What a wonderful place to stay. the accomodation and gardens are superb. Everywhere was spotlessly clean and everything you could possibly need is provided. The house is so spacious that it never felt cramped even with a large group of us. Loved the games room and the games provided, had great fun with the 'Mr & Mrs' type one!
We live in the Borders but needed a house big enough to cater for our family when we got married and The Elms fitted the bill perfectly.
The beds were so comfortable that my brother went out and bought a new one as soon as he got home, just hope it lives up to The Elms one!
I have never written a review before, but am so impressed with The Elms that I felt it was the least I could do.
Hopefully we will all be back next year for our anniversary!

“A wonderful, comfortable home from home, perfect for relaxing with family in a hidden gem of a location”

The Elms provided us with a truly relaxing and very enjoyable family holiday, with all the comforts of home provided. We were able to spend memorable family time together with frequent games of snooker and other board games as well as taking advantage of the good weather by spending time in the garden. Floors Castle, sited next door was well worth a visit and so convenient, as was the quaint little town of Kelso, both being only a short walk from the house. We would highly recommend this house, it is a very good base from which to explore this hidden part of Scotland which offers so many things to see and do.

“An Excellent place to stay in the Borders”

The Elms is a beautiful house with everything you need for a great stay in Kelso. It is very well equipped and even on those snowy days when we couldn't get out there was the full sized snooker table and table tennis to keep us occupied. All the bedrooms are very comfortable and the house itself is warm and welcoming. The owners are unobtrusive but make contact to ensure your stay is enjoyable. The best holiday home we have ever stayed in.

“A beautifully cared for Georgian house in lovely, enclosed gardens”

We had a wonderful week staying at The Elms. We celebrated a 60th birthday and the youngest in the group was 1. The sitting room and snooker room are both in the heart of the house so no matter what your interests are everyone is nearby and this does give the house a vibrancy and a warmth which is very appealing. Five bedrooms and 4 bathrooms also means the house is very practical for family gatherings like this.
Kelso is an interesting Borders town with lots of independent shops and has retained its cobble-stoned Georgian square. We would recommend Ednam House Hotel for drinks overlooking the river (and for very relaxed warm service) and also the local caterers who cooked a splendid meal for us one night. If we had known how good they were, and reasonable, we would have done that another night too.
In short, a delightful house in a lovely, tranquil location.

“Hidden gem. Perfect location for a family party or celebration”

Beautifully furnished, large family home with everything you could wish for a relaxing week / weekend in the Borders. The Elms is a great location - just outside the main gates of Floors Castle and a short walk to the centre of Kelso. Lovely secluded garden, table tennis and snooker room - even a kennel for the dog!. The Darlings have thought of everything and made us really welcome - we had a great time and look forward to the next time.

“A beautiful house in a fantastic location.”

We stayed at The Elms in Kelso in August this year for a family get-together, and we had a wonderful holiday. The house is beautiful, with five comfortable bedrooms, a well-equipped kitchen, a dining area to seat 10 people and a large living room. The snooker room was great for evening entertainment, and the children loved the table tennis table and playing outside in the gorgeous garden. Two bicycles are provided in the garage, which was nice for exploring the town and the castle grounds, and as we were lucky enough to get a sunny week we also made use of the barbecue in the garden. The house is located opposite the main gates to Floors Castle, the river is a couple of minutes walk away, and the town centre is a 5 minute walk, so The Elms is in a perfect location for all the local amenities.

Kelso is a great location for days out with the Northumberland coast just over an hours drive away - the children also enjoyed going to Dynamic Earth (science museum) in Edinburgh and to Jedburgh Castle Jail which is a free attraction and well worth a visit.

We cannot recommend this place enough - the owners take great pride in the appearance of the property, and they are very pleasant and helpful people. The daily housekeeper was lovely too, and provided a fantastic service. We would DEFINITELY consider booking The Elms again in the future, and fully recommend it to anyone thinking of booking the property. You will not be disappointed.

“Perfect for a family holiday”

The house is charming with every comfort and conveniece. The snooker table and table tennis were well used by everyone. We were having a family party and the owners were so helpful with extra chairs and a gazebo and with our various requests on behalf of extra visitors and their dogs. It is also very well located right beside Floors castle, which is well worth a visit. Kelso is lovely with excellent independent shops and restaurants and several pretty walks round about. We were three generations and everyone loved it.
