The coastline in Mendocino is spectacular and The Sandpiper House Inn has breathtaking views of huge rocks, caves, and surf. The Inn itself is in need of refurbishing and updating. Even though we visited with a discount, the room rate was priced too expensively for the quality of the furnishings and amenities. Although clean, it felt like we were staying in a grandparent’s house that was falling apart. We stayed in the downstairs room that opens onto a small patio with a path to the ocean overlook and the foundation was sliding. The bed was not comfortable, It seemed that a foam pad had been put on top the mattress. The innkeeper, Curtis works hard to keep everything clean and prepares a delectable breakfast served between 8-9 am ( a bit too early in our opinion) in a room with sweeping seascape scenes. The owners need to step up and put some money into renovations. From what we understand, this inn was the first to advertise discounted rates on Groupon and therefore booked very quickly. My suggestion is that before booking through Groupon, Travelzoo, Living Social, or other discount companies, call the place directly. You may be surprised that although the advertised rack rate is sky high, a direct rate is far less than what the discount companies are advertising. We loved Elk and the Mendocino coast, but we would not return to the Sandpiper House Inn. It is located directly on Hwy. 1 and you would not stop to investigate it unless you were staying as it does not have curb appeal. We give the ocean views and the sterling breakfast 5 stars.

I purchased a special for my husband for Christmas as the sandpiper looked romantic and relaxing, just what we needed to because to get away and when I called to talk to the inn keeper about making a room reservation was treated horribly and told to check their calendar. When i said i had purchased the special and we wanted to fibure out when those rooms were available (calendar shows them all unavailable) continued to be treated very rude. I can thankfully get my money back because it certainly doesn't make me want to stay here. Surely that is a sign of things to come. Never thought that would be a gift he would have to return....but we will exchange it for a place that welcomes their guests!

When my boyfriend and I showed up, the gentleman who ran the inn acted very odd, and told us that he needed an extra $85 for an upgrade to a different room. We were surprised, but willing to pay.

When he showed us our room, he gave us the keys and returned to his home/the lobby. The room was leaning on the cliff a significant degree, for starters. The carpeting was so stained you could hardly see through it to the color. There were no curtains on several of the windows, the room was so old that the chairs were as cracked as the mantle piece of the fireplace that wasn't in operating condition. Furthermore, the "ocean view" that we paid extra for was a view of this man's gardening tools and old scuba gear. While we were sitting in the room debating where to go from there (we knew immediately that we didn't want to stay) we realized that the man's living quarters were directly above our room, and we could hear everything he was doing (including coughing). Alternately, it also mean he could hear everything we were doing. The bed was also a double and we had been told on the phone it was a queen or a king. The lock on the door was also broken.

The dreariness and lack of appeal of the whole place was astounding. We found a place down the street less than mile away, the elk cove inn and spa, which was as charming and lovely as this place was atrocious. AVOID.

Room Tip: Don't choose one at all. Go somewhere else.

I don't understand the positive reviews here. Dirty carpets, cracked walls, broken locks and crap all over the over-grown garden. The Inn keeper served a nasty breakfast that included a box-mix burned chocolate cake. Yes, chocolate cake for breakfast. He acted like he didn't want to be there and was very unfriendly. What a rip-off on a Groupon special. Buyer beware!

Room Tip: Don't stay here. Choose any other B&B in Elk and you will be much happier.

Looking for a quick getaway from an otherwise stressful month, we were lucky enough to discover the Sandpiper House Inn in Elk. We stayed in the "Clifton" room and what a view...it certainly lived up to its billing. The property is not in pristine condition, but certainly fits the bill for "shabby chic". The crystal clear weather didn't hurt the ambience either. Breakfast was superb thanks to the creative efforts of Curtis. The only down side to the trip was that most of the restaurants are closed for dinner mid-week during these winter months. It's certainly on our "let's return" list.

This hotel gets 3 stars just for the view alone. We stayed in the Headlands room with our 2 dogs and we all had a great time. The room itself would be a little disappointing for the price if it weren't for the phenomenal scenery and excellent breakfast. I haven't seen any of the other rooms in the hotel, but perhaps they put those of us with dogs in the less than perfect room (cracks in the walls, the pillows were a bit threadbare and overall it didn't feel like a place where you pay $245-$300 a night). The innkeeper is pleasant if not a little withdrawn, he's not overly talkative but seems like a nice guy.

This place is excellent for people traveling with dogs, particularly ones who like to bark when people walk past. The Headlands room (the only room you are allowed to have dogs in) has a separate entrance at the back of the inn so people aren't walking past your room all the time. It's also nice since you have direct access to the outdoors when the dogs need to go out!

Also, if you are bringing your dogs, make sure their flea and tick medication is current! I grew up roaming through the woods on the East Coast and thought I had seen a lot of ticks, boy was I wrong! One of my dogs and I both had ticks bite us (luckily I brought my tweezers) and we found about 5 more crawling on the bed at various times.

I would have loved to give this B&B an "Excellent" review. The view is breathtaking; the location is the most scenic/photogenic spot on the entire Northern Coast. The original house has a lovely floor plan - but the rear addition is sliding down the cliff! The back of the house has settled 9 inches with respect to the front of the house, which results in slanted floors, non-vertical walls, and many unrepaired dry-wall cracks and open wall seams. If you're an artsy-type guest, this quirkiness may just add to the ambience of your experience. But don't stay here if you have a "This Old House" fix-it-up personality. I couldn't stop thinking about how the owners desperately need to repair the setlling foundation. Curtis, the innkeeper, is very pleasant and cooks a good breakfast. However, he doesn't own or reside on the property, and it's obvious the owners are absentee investors as well. The what-could-be gorgeous backyard gardens are heavily overgrown, and the garden's walkways and handrails are tipping/falling down. If you're an owner of this property reading this review: it's time you did some major maintenance on your real estate investment!

Room Tip: "Highlands" was our favorite, due to its own private entrance overlooking the sea.
