Located at the beach, 10 minutes walk to Yalikavak old harbour and city center Fish restaurants, Kivanc Suites is a perfect place to stay if you want to relax and be away from corporate style anonymous hotels, the jeunesse bronze crowd, loud music and mass tourism - but also away from local claustrophobic and cheap quality stereotype hotels.
Kivanc Suites is a non frill , family run place set up around a green and lush Aegian garden and a pool. As the name suggests, the hotel is based on a suites system, consisting of a living room (with fridge and flat screen TV), bathroom and a bedroom. Note: air con is in the living room and this is a great feature as it does not blow cold air all over you at night as in other one room type hotels! Wireless internet available throughout the property and free.
Each accomodation unit has a patio-terrace which makes it perfect to watch the sun sets. Restaurant is situated al fresco near the beach and its key feature is the stone oven which delivers delicious pita breads and turkish pizzas(pide) whole day.
Its great just to sit in the garden restaurant, gaze over the sea and enjoying the breeze.
But the best about Kivanc suites are the people running it, esp. Mr.Nizam the GM : always present and ready to help. We were told that this winter a major refurbishment will happen (new bathrooms) which will make the stay at Kivanc Suites even more enjoyable. I have visited dozens of beach boutique type hotels in my 20 years in Turkey and I am definitely looking forward to be coming back to Kivanc Suites.

Just returned this morning from the kivanc Hotel at Yalikavac. We moved there from our Hotel in Gumbet (Serhan)as it was not suitable. After visiting Yalikavac for a day we fell in love with it, so peaceful, always has a slight breeze which is so lovely during the hot summer months. Staff at the Kivanc couldn't be more helpful. From the first time we met them they went out of their way to make our stay there just wonderful. Our room was ground floor near the pool, lots of room and very clean, we kept our own drinks,chocolate etc in the fridge and no one said anything. The owners said they had only been there a year. Food next door at the Secret Garden is the best in Yali, staff again were great there. Try the Fahitas if you go there for a meal.
Only downside to Yali is that the boat trips are twice the price of most other places we have stayed in Turkey. 50tl per person, you can normally get a boat trip for 25tl. We got the bus to Bodrum (20 mins)which costs 4tl each, instead and walked down to the harbour and got a boat trip from there. They leave at 10.30 so as long as you leave Yalikavac bout 9am you have plenty of time to get to Bodrum and chose which trip you want. We went on the Karen, medium size boat but they don't take too many people (about 30) lovely cumfy cushions to sit on and the food was good. You are supposed to buy all your drinks on board but no one mithered us about this, we took our own and just bought some off the at lunchtime, just keep you own drinks in you bag and drink them when staff not around. Fantastic day out.

Stayed here for 7 nights with my wife and 2 teenage nieces.We had 2 suites on the ground floor .Both were very spacious and well appointed-large sitting rooms with sofas and fridges,bathroom and large bedrooms together with private terrace with sofa,table and chairs.The suites are set round a delightful garden which is lovingly tended every day.There is a nice pool although the shingle beach ,with hotel loungers and shades is a few steps away.There was a very nice outside dining area looking out to sea which was great for breakfast.It is true that there is a sign in reception saying do not bring in your own food or drink.However we brought in water and fruit from the nearby shops,stored them in the room fridge without any questions from staff.The restriction applies to consuming bought in food and drink around the pool and outside bar area.This is no different from hotels around the world including expensive luxury ones ! The staff were great providing attentive friendly service including teaching us a Turkish game one evening .Board games such as backgammon are available.It is short walk into the village centre and you pass numerous cafes,restaurants and bars along the sea front.We had only booked bed and breakfast although the hotel insisted we were on half board, at no extra cost ! We choose to eat out most nights as there was a such an array of restauarants nearby with many having either tables on the beach or by the harbour side.We did eat one evening at the hotel and the main course was fish only but they did do a meat dish on request for our non fish eater ! In short this is a excellent place for a relaxing stay with good amenties both on site and nearby.

Arrived early hours and put into nice room overlooking pretty gardens.In morning (after we'd unpacked)told we were being moved to room backing onto busy main road.Obviously not happy about this so when we refused they said we could stay put if we paid more! We were on half board deal with Thomas Cook -did not bargain on paying further so we didn't! They were not happy and they made us feel really unwelcome. The choice of food was non existent in the evening i.e one choice only! So we mainly went to Caper restaurant along promenade which is excellent.The owner Can(pronouned John)is so welcoming and Serdar and Halil are great too. Also we were prevented from taking even bottled water into hotel as they wanted us to use their bottles in fridge(to be paid for obviously) .Incidentally the fridge leaked after couple of days-we reported it three times-not fixed.Hairdrier in room did not work and nothing was done about this for us either.All in all, while we would certainly return to Yalikavak would definitely NOT stay at Kivanc Suites.
