The grounds are immaculate - quite pretty. It was great to see a pool just for kids (sure wish that the resort would request that all kids use that pool rather than the main one). The creek park, tennis and bocce ball courts, and kids play area is one of the best I've seen at a timeshare resort. Very quiet resort too. Right now, the construction with the new round a bouts and all at the Y is making it really difficult to get in and out of the resort. The resort sits back far enough that we couldn't hear any of it - even when we were at the pool or pool bar. GREAT spa, one of the best. Now to the rooms - looks like they updated the living and kitchen/dining areas along with drapes, furniture, etc. They're going to need to put in flat screen TV's soon! The bedroom and bathroom were from the 70's era. Great mattress and nice drapes/comforter and pillows by my oh my were the furnishings OLD and the carpet was thin like a really old outdoor type carpet...felt gritty on the feet. The bathroom vanity and shower are the originals of 20+ years ago and in dire dire dire (did I say dire!?!) need of updating. It wouldn't take much and we can't figure out why it hasn't been done. We are owners there - inherited the timeshare from family who are original owners. We own other timeshares and I would not put this in the same category as an RCI Gold Crown nor 4 star resort --- only because of the rooms. Otherwise, everything else would be. BEWARE!!!! do not get a ground floor unit!!!!! You'll hear the people above with every single foot step. There was a couple above us and we couldn't figure out for the life of us what the heck they were doing walking back and forth all night it seemed like. Finally, we had to call them and ask them to walk a little lighter in their step and they did. Our unit was E-135 lovely end unit, one bedroom Jerome and looking out on lawn. Some units look over parking lots - that didn't look so good. Yes, parking is at a premium if you try for a space after 7pm. But hey, the walk is pretty through the complex. This resort is located so that you can pretty much park your car and walk to wonderful restaurants, the uptown central part, or take the Trolley. We used our car only to go to the hiking spots which of course are THE REASON to come and enjoy Sedona.

My wife and I went for a week long stay in February, and loved everything about our stay. The room was fine....yes, it is a tad outdated, but it was clean, had lots of space, a good view, and great service. The grounds were beautiful, the onsite restaurants are great, and the location is perfect for getting around town. We were out and about the town most of the time anyway, so what does an ugly bedspread really matter in the grand scheme of things? People just like to complain about the small things. It amazes me.

The staff was great...especially the concierge desk! They really help you out...making sure you see all the important sites in the easiest possible way. I recommend talking to them for sure.

I would reccommend this hotel completely.

“70's era room”

The hotel was very rundown and out dated the carpet in the rooms was very dirty. The furniture was very worn and not comfortable! The "hotel" resembled a apartment complex made up of a bunch of small buildings. Had booked two night stay but only stayed one night. Would not have stayed in the room if we had arrived earlier in the night.

Full disclosure; we stayed here for free on a friends unused timeshare alottment. If I had spent $200-$300 a night, I would probably be more critical.

The Good:
They Really do have everything on site. Full service spa, fitness facilities, heated pools and jacuzzi's, sport courts, mini'golf, and a creekside park.

We enjoyed the restauarants and bars that were on site as well. The food was good and the prices were reasonable.

The location was excellent as well. I would call it mid-town Sedona.

The Neutral: The accomodations were roomy, but somewhat dated and plain. We did not have heat the first night, but the problem was corrected when we called the front desk. Dated and plain could probably describe the look of the entire resort. (the exception being the restaurant areas) The same developer built many properties in the PHX area in the 80's and used the same (at that time trendy) designs in all of them.

The Bad: Parking. After about 7pm parking was at an extreme premium. Many of the spots are parallel spots as well. We had to park an extreme distance from our room the first night, then moved our car the following morning and never moved it again.

Overall we enjoyed our stay. I would say this is a typical timeshare property. They have everything you would need, just not with the elegance or opulance that you would find at similair nightly properties.

Just spent a relaxing week offseason to avoid increasing Sedona near gridlock. Some reviews reflect a lot of disappointment. Well, it held up better for me than some that expected a genuine four star resort. This is mature property. Grounds are maintained to a high level - the units, less so.

We received nothing but fine treatment & attitude from all staff. We enjoyed the wood fired pizzas, but found Joeys Bistro too rich for our blood.

OK, on to the unit itself. Our ground floor unit was comfortable in general. The beds were superior. Hot water was of high pressure & plenty of heat. The ample size curtains with room darkening panels were in excellent condition. The provided toiletries are deluxe.

The cons: We clearly witnessed every footstep from the above unit. The foldout couch was broken down & the most uncomfortable couch I've ever encountered. What a downer exception to otherwise comfort. TV reception is apparently by some kind of satellite distribution - & bandwidth is sketchy. Plenty of channels but reception sometimes comes & goes.

This occupies an unexcelled site in this most drop dead gorgeous place. Immediately adjacent to Tlaquapake can't be beat for convenience.
