The reception was efficient and friendly. Spacious rooms, with good working TV, air conditioning and safe depositbox. The bathroom is large and clean. Swimming pool and fittnes room are excellent. WIFI is free, fast and reliable. The breakfast buffet is generous. The walk to the beach is about 10 minutes and beach towels are freely available.

Hotel is very clean and well run with a pool. The breakfast menu provides plenty of choice and is excellent. Rooms are large with a safe.
No hairdryer or radio / clock.

Would recommend this hotel to my friends and family.

Staff are always keen to help and are very friendly.

Suggest you try and visit some of the other beaches as they are quiter (victory beach ) for example.
Lots of local restaurants and bars to eat in and the food quality has been excellent.

Excellent place to stay in Sihanoukville. The staff has a great feeling for customerbility. A cool towel and a drink upon arrival. Good breakfast (coffee may have been hotter) and a great relaxing poolside. It is situated in relatively quiet neighbourhood but close enough to the beach (we walked it in 5 minutes) and restaurants. The room is a perfect size and the balcony gives you nice views on the pool. Free WiFi and daily newspapers available. We had one lunch in the hotel and this was of good quality as well.

We started coming to this hotel as gym/pool members and enjoyed dealing with the pleasant staff, cleanliness of the resort and extensive equipment in the gym. We moved out of our other lodging two weeks ago. We were given a great long term stay rate. We have a pool side room with tea/coffee/water. The room is very large with all amenities and is cleaned daily. We highly recommend this hotel for singles/couples or families. It is 250 meters straight down the road to the beach.

Not sure why this is in the B&B category.....

The rooms here are fine, although the quality of the build (or lack of) is starting to show. Pool is good too, although the area around it gets very slippery when wet and the steps ito the water are not acually level which can catch you out.

5 minutes to the beach and places to eat

The breakfast here was outstanding - probably the best included breakfast I've ever had in SE Asia although the dining room is a bit too small to cope if the hotel is full

Gym was ok although half the machines were broken with hotel staff trying to repair them

For a place so new, I felt it looked dated in some aspects already. We stayed in a deluxe room and our shower was dirty in between all the tiles. The staff were nice but I think in larger resorts in can lack that personal feel that is appreciated in smaller hotels. If I was to go again I would go elsewhere for a cheaper price. The pool was nice and I recommend the salon as I had a great massage and shampoo and blow dry there. It is a good location and the tuk tuk drivers across the road were good fun, always waving and on for a chat.

This hotel is already showing it's age, but it's not very old. It's located on a dusty backstreet strewn with rubbish, and the pool area is hemmed in by other buildings. The pool itself is rather murky. There are problems with the water supply - we stayed for one night, and the water ran out in the evening and in the morning, and was only topped up from a water tanker.
We were originally charged $73 for our room, but after complaining, we were given 50% back. $35 is a much more reasonable price to pay at this place - but only if the water is working!
Our room was dirty. The shower was mouldy, there were stains on the walls and on the fabric headboard of the bed, while the mattress is simply resting on a concrete block. The desk had dust and a large coffee stain trapped under the surface glass.
The staff were very pleasant and helpful, but unable to deal with problems - perhaps because they simply don't have the power to do so? The Cambodian General manager arranged to see us in Reception 10 minutes after we showed her the problems with our room, but when we reached Reception we were told that she had gone to the bank! An "associate" of the owner (who we think was actually the Dutch owner himself) arranged our 50% refund.
Serendipity beach itself is not a pleasant place - the beach is lined with shacks, and is very crowded. We were glad to be just passing through for the night.
