Just spent 2 nights here (cheviot room/4 poster bed) and we had a lovely time..very welcoming and beautiful house! Tried black pudding for the first time :) ..... Lovely birthday treat for myself ...if u ever want to sell duncan house AND i win the lottery..call me!!

Myself and 3 cycling friends stopped here on our way from Newcastle to Edinburgh . This is a Really lovely guest house, very comfortable and tidy. It has stunning views over the river Tweed and you can walk down to the river from the house. The decoration is very classy and tasteful, but most of all the beds are very comfortable and the ensuite shower superb!! Especially after such a hard days cycling. The owner soaked locally milled oats overnight in order to make the tastiest porridge I have had!! That and the excellent cooked breakfast fortified us all. We then hit Edinburgh all the way from Kelso much earlier than anticipated. Jeff and Kate were kind and friendly, even ringing me to watch the otters in the river!! Highly recommended!!

Room Tip: The rooms we had were lovely.

Stayed here on a wednesday night. Only to have the added bonus of street parades and fireworks. The b&b is located minutes walk from all the pubs and shops. Jeff is very proud of his house and its surrounding area. The breakfast was huge and lovely by the lady cooks who were very pleasant. The room was clean and tidy with some great views of the river. Free wifi is a bonus also. Would recommend no problem.

Depending on the way you look at it you were either fortunate that your trip coincided with Civic Week or unfortunate that you were exposed to the parades and the fireworks. Every border town has a similar event staggered throughout the summer. Some are better than others. Thank you for staying with us.

Our small Borders Abbeys Way hiking group stayed one night at the Duncan House. The five of us in three rooms had the run of the house for the night. It was a relaxing and comfortable respite after 12 miles of hiking. The innkeepers - Jeff and Kate - were friendly, helpful and generous. The house provided tea, coffee, bottled water, and many guides and maps. Jeff knows the area very well and is more than happy to share recommendations and advice. The best room is Teviot with the four poster bed and views of the river. The breakfast was over the top being abundant and delicious.

We stayed for one night at the end of June and really enjoyed ourselves. It combines the history of the building with modern comforts and an excellent breakfast and atmosphere in the communal dining room. The views are to die for.

Very well furnished and appointed. Reasonable sized room with very good quality bed. My room was quiet. Well appointed bathroom, everything worked. Central position in Kelso. Helpful proprietors. Tremendous breakfast.

My husband and I were doing a two-week tour around Scotland with his mother. We hadn't found a place to stay for our last night, but we knew the general area we wanted to stay in. We searched a last minute hotel site and found Duncan House was available. Because of the trouble with booking a single and double room online, we called directly and I'm so glad we did.

When we told Jeff (the owner) the rooms we were interested in, he quickly said he would give us a reduced rate for the single room and that he would upgrade our double room for the same price since the room we wanted "wasn't very good for couples." When we arrived, Jeff and his friendly black lab came out to greet us. My husband and I were thrilled with our upgraded room, we'd stayed in much smaller and more expensive along the way. My mother-in-law's room was very pretty also, if a bit cozy. We were just getting settled in when Jeff whisked upstairs and told my MIL she was going to have to change rooms. We were a little confused but then he led her to a different room that was fit for a queen. Four-poster bed, huge bathroom, decorated in gold and apricot with massive windows... it was impressive! He told us that no one had booked it for that night and she should enjoy it. It was very generous and thoughtful. We were all travel weary but between this beautiful B&B and The Cobbles (a brilliant gastropub Jeff recommended) we were able to relax and really enjoy our last night of vacation. Breakfast the next morning was a treat as well. I hadn't even heard of Kelso before stumbling on the listing, but we were really taken by the atmosphere and plan on returning. Thanks again to Jeff and the marvelous breakfast ladies!
