sleazy lady bars have good since last visit ,,if you need swimm use golden sand hotel pool over roaonly 2 dollars a day

This is the most quiet and clean place we have been to on this trip. The staff is very welcoming and very helpful in all aspects. One day I asked where the closest place to buy cigarettes was. The answer was: I can drive and buy for you. And so he did and returned with the cigarettes, bill and correct change. When we asked for more toilet paper or other things, they responded immediately. This is a service you don't even get in a 5 star hotel!
The rooms are very clean and they keep the yard very clean and tidy. They even wash your porch every morning and they give you toothbrush, tooth paste, soap and shampoo in the bathroom. There is free wifi, you get a map, and there is a kind of Yellow Pages directory in the room. Zana House is very quiet also, and I did not see any prostitutes around there there on my 26 day stay in November.
There is no restaurant at the guesthouse, but It is some restaurants around Tola Street, wich is the name of the street. My favorite is GBT, wich is the first restaurant on the right hand.
Many of the guests, both man and woman was long term stayers at Zana House and some of them had been there several times. And I understand why. The guesthouse is quiet, clean and it's only a 5-10 minutes slow walk to the Ochheuteal Beach. And it give good value for the money.

To be picky, the only "negative" I have to say the cabinet is too small for long term guests.

We can recomend this place and we will stay there next year for sure.

The rooms are very clean and comortable. However, there are notices saying quiet please posted around the place and the only people that make any noise are the staff. They tend to spend all day wondering past your room. One of them has a small child which will give you an early morning call. Another spends all day hacking up flem from the back of her throat. They do a good job in keeping the place clean though. Reception could have been a bit more helpful. No maps etc Worth the money though.

Room Tip: Well away from the cleaners' room.

We recently spent 4 nights at Zana, during the off season. Let me start by saying that the other reviews of the rooms themselves are 100% accurate; some of the cleanest and best value for money that we have stayed in during our 2 month trip through SE Asia.

However, our stay was made significantly more uncomfortable by the waves of seedy foreigners bringing their ladies back for the night. When we first arrived at Zana after dark, there was a prostitute standing just outside the entrance, but we assumed that this would just be a one off. Unfortunately, over the next couple of nights we were awoken by loud couples returning to the adjacent rooms at 3 or 4 am, and then loud "play time". Spending some time around the grounds during the day we saw at least 3 other such couples, along with one other young couple who looked just as uncomfortable as we were. The hotel staff were also seen chatting merrily away to the girls, so it seemed to us like a regular (and possibly pre-arranged) thing.

While this did make our stay uncomfortable, if you are happy to deal with this sort of thing for a big, comfortable AC room for <$15 then it's a great deal. I wouldn't exactly call it family friendly, however. So basically, we didn't regret staying here, but probably wouldn't return.

We booked here for one night and ended up staying two weeks! The staff were very helpful and friendly from the minute we arrived. There was always somebody on the front desk, 24hours a day ready to help with anything.

This hotel seems quite new so everything is extremely clean and of the best quality. The rooms are really big and even have shelves so that you can unpack your stuff. I've been travelling in Asia for 4 months and this was the first place that I actually unpacked my things and felt at home. The LCD TV was an added bonus and had a good selection of channels. The bed was also a good size, with clean white sheets and very comfortable.

The bathrooms as far as I know only have cold water which isn't a problem as it was so hot in Sihanoukville. They were clean and well looked after. Also the hotel offers to clean your room every day.

The location of the hotel is about 500m away from the Golden Lion statue. It is about a 2 minute walk to the beach and is actually closer to the swimmable part of the beach then some of the more pricey hotels on Beach St. This hotel is really quiet so you won't get any of the noise from the bars on Beach St, but it's still so close to walk to everything. There is no restaurant at the hotel but there are plenty close by and it's a good excuse to go out exploring.

The best part is that the fan room was only $10! Not sure if this was a low season rate but they are willing to offer lower prices for longer stays.

Be warned: there are frequent power cuts in Sihanoukville throughout the day, this is not just at Zana but all over the town!

Room Tip: Choose a room further from the front as they seem to get more breeze.

After driving around for a few minutes, trying to find a hotel (which were above our price range or booked out) our tuk tuk driver took us to Zana House, opposite the Golden Sands Hotel where the airport shuttle bus dropped us off in the first place. This is actually in Street 23 Tola and the Golden Sands is the *bus station* for this run.

The airport bus is the only way of reaching the township unless you have a pre-arranged transfer. Only US$6 for the 25 km journey.

The rooms are emaculate, simple and comfortable. There weren't any double beds (US$15) available for the first night so we settled for a twin @ US$17. I can't pick fault with the cleanliness or facilities in the room. There aren't restaurant or breakfast facilities, but there are quite a few cafes within a 100 metres or so, and a good sized mini mart - turn right out of the entrance and head diagonally across the intersection.

Bathrooms are wet bathrooms (the shower is not partitioned) as in many hotels in Asia. The complex is a U shape with a row of room blocks in the centre, surrounded by small, well kept gardens. The rooms come with basic toiletries, a fan, with air condtioning extra....I think.

Thoughtful 'Please be quiet' signs have been placed everywhere around the premises...and more often than not, they seem to work. The rooms are shaded by each other and each has it's own porch with a table and chairs. This guesthouse is ideally situated within walking reach of the action on the beach and the quieter township.

Reception has a safe for your valuables and Wifi in the communal area. The staff were friendly and helpful (booking our bus tickets to Phnom Penh US$6) and I'd DEFINITELY stay there again.

Located at a walking distance from the popular Occheteuil Beach and the Golden Lion roundabout, this property offers very clean rooms at dirt-cheap prices: 7 $ for a room with fan and hot water, 15 $ for air-con. The rooms are well-furnished and well-equipped ( some rooms have LCD Tv sets), safekeeping for your valuables is available at the manager's office. The guys at the reception are kind and ready to help. The quiet is assured. The management's policy is to get rid of people who cause noise or disturbance. 24-hours security. Motorbike rental and tour/ticketing service is also available. Simply excellent value for money!
