Spent 4 nights at the Breakwater August 24-27, 2013. Originally an old prison the rooms are VERY quiet! We'd originally reserved a premium room with a view but upon check-in the clerk, for some reason, stuck us in a room with a view of....a room across an air shaft! They quickly sorted this out the next day (we'd arrived after 10 pm) and we got a room with a great view of Table Mountain and sections of the harbour. The rooms are secure and there are common rooms at the corners on each floor (think "hollow square"). The hotel is actually three buildings all within a stone/cement wall; the self-serve and bar/dining rooms are at the building farthest from the reception lobby. The hotel was very quick to arrange airport transport for us and put it on the room tab. Breakfasts are "all you could want, all you could eat" for $13.50 pp. We didn't eat any other meals since the location is within 3 minute walk of the V & A Waterfront with its wide selection of restaurants, bars, & shopping possibilities.

Clean, modern and yet funky, the ground floor is taken by the South African "Graduate School of Business" which lends itself to an interesting blend of people in the hallways and restaurants.

Room Tip: Ask (and be willing to pay a bit extra) for a "view room". Plan on dining at the V&A...

Very nice hotel perfectly located just in front of the waterfront (2 minutes walking distance). Rooms are new and spacious, clean and with comfortable beds. Good quality breakfast. It is located in a old prison which has been very well refurbished. Nice staff. Fully recomended for tour stay in cape town

Situated a pleasant 5 min walk from the V&A Waterfront this hotel is superb, rooms are modern and clean, staff are exceptionally helpful and friendly. Highly recommended. Great value for money if you wish to avoid the pricey waterfront properties and enjoy the same experience.

This is truly a wonderful hotel, right in the waterfront, rooms are great, clean, new, big spaces, the staff are so helpful, I cannot rate this hotel highly enough.
We travel from Australia to Cape Town every year and always stay here, value for money you cannot beat this hotel. Get a Procard and start getting discounts from rooms to restaurants, with the card you get a free upgrade.
Rooms that have a view of the mountain are great, they also have family rooms with 2 bedrooms, great for business or for holiday.

This hotel is about 500m (800 yards) from the vibrant Waterfront in Cape Town.
It has had a compete makeover and renovation.
It is located in a centuries old prison and shares the premises with the Graduate School of Business of the University of Cape Town ( one of the top Universities in the world)
Rooms are smallish but really well set up.
Good breakfast as well.

Room Tip: No view so ask for ground floor room

Stayed here for two nights with a school sports tour.

Ideal for big groups as hotel has friendly staff, great breakfasts (if a little expensive!!!!!). The hotel also has complimentary wifi and computers.

The hotel is in a great location as it is only 3 minutes walk to the waterfront. The hotel has a Gym and you can pay 5 rand for laundry. My only criticism is that the rooms are a bit small but they are comfortable.

Overall, would recommend this hotel for a big group or a family.

The hotel is located within walking distance to the waterfront which made it easier for us a family of five to just walk across to board a ferry to Robben Island, the Two Oceans Aquarium and other places of attraction. Breakfast was very good. Rooms are vey nice and clean and finishes mordenised. Although there were a few glitches staff are very professional and efficient these were resolved on time. As a light sleeper I had a problem with air con noise. All in all this us a great hotel to stay I would recommend it.
